Gutter Pulls From Fascia Again Only on the North Run After Rehang: Decision Tree
Why this matters
A gutter that pulls loose again on one elevation, and specifically the north run, after a clean rehang is telling you the fascia or the load on that run is different from the rest of the house, not that the rehang was botched. North elevations in cold climates stay shaded, dry slowly, see more ice loading, and rot fascia faster. If you re-screw into the same compromised wood or under-hang for the ice load, the callback repeats. Pinning the root cause to substrate, fastener engagement, hanger spacing, or ice load is what turns a recurring callback into a permanent fix. Repeated rehangs on a rotted fascia also risk the gutter and a section of fascia letting go onto someone below.
A gutter pulling off a north run is often anchored in soft, rotted fascia that can fail suddenly. Do not stand or work directly below a loose run. Set ladders to the side, and if fascia is spongy, treat the run as unsupported until refastened into sound wood or rafter tails.
Symptom presentation
The north run sags or separates from the fascia within weeks to a season after rehang while the other elevations hold. You may see hangers backed out, screw heads pulled through wet wood, a gap between the gutter back and the fascia, or a downward slump mid-run. The first sign is often a low spot that holds standing water, which then accelerates the pull.
Quick checks
- Probe the fascia behind every hanger on the north run with an awl. Soft, punky wood that takes the awl easily is rotted.
- Confirm what the hangers landed in: solid fascia, a fascia over a sub-fascia, or open air with no rafter tail behind.
- Count hangers and measure spacing on the north run versus the runs that held.
- Check for ice-dam history: staining, prior heat cable, or attic insulation gaps above the north eave.
- Verify pitch; a north run that lost pitch ponds water, adding dead weight that levers hangers out.
Isolation tree
Branch 1 - Fascia probes soft/rotted behind the hangers. The fasteners never had sound wood to grip. This is the most common north-run cause because shade keeps the board wet. Remediation requires cutting out and replacing the rotted fascia (and any rotted sub-fascia or rafter-tail ends) before rehanging. Sealant and longer screws into rot will not hold.
Branch 2 - Fascia is sound but hangers pull anyway. Look at fastener engagement and spacing. If hangers landed only in the 3/4 in fascia and not into the rafter tail behind it, the screw has minimal pullout strength. Re-fasten with hangers that reach the rafter tail, or add a continuous fascia/hidden-hanger system with tighter spacing. On a north run carrying ice, tighten hanger spacing to no more than 24 in, and 16 in where ice load is documented.
Branch 3 - Run ponds water / lost pitch. Standing water plus the next freeze adds significant dead and ice load that pries hangers out. Re-establish pitch (roughly 1/4 in per 10 ft toward the outlet) and confirm the outlet/downspout is clear so the run drains and does not hold weight.
Branch 4 - Recurring ice damming on the north eave. If staining and history point to ice dams, the pull is an ice-load and water-intrusion problem, not just a fastener problem. The fix combines structural (tighter, deeper hangers into rafter tails) with the ice-dam root cause (attic air sealing and insulation, ventilation, and ice/water shield at the eave). Quantify the load: a 5 in K-style gutter full of water weighs on the order of 2.5 lb per linear ft, and a run carrying ice can hold several times that, so an under-spaced hanger schedule that holds on a dry south run fails on the loaded north run.
Branch 5 - Wrong hanger type for the load. Spike-and-ferrule hangers loosen as the fascia cycles wet-dry and freeze-thaw, far faster on a shaded north run. If the rehang reused spikes, that is the recurring cause. Convert to hidden hangers with a screw shank that bites the rafter tail; they distribute load and do not back out like a spike.
Branch 6 - Water getting behind the gutter and re-rotting fresh fascia. If the new fascia is already darkening at the top, roof water is sheeting behind the gutter instead of into it. The missing piece is a drip edge integrated over the back of the gutter (and a kick-out at the wall/roof intersection). Without it the north run, which dries slowest, re-rots and the hangers lose their grip again. Add drip edge and a kick-out so water lands in the gutter, not behind it.
Confirming diagnosis
After refastening into sound wood at corrected spacing, hang on each hanger by hand and check for movement; sound engagement does not budge under body-adjacent load applied carefully from the ladder. Run water the length of the north run and confirm continuous flow to the outlet with no ponding. Then re-inspect after the first freeze-thaw cycle or simulate load by filling the run; the gutter must stay tight to the fascia and drain fully. Holding tight under a water-filled load and draining without ponding confirms the substrate and spacing now carry the north-run load.
Remediation
- Replace rotted fascia and rotted rafter-tail ends before rehanging; never refasten into punky wood.
- Re-fasten with hangers long enough to bite the rafter tail, not just the fascia board.
- Tighten hanger spacing on the north run to 24 in, and 16 in where ice load is present.
- Re-establish pitch toward the outlet and clear the downspout so the run drains.
- Where ice damming is the driver, pair the structural fix with attic air-sealing, insulation, ventilation, and eave ice/water shield to remove the load at its source.
- Add a drip edge/kick-out so roof water enters the gutter rather than running behind it and re-rotting the fascia.
