Ice Dam Prevention + Mitigation Reference

Overview

Ice dams form on roofs during winter, back up under shingles, leak into homes, + can pull gutters away from the house. They look like a gutter problem but are actually an attic insulation + ventilation problem. Understanding the difference is critical to giving customers the right advice + repair.

How ice dams form

The science:

  1. Warm air leaks from house into attic
  2. Attic warms; underside of roof deck warms
  3. Snow on roof melts from heat below
  4. Melt water runs down toward cold eaves
  5. At eaves (cold, beyond heated wall), water refreezes = ice dam
  6. Dam builds up; subsequent melt pools behind dam
  7. Pooled water backs up under shingles
  8. Water enters home through ceiling, soffit, walls

The result: water damage despite seemingly intact roof.

Identifying ice dam issues

Visible signs:

  • Large icicles hanging from eaves (small icicles OK; large = ice dam)
  • Ice buildup along the lower edge of the roof
  • Wet spots on ceiling during winter
  • Water stains on soffit / fascia
  • Sagging gutters from ice weight
  • Frost in attic on cold mornings

Diagnostic:

  • Inspect attic for warmth + frost
  • Check soffit + ridge ventilation
  • Check insulation depth + completeness
  • Measure attic temp vs outside temp; difference > 20°F suggests problem

Root cause: heat escaping into attic

Heat sources to address (in priority):

1. Inadequate insulation

  • Most common cause
  • Recommended: R-49 in attic (Northern), R-38 (Mid-South)
  • Many older homes have R-19 or less
  • Easy fix: blow in cellulose or fiberglass to bring up to spec
  • Cost: for typical home

2. Air leaks from house into attic

  • Recessed lights (without IC-AT covers)
  • Attic hatch / pull-down stairs
  • Ductwork penetrations
  • Plumbing chases
  • Bath fan vents terminating in attic (huge moisture + heat source)
  • Bypass framing details (e.g., chimney chase)

Fix:

  • Seal all penetrations with foam OR caulk
  • Install IC-AT recessed lights OR airtight covers
  • Insulate attic hatch
  • Vent bath fans OUTSIDE (not into attic)
  • Energy auditor with thermal camera identifies leaks

3. Inadequate ventilation

  • Cold air through soffits, warm air out ridge keeps attic cold
  • Goal: attic temp similar to outside temp
  • Required: 1 sq ft NFV per 150 sq ft attic, 50/50 intake/exhaust
  • Most older homes: under-ventilated

Fix:

  • Add or unblock soffit vents
  • Add or extend ridge vent
  • Soffit baffles where insulation blocks intake

4. Heat from inadequate sealing of HVAC ductwork in attic

  • Common in southern + warmer regions where HVAC equipment + ductwork in attic
  • Heat radiates from ducts during winter operation
  • Fix: insulate ducts AND seal duct joints (mastic, not tape)

Short-term mitigation (during winter)

For active ice dams:

  • DO NOT use: ice melt (calcium chloride directly on roof - damages shingles)
  • DO NOT use: hot water (refreezes, makes worse)
  • DO NOT use: chipping with ice picks (damages shingles)

DO use:

  • Heat cables (electric tape along eaves; melts channels for water to escape)
    • 5-watt-per-foot self-regulating type
    • Run from eave + up into gutter + into downspout
    • Cost: installed for typical home
  • Snow rake to remove snow before melt cycle (only first 4 ft of eave)
  • Calcium chloride socks: socks filled with chloride hung over edge; melts channels through ice
  • Steam steamer by professional ice-dam removal service

Customer expectations:

  • These are temporary fixes
  • Real fix is in attic
  • Heat cables prevent dams but cost electricity to run

Long-term mitigation: address the attic

Order of work:

  1. Diagnose - energy audit with thermal camera
  2. Air-seal - close all penetrations
  3. Insulate - bring up to R-49 (or local code)
  4. Ventilate - adequate intake + exhaust

This is the order; doing only one (like insulation without sealing) makes problem worse.

Ice + water shield (preventive)

At next reroof:

  • Install ice + water shield at eaves (24" beyond exterior warm wall, OR 36" minimum from roof edge)
  • Install ice + water shield in valleys (36" wide centered)
  • Won't prevent ice dams (still form), but PREVENTS WATER ENTRY when they do

This is the failsafe - even if dam forms, water can't penetrate to home.

When customers blame the gutters

Customer says: "I need new gutters because of ice damming."

You need to educate:

  • Gutters aren't causing ice dams
  • Gutters can be DAMAGED by ice (pulled from house, sagging) - secondary effect
  • Real fix is attic; gutter work alone won't solve it

Then offer:

  • Address attic (insulation + sealing + ventilation) - real fix
  • Replace any gutter damage caused by ice
  • Install ice + water shield at next reroof
  • Heat cables as a temporary aid

Some customers refuse the attic work + just want heat cables. That's a valid choice; document the recommendation + proceed.

Heat cable installation

If installing heat cables: W-pattern along eaves, continue into gutter + downspout 1-2 ft past ice zone, GFCI-protected circuit, automatic thermostat (activates 30-40°F), run 3-4 hours after snow stops. Materials; install.

Ice + water shield extension (retrofit)

At next reroof for chronic ice-dam homes: extend ice + water shield further up (36-60" beyond warm wall vs standard 24"). Adds; prevents water entry even when dam forms.

When customer is in active emergency

  • Water actively entering home + winter conditions
  • Don't promise immediate fix during -10°F weather
  • Calcium chloride socks for channel-melting
  • Tarp + buckets indoors to catch active leak
  • Schedule full diagnosis when weather permits

Document everything; some active water damage will need restoration company.

Customer education

Help customers understand:

  • Ice dam is a SYMPTOM not a problem
  • Real fix is in attic (where they can't see it)
  • Quick fixes (cables) are bandages
  • ROI of attic work: prevents damage, saves energy (10-30% lower heating bills), comfortable upstairs rooms
  • Insurance may cover damage from ice dam leak (check policy)

The single biggest mistake in handling ice dam calls: SELLING GUTTER REPLACEMENT AS THE FIX. Gutters don't cause ice dams + don't fix them. Selling unnecessary gutter work damages reputation when the dam returns next winter. Always recommend attic diagnosis FIRST. If gutters were damaged by ice, replace them - but as a separate item from the real fix.
