Smart Home Wiring Considerations
Overview
Smart-home devices are increasingly common in residential new construction + retrofit. The electrical work to support them is mostly invisible - pre-wired conduits, neutral wires at every switch, structured cabling for ethernet, dedicated circuits for high-draw smart appliances. Getting the planning right at the rough-in stage prevents the future "I want to add X" customer call that requires opening walls.
Smart-home wiring categories
Lighting controls:
- Smart switches → require a NEUTRAL wire in EVERY switch box (modern code requires this anyway, but legacy homes often lack)
- Smart dimmers → same neutral requirement + LED-compatibility
- Whole-home lighting systems (Lutron RadioRA, Caséta) → typically a hub + wireless devices; minimal wiring change
Audio + video:
- Whole-home audio → speaker wire (16 - 14 AWG, 2-conductor) pulled to each room from a central rack
- Whole-home video → HDMI extenders OR streaming devices; structured cabling helps
- Outdoor speakers → outdoor-rated wire (UV-resistant jacket)
Internet + network:
- Ethernet cable to EVERY major room (CAT6 or CAT6a; future-proof)
- WiFi access points at strategic locations (often ceiling-mount) → PoE switch in the network rack
- Dedicated AP placement is more important than coverage; one ceiling-mount AP serves a large room better than two corner-mount
Security + monitoring:
- Pre-wire for security cameras (CAT6 PoE) at every exterior corner
- Pre-wire for doorbells (smart doorbell uses 16 - 24 VAC + WiFi)
- Wired smoke detectors with interconnect (modern code requires)
HVAC:
- Smart thermostat installs → see Thermostat Wiring Reference. C-wire is the critical pre-wire item.
- HVAC zoning controllers → multiple thermostats wired back to a zone panel
EV charging:
- Pre-wire for L2 chargers in garages, even if customer doesn't have an EV yet → run the conduit + leave a junction box; install the breaker + outlet/charger when needed
What "structured wiring" means
The term "structured wiring" refers to a home-network design where everything terminates at a central location (a structured wiring panel, usually in a utility room or closet). Categories typically included:
- Coax (legacy + cable TV)
- CAT6 / CAT6a (Ethernet)
- Speaker wire (audio distribution)
- HDMI cable (rare in modern installs; replaced by IP video)
- Telephone (rare in modern installs; replaced by VoIP)
The structured wiring panel is the "brain" - modems, switches, routers, audio matrix all live there. Each room has a wall plate with the relevant jacks.
Customer-facing recommendations during quote conversations

Notes
- Smart switches need neutrals. This is the #1 retrofit pain point. Many older homes have switches that loop only the hot - no neutral at the switch box. Solutions: pull new cable (best), use no-neutral smart switches (limited brands), use smart bulbs instead.
- Future-proof at the rough-in. It's 50 % cheaper to add a cable run during framing than to add it after drywall. Pre-wire conservatively.
- PoE is becoming standard for cameras, APs, and some smart speakers. Plan for a PoE switch in the network rack.
- Customer education: smart-home device proliferation is happening regardless of customer planning. Customers who think "I'll just add it later" usually pay 5x for the same outcome vs planning at the right stage.
The structured wiring + smart-home pre-wire is one of the highest-value quote add-ons on any new construction or major renovation. The cost is modest at rough-in stage but the payback (avoiding "wish I'd done that" retrofits) is years of customer satisfaction. Lead with the lifecycle math: "Adding this now saves you $X later" rather than "this is an upsell."
