Ledger Board Attachment Per IRC

Why this matters

The ledger board is the single most critical structural element of an attached deck: it transfers the deck's load to the house. A failed ledger means deck collapse, and ledger failures account for over 90 percent of catastrophic deck collapses per the IRC's tracking. IRC requires specific fasteners, specific spacing, and specific flashing for the ledger. A deck built with under-spec ledger attachment is a code violation AND a safety hazard. The contractor who builds ledger attachments to spec produces decks that pass inspection on the first try and don't fail under load.

What the IRC requires (IRC R507.9)

The IRC governs deck-to-house ledger attachment:

Fasteners

  • 1/2 inch hot-dipped galvanized lag screws OR
  • 1/2 inch through-bolts with washers

NOT acceptable:

  • Nails (any size)
  • Wood screws or deck screws
  • Wood-thread bolts

Spacing

Per IRC Table R507.9.1.3(1), spacing depends on:

  • Deck joist span
  • Deck floor live load
  • Joist hanger details

Typical residential 2-by joist span 12 ft, floor live load 40 psf:

  • 1/2 inch lag screws or bolts at 16 inches on center

Spacing of fasteners along ledger length (typical residential): 16 inches on center.

Penetration

  • Lag screws must penetrate band joist behind drywall by minimum length
  • Bolts pass entirely through; nut and washer on opposite side

Flashing (R507.9.1.4)

  • Flashing required at ledger-to-house joint
  • Z-flashing or step flashing
  • Membrane flashing under and behind ledger
  • Counter-flashed to prevent water entry between ledger and siding

This is the single most-missed detail; water entry behind ledger leads to rot of the band joist (the structural member the ledger attaches to) and eventual catastrophic ledger failure.

What the ledger attaches to

The house side connection point is typically:

  • Band joist (rim joist) - the perimeter joist around the house's floor framing
  • Some attachments to concrete or block (different rules)

Band joist is solid (typical 2x6 to 2x12 lumber); structurally able to support the deck load when properly fastened.

Common errors

Lag screws too short

The lag must penetrate the band joist by sufficient length. For typical 5/8 inch sheathing + 5/16 inch siding + 1/2 inch ledger thickness, a 5 inch lag is typically required.

Shorter lags don't fully engage the band joist; the connection fails under load.

Spacing too wide

Older decks (pre-2009) sometimes have lag screws spaced 24 to 32 inches. This was permitted under older codes but is not adequate under current IRC. Existing decks with this spacing should be brought to current standards.

Improper flashing

Without proper flashing:

  • Water enters between the ledger and siding
  • Wets the sheathing and band joist behind
  • Decay occurs over years
  • Band joist eventually fails

A proper flashing scheme:

  • Membrane flashing applied to wall first
  • Counter-flashed where siding overlaps
  • Z-flashing or step flashing at ledger-to-siding joint
  • Sealed with appropriate caulk

Lag screw at the wrong point

The ledger may be attached to:

  • Sheathing only (NOT a structural connection)
  • Wood siding (NOT structural)
  • A non-load-bearing portion of the house

The lag must engage the band joist (the structural rim of the floor framing).

Missing washers

Lag screws and bolts require washers:

  • Distributes load across the wood surface
  • Prevents the lag head from sinking into the wood
  • Stainless or galvanized washers

Missing tighteners

After install, lag screws should be retightened after wood settling (typically 1 to 6 months). Many lags loosen over time.

Procedure for typical residential ledger install

Step 1: Plan and measure

  • Identify the deck location
  • Verify the band joist's location behind the siding
  • Mark the ledger position on the wall
  • Verify clearances (no doors, windows, utility penetrations interfere)

Step 2: Remove siding

  • Remove siding from the ledger area
  • Carefully so siding can be replaced later
  • Reveal the sheathing

Step 3: Apply membrane flashing

  • Install adhesive-backed flashing membrane on the wall
  • Extends beyond ledger area (typically 2 inches on each side)
  • Continues up the wall behind the ledger (5 to 8 inches)
  • Goes down past the ledger bottom (3 to 6 inches)

Step 4: Position the ledger

  • Cut ledger to exact length
  • Position against the wall at the marked location
  • Verify level
  • Verify the ledger aligns with the deck's joist locations
  • Tack with a few nails temporarily

Step 5: Install lag bolts

  • Mark fastener locations (16 inch on center typical)
  • Stagger if possible (alternating high/low) for better load distribution
  • Pre-drill pilot holes (1/2 inch lag uses 5/16 inch pilot in band joist)
  • Pre-drill clearance holes through ledger (9/16 inch for 1/2 inch lag)
  • Install washers
  • Drive lag screws with impact driver (carefully; don't over-torque)
  • Verify ledger pulled tight against wall

Step 6: Verify position

  • Check level
  • Check height
  • Verify all fasteners snug

Step 7: Install flashing

  • Z-flashing or step flashing over the top of the ledger
  • Counter-flashed where siding meets
  • Sealed with appropriate sealant

Step 8: Replace siding

  • Replace siding above and below ledger area
  • Verify proper flashing remains visible (as designed) for water shedding
  • Caulk siding-to-ledger joint

Step 9: Document

  • Photographs of ledger installation
  • Note fastener type, length, spacing
  • Provide to customer for their records (warranty, future maintenance)

Verification by inspector

For new construction or significant repair, the inspector typically verifies:

  • Fastener type and size
  • Fastener spacing
  • Penetration into band joist
  • Flashing detail
  • Joist hanger detail

A ledger install that doesn't pass inspection is a code violation; rebuild required.

Existing deck inspection

For inspection of an existing deck:

  • Verify ledger is bolted (not nailed)
  • Verify spacing (16 inch on center typical)
  • Verify fasteners are not corroded
  • Verify flashing is intact
  • Look for evidence of water entry behind ledger (rot, staining, swelling)
  • Test by pulling on the ledger (should be solid; any movement is concerning)

Many older decks have ledger issues; recommend upgrade as part of any deck maintenance.

Bolt vs lag screw

  • Through-bolt: most secure; requires access to band joist interior side
