Stuck Double-Hung Sash Decision Tree
Why this matters
A "sash won't move" service call sounds like a five-minute fix until the tech rolls up and discovers the rough opening racked out of square three years ago, the sash balances have both failed, and the homeowner has been forcing the unit with a screwdriver for six months. The diagnostic order matters because the wrong first move (lubricating tracks before checking square) hides the real failure and burns a return trip. This decision tree gives the field-tech sequence to triage a stuck DH cleanly, isolate the failure mode, and quote the correct repair scope before tools come off the truck.
Step 1 - confirm "stuck" means what the homeowner thinks it means
The homeowner complaint "the window won't open" decomposes into five distinct failure modes that need different fixes: lock not fully disengaged (homeowner thinks the sash is stuck, but the cam lock is binding), paint-stuck sash (sash painted shut on the previous remodel), balance failure (sash moves but will not stay up, or sash will not lift at all because the balance is dead), tilt latch engaged (the sash is in a partially-tilted position and binding in the jamb), and out-of-square frame (the entire unit has racked and the sash is binding on a corner). Ask the homeowner over the phone: "When you unlock the window and push up on the bottom sash, what happens? Does it move at all, move partway, drop back down, or feel solid like it's glued?" The answer triages the call before the tech leaves the shop.
Step 2 - unlock and lift test
On site, confirm the lock is fully disengaged - cam-action locks need to rotate through the full throw or the cam still bears on the keeper. Lift the bottom sash. If the sash lifts freely but drops back down when released: balance failure (both balances). If the sash lifts partway and binds: out-of-square frame or tilt latch engaged. If the sash lifts a quarter inch then stops with a solid feel: paint-stuck (look for paint film at the meeting rail or jamb-sash interface, scrape with a putty knife along the joint). If the sash will not lift at all and feels solid: paint-stuck across multiple joints, or the sash has been forced and a balance shoe has jammed in the track. Repeat the test on the top sash if applicable.
Step 3 - measure square if movement is partial or one-sided
If the sash binds on one corner only, measure the frame for square: diagonal corner-to-corner measurements on both the jamb interior and the sash interior. A difference greater than 1/8 inch on a unit under 4 feet wide, or 1/4 inch on a unit over 4 feet, is the binding source. Out-of-square is caused by foundation settlement, header sag (look for a sag at the top corner of the trim relative to the ceiling), or a window that was installed out of square at original construction and is now settled further. The fix is not a sash fix; it is either a frame removal and reset (if the rough opening has shifted), or jamb shim adjustment and weatherstrip re-fit (if the install foam and shim pack has compressed). Quote scope accordingly and do not promise a same-day fix on an out-of-square unit.
Step 4 - balance system identification
If the test isolates the failure to a balance system, identify the balance type before quoting parts. Modern DH units use one of: spiral balance (a torsion rod inside a tube, common on aluminum and older vinyl), constant-force coil balance (a flat coiled spring like a tape measure, common on modern premium vinyl and clad wood), block-and-tackle balance (a pulley with two coil springs in a channel, common on Andersen 200 and 400, Pella ProLine, and Marvin Elevate vinyl). The OEM line and model determine which kit is the right replacement. Andersen 400 Tilt-Wash and Woodwright use specific block-and-tackle balance kits available through the dealer service channel; aftermarket replacements exist but the dealer kit preserves the warranty terms. Spiral balances are rebuildable in some cases (re-tension and re-engage), but the labor on a re-tension is rarely worth it versus the replacement part.
Step 5 - tilt latch and corner key checks
On a tilt-in DH, the tilt latches at the top of the bottom sash hold the sash square in the frame. If one latch has failed (broken spring, snapped pawl, or homeowner-disabled), the sash will rack into a partial tilt and bind in the jamb. Replace the latch as a pair, not as a singleton; matched-set spring tension prevents recurrence. Corner keys (the plastic or zinc inserts at the four sash corners) on a vinyl DH can fail and let the sash rack diagonally; verify the meeting rail is parallel to the jamb head and parallel to the sill before re-engaging the sash in the balances.
Step 6 - paint-stuck remediation
For a paint-stuck sash, do not pry the sash with a flat bar; you will split the meeting rail or crack a vinyl welded corner. Score the paint film with a stiff utility knife along the sash-jamb interface, the meeting rail interface, and the sash-sill interface. Use a thin sash saw or a putty knife driven flat with a non-marring mallet to break the paint bond. Once free, run a candle or paraffin block along the jamb tracks and the meeting rail to lubricate. If the homeowner is going to repaint the sash, walk them through cracking the sash open before the paint cures next time; it is the single highest-yield piece of advice you can leave with them.
Step 7 - quoting the repair scope
A clean balance replacement on a single DH is a 30 to 60 minute service call once the part is on the truck. A paint-stuck remediation that does not damage the sash is 45 to 90 minutes. An out-of-square frame reset is a half-day at minimum and may require trim removal, exterior flashing inspection, and a homeowner conversation about whether the existing window is worth resetting versus replacing. Document the diagnostic findings with photos before any work; the after-photo of a re-balanced sash that operates freely is the close-out evidence that justifies the invoice.
Never apply silicone spray to DH jamb tracks on a wood-clad or wood interior window. The silicone migrates onto the sash sealing surfaces and prevents the gasket from sealing on the next close. Use paraffin wax (candle or block) or a window-specific dry lubricant approved by the manufacturer.
