ASTM E2112 Window Installation Workflow Reference

Why this matters

ASTM E2112 is the consensus standard for residential and light-commercial window, door, and skylight installation in North America. It is referenced by code (IRC R612 calls for installation per the manufacturer's instructions or an applicable standard, and E2112 is the named standard in most adopting jurisdictions). Most installer training programs (AAMA InstallationMasters, manufacturer-specific certifications) build on E2112. Yet many installers cannot describe the difference between E2112 Method A and Method B, why the standard divides the methods that way, and which method applies to which project. This tech manual is the working reference, organized for fast on-site lookup.

The three core methods

E2112 organizes installation methods around when the water-resistive barrier (WRB) is applied relative to the window installation, and how the flashing integrates with the WRB.

Method A: WRB applied first, window installed second. The most common method in new construction. WRB is installed over the sheathing covering the full wall area including the rough opening. The WRB is cut at the rough opening with an "I" cut or modified-I cut, folded into the opening, and the window is installed with flashing tape over the WRB.

Method B: Window installed first, WRB applied second. Used in retrofit applications and in certain new-construction sequences where the sheathing is the temporary weather barrier during framing. WRB lapping over the window flange is the integration.

Method A1, A2, A3, B1, B2, B3: Sub-methods within A and B that differ in the specific sequencing of sill, jamb, and head flashing. The sub-methods exist because real-world projects need flexibility in how the sub-sill, jamb tape, and head tape interact.

The standard does not endorse one method over another. Each is acceptable when executed correctly. The choice depends on the project and the construction sequence.

When to use Method A

Method A is correct when:

  • New construction with WRB installed before window delivery.
  • WRB material is sheet-applied (housewrap or building paper) rather than fluid-applied.
  • The window has an integral nailing flange and the manufacturer recommends Method A.

Method A workflow at the opening:

  1. Apply WRB over the wall, lapping horizontally per the shingle-lap rule.
  2. Cut a modified-I at the rough opening: horizontal cut at the head, vertical cuts at the jambs, horizontal cut about 1/3 below the bottom of the opening. The bottom strip of WRB stays attached and is the visible pre-strip when the window is installed.
  3. Fold the side and head flaps of the WRB into the opening, securing temporarily with cap nails.
  4. Install sill flashing into the rough opening: either a fluid-applied membrane, a self-adhered flashing tape, or a preformed sill pan. The sill flashing laps over the bottom WRB strip on the exterior side.
  5. Install jamb flashing tape vertically up each jamb, lapping over the sill flashing at the bottom and extending past the head by 6 to 8 inches.
  6. Set the window in the opening; fasten through the nailing flange.
  7. Apply head flashing tape over the head nailing flange and over the jamb tape extensions; lap onto WRB above.
  8. Fold the head WRB flap back down over the head flashing tape. The WRB now overshingles the head flashing tape. Tape the WRB flap down.
  9. Apply the final WRB head cover-strip if the manufacturer requires it.

The sequence shingle-laps from sill to head: every subsequent layer overlaps the layer below it on the weather face.

When to use Method B

Method B is correct when:

  • Retrofit installation where the existing siding or cladding remains in place and a new WRB is being applied around the window.
  • Sheathing-only construction where the window is the first weather barrier to go on the wall.
  • Manufacturer specifies Method B for the product.

Method B workflow at the opening:

  1. Sill flashing installed in the rough opening (sill pan, fluid-applied membrane, or self-adhered tape).
  2. Window set into the opening; fastened through the flange.
  3. Jamb flashing tape applied over the flange, extending onto the sheathing past the jamb.
  4. Head flashing tape applied over the head flange, extending past the jambs.
  5. WRB applied around the window, lapping under the head flashing tape but over the jamb tape and over the sill flashing wrap (depending on sub-method).

The sequence depends on the sub-method but the principle is the same: each layer is positioned so that water moving down the wall sheds across the layer below, not behind it.

The flashing material decision

E2112 does not specify a single material; it requires materials appropriate for the application. Common options:

  • Self-adhered membrane (SAM) flashing tape. Modified bitumen, butyl, or acrylic adhesive on a polymer carrier sheet. The most common and most forgiving.
  • Fluid-applied flashing. A liquid membrane that cures to a flexible film. Useful for irregular rough openings, complex geometries, and integration with fluid-applied WRBs.
  • Mechanically attached metal flashing. Bent aluminum or galvanized steel pan with sealant integration. Common in older specifications, less common in current residential practice.
  • Preformed plastic sill pans. Injection-molded or vacuum-formed plastic pans (SureSill, Jamsill, others). Useful for repetitive installations with similar rough-opening sizes.

The manufacturer of the WRB, the window, and the flashing tape must all approve the chosen combination. Mismatched chemistries (butyl tape on certain vinyl flanges, asphalt-based tape on certain plastic WRBs) cause adhesion failure or substrate damage.

Pan flashing requirements

E2112 Section 8 specifies sill pan flashing as a required element of every installation. The pan flashing must:

  • Cover the full width of the rough opening at the sill.
  • Extend up the jambs by a minimum specified height (typically 6 inches per common manufacturer practice; check the controlling document for the project).
  • Slope outward to drain.
  • Have end-dams (returns) at the left and right ends to direct water out through a controlled drainage path.
