Local SEO Fundamentals for Service Businesses

Overview

Most residential service customers search for "[service] near me" or "[service] in [city]" when they need work done. Showing up on the first page of those searches is the single highest-leverage marketing investment for local service businesses. SEO isn't magic; it's a systematic discipline. This reference is the framework.

The local SEO trinity

Three things drive local rankings:

1. Google Business Profile - see separate HowTo

This is the foundation. Completeness, reviews, photos, posts. Your profile IS your SEO foundation for local searches.

2. Website content + structure

  • One page per service (not all crammed into one page)
  • Service-area pages (one for each ZIP code OR neighborhood you serve)
  • Each page has unique content (no copy-paste)
  • Customer reviews displayed on each service page
  • Schema markup for LocalBusiness, Service, AggregateRating
  • Mobile-friendly (Google penalizes non-mobile)
  • Fast load time (< 3 seconds)
  • HTTPS (secure)

3. Citations + Reviews

Citations = mentions of your business on directories (Yelp, BBB, Angi, HomeAdvisor, etc.). Each citation must be CONSISTENT in:

  • Business name
  • Address
  • Phone number

Reviews on your Google profile AND other platforms (Facebook, Yelp, industry-specific).

Content strategy

Service pages:

Each service you offer needs its own page on your website:

  • URL: yoursite.com/services/water-heater-repair
  • H1: "Water Heater Repair in [City]"
  • 800-1500 words explaining the service + your process + your pricing range + your warranty
  • Customer reviews specific to that service (extracted from your overall reviews)
  • Schema markup for the service
  • Internal links to related services
  • Call-to-action: "Schedule Service" button

Service-area pages:

Each ZIP code OR neighborhood you serve:

  • URL: yoursite.com/service-areas/cherry-hill-nj
  • H1: "Plumber in Cherry Hill, NJ"
  • 600-1000 words about the area + local context
  • Customer reviews from that area (or testimonials)
  • Local landmark mentions (subtle, natural)
  • Internal links to your service pages

Blog content:

Optional but valuable for long-tail SEO:

  • "How to tell if your water heater needs replacement"
  • "Signs your AC needs maintenance"
  • "What to do during a plumbing emergency"
  • 1000-1500 words; answers a real customer question; uploaded as a blog post

Local SEO checklist

For each new client/area you serve:

  • Google Business Profile claimed + verified
  • Primary + secondary categories set
  • Service area defined
  • All services added with descriptions
  • 10+ photos uploaded
  • 5+ posts/month
  • Reviews growing 5-10/month
  • Website service page exists for each service
  • Service-area page exists for each ZIP/neighborhood
  • Citations submitted to Yelp, BBB, Angi, HomeAdvisor, Yellow Pages, FourSquare
  • Schema markup verified working
  • Page load time < 3 seconds
  • Mobile-friendly verified (Google's test tool)

What NOT to waste money on

  • Generic "SEO services" that promise rankings - usually scams
  • Buying backlinks - Google penalizes; risk > reward
  • Stuffing keywords in content - hurts more than helps
  • Buying fake reviews - risks profile suspension
  • Hiring offshore content writers - bad content hurts more than no content

Measuring local SEO

Track monthly:

  • Google Business Profile views
  • Click-to-call from profile
  • Direction requests from profile
  • Reviews count + average rating
  • Position in local rankings for primary keywords
  • Organic website traffic
  • Form submissions from website

The single biggest mistake in local SEO is INCONSISTENT NAP (Name, Address, Phone). A business listed as "Acme HVAC" in one directory + "Acme HVAC LLC" in another + "Acme Heating + Cooling" in a third confuses Google + hurts rankings. Pick ONE canonical version + use it everywhere - exactly the same - every time.
