Reading HVAC System Age + Condition Reference
Why this matters
Many service trades end up looking at HVAC equipment even if it's not their primary work - roofers walk past condensers, electricians see panels next to air handlers, cleaners look at vents. Recognizing a system's age + condition lets you flag concerns to the homeowner (cross-trade observation) + adjust your scope (don't assume a 25-year-old AC will survive your roofing project's vibration). The HVAC tech does this routinely; the rest of us can learn the basics. This is the field card.
Reading the data plate
Every condenser + furnace + air handler has a metal data plate with critical info:
Manufacturer + model number:
- Identifies the equipment
- Sometimes encodes capacity, refrigerant, year
Serial number:
- ALWAYS encodes manufacture date (week + year typically)
- Format varies by manufacturer; below
Capacity (BTU/hr OR tons):
- 1 ton = 12,000 BTU/hr
- Residential: 1.5 - 5 tons typical
- Furnaces in BTU/hr (40,000 - 120,000 common)
Refrigerant type:
- R-22 = pre-2010 production
- R-410A = current standard
- R-32, R-454B = newer
Electrical specs:
- Voltage / phase / amperage
- 240V single-phase residential
Decoding manufacture date
Manufacturer's serial number encodes manufacture date. Format varies: Carrier / Bryant uses first 4 digits as week + year ("1820" = week 18 of 2020); Trane embeds a year code at position 11ish; Goodman / Lennox / Rheem / York each have their own decoder. Use the manufacturer's online serial decoder when uncertain; phone-friendly.

Visible age cues
Without the data plate, age can be estimated from appearance:
Newer (under 5 years):
- Bright finish on outdoor unit
- Stickers + labels still readable
- No corrosion on cabinet
- Refrigerant lines clean + insulation intact
Middle-aged (5 - 15 years):
- Some fading on outdoor unit
- Mild surface corrosion
- Some insulation may show wear
- Components look "used" but functional
Older (15+ years):
- Significant fading / chalking on outdoor unit
- Visible corrosion (especially coastal)
- Insulation worn / damaged
- Old refrigerant (R-22) common
- Single-stage capacity controls (no two-stage / variable)
Outdoor unit (condenser) condition
What you can see without disassembly:
- Fins: straight = good; bent / crushed = reduced airflow; comb-out is cheap insurance
- Coil: clean through fins = good; heavy debris / grass = reduced capacity
- Cabinet: sealed = good; holes / rust-through / animal nesting = concern
- Fan blade: solid + balanced; cracked = bearing damage incoming
- Refrigerant lines: insulation intact; bare copper = energy loss; crushed = restriction
- Disconnect / electrical: old fuse box = older install; loose conduit = water entry; corroded contactors = service due
Indoor unit (furnace / air handler) condition
- Cabinet: sealed = good; rust at base = condensate / humidifier leak; soot marks = combustion problem
- Burner area (gas): clean blue flame = good; yellow / orange tips = incomplete combustion; soot on flame sensor = service due
- Heat exchanger (visible on inspection): cracks / holes = furnace replacement (CO release)
- Combustion air: 90+% furnace uses PVC vent + intake; 80% uses B-vent to chimney; older = direct flue
- Drain pan: clean + dry when AC running; stagnant water + rust = condensate clog
- Air filter: recently changed = good; clogged = reduced capacity; wrong size = bypass air
Ductwork condition
Supply ducts:
- Sealed at joints = good
- Visible leaks / gaps = energy loss
- Old fiberglass duct board = insulation may be deteriorating
Insulation:
- R-6 minimum new; older may be R-4 OR uninsulated
- Sagging / damaged = compromised performance
Connections:
- Mastic-sealed = good
- Duct tape only = will fail (despite name, ironic)
Flexible duct:
- Smooth runs = good
- Kinks / bends = airflow reduced
- Damaged jacket = potential leak
Refrigerant type indicators
R-22 (older systems):
- Pre-2010 manufacture date
- Outdoor unit has different appearance (smaller copper line for liquid)
- May still be in service; recovered + reused but not replaced with R-22
R-410A:
- Standard 2010 - present
- Identified on data plate
- Pressures higher; equipment built to handle
Mixed system:
- Old R-22 condenser with new R-22-compatible coil = serviceable
- Mixing R-22 with R-410A = NOT compatible
R-32, R-454B:
- Newest refrigerants
- 2023+ equipment
- Lower GWP
Efficiency ratings + system tier
SEER / SEER2:
- New equipment requires 14 SEER minimum (residential, 2023 standard)
- 16 - 18 SEER = good mid-tier
- 20+ SEER = high efficiency
- Older equipment: 10 - 13 SEER common
AFUE (furnace):
- 80% AFUE = standard efficiency
- 90+ AFUE = high efficiency (condensing)
- 95+ AFUE = best
HSPF (heat pump):
- New equipment requires 8.8 HSPF minimum
- Higher = better heat-pump-mode efficiency
Older equipment runs lower numbers + uses more energy.
System-level age red flags
Things that suggest an older / problem system:
- Frequent compressor trips
- Visible refrigerant leak (oil stains around lineset)
- Hot air from supply registers in cooling mode
- Loud noises from outdoor unit
- Multiple capacitor + contactor replacements in recent years
- Frequent thermostat issues
- Customer reports "we replaced the furnace 3 years ago" but AC is original
- Mismatched indoor / outdoor brands
Pre-replacement signals
When customer asks "how much life is left?" + you can estimate:
Replace soon (1-2 years):
- 18+ years old + showing wear
- R-22 + leak detected
- Cracked heat exchanger
- Repeated expensive repairs
- Customer's high utility bills
Replace 3-5 years:
- 15+ years old; minor issues
- Showing efficiency decline
- Sized wrong for the home
Replace 5-10 years:
- 10+ years old; routine maintenance
- Equipment doing well
- High utility bills but otherwise OK
Continue maintenance:
- Newer equipment
- Operating efficiently
- Good condition
