Mold Remediation Basics Reference
Why this matters
Mold issues are common, often poorly diagnosed, and surrounded by both legitimate health concern and customer panic. Service trades encounter mold during plumbing repairs, HVAC service, water damage cleanup, and crawl space work. The tech who understands what mold needs, when to remediate vs refer, and the basics of safe handling protects the customer + their family + their own health. This is the field card.
What mold needs
Mold is a fungus. It requires moisture (the only practically-controllable variable), organic food source (drywall paper, wood, dust, fabric - present everywhere), suitable temperature (40 - 100°F covers most indoor conditions), and time (hours to days on damp materials). Take away moisture + existing mold stops growing + new mold can't establish. Moisture control is the foundation of remediation.
Where mold typically appears in homes
Bathrooms (shower walls, ceiling near shower, behind toilet); basements (walls below grade, sump pit area); crawl spaces (joists, rim joist, vapor barrier seams); attics (sheathing - bath fan in attic OR ice dam leaks); around plumbing leaks; around window frames with condensation; HVAC equipment (drain pan, evaporator coil, ductwork in humid climates); behind wallpaper/paneling. Visible mold is almost always a moisture-source flag - find the source.
Health considerations
Mold exposure causes allergic reactions, asthma exacerbation, respiratory irritation, and (immunocompromised) more serious illness. Stachybotrys gets media attention but most household mold is similarly problematic to sensitive individuals. Workers wear respiratory protection during disturbance; recommend evacuation of sensitive occupants during major remediation. Don't make medical claims; do recommend customers see a doctor if concerned about exposure symptoms.
IICRC S520 (Standard for Mold Remediation)
The industry standard. Sets categories + condition levels:
Condition 1: normal fungal ecology; no remediation needed.
Condition 2: settled spores, fragments - needs cleaning, not remediation.
Condition 3: actively growing visible mold OR confirmed water damage with mold contamination - remediation required.
For Condition 3 work, S520 prescribes containment, engineering controls, PPE, and verification protocols. Significant Condition 3 work is typically performed by remediation contractors, not general service techs.
Scope of work for service techs
Reasonable: small areas (< 10 sq ft per EPA) on hard cleanable surfaces; disclosing findings + recommending remediation; addressing the moisture source (HVAC/plumbing/roof/envelope); wipe-down of HVAC drain pan + visible coil mold during routine service.
Refer to remediation contractor: large areas (> 10 sq ft); mold on porous materials requiring removal; customer health concerns + wants air-quality testing; active leak with significant water damage + mold; mold of unknown extent; insurance claim cleanup (insurer typically requires IICRC-certified). Refer to IICRC-certified WRT + AMRT contractor (local OR SERVPRO/ServiceMaster/Paul Davis).
When you do small-area work yourself
For a contained small area (visible mold on bathroom ceiling caulk OR around a shower): ventilate (open window, run bath fan); PPE (N95 min, gloves, eye protection; P100 for significant disturbance); spray cleaner (commercial mold cleaner OR diluted bleach with caution - never mix with ammonia); allow contact time per product; wipe + dispose in sealed bag; address the moisture source (replace failed caulk, run bath fan during/after showers); document.
Cleaning without fixing moisture is temporary; mold returns. Always fix the source.
What about bleach?
Bleach kills surface mold on non-porous surfaces but doesn't penetrate porous materials (drywall, wood, grout) where mold roots can survive. EPA and IICRC do not recommend bleach for porous surface remediation. Use commercial mold cleaners (Concrobium, RMR-86, EPA-registered fungicide) for better penetration.
Bleach is fine for non-porous surfaces (glass, tile, hard plastic) at proper dilution (1 part bleach to 10 parts water typical).
Never mix bleach with ammonia, acid, or peroxide - produces toxic gas. See common cleaning chemicals.
Air quality testing (when customer requests)
Air-sample testing measures spore concentration in indoor vs outdoor air. Two samples are taken: one outdoor (baseline) + one or more indoor. Lab analysis identifies species + counts. If indoor counts significantly exceed outdoor, OR if indoor shows species not present outdoor, contamination is likely.
This is specialist work - Indoor Environmental Professional (IEP) takes samples; accredited lab processes. Service trade techs typically don't perform this. Refer when customer wants it.
Pre/post testing brackets a remediation job - verifies the work was effective. Insurance claims often require it.
The moisture-source detective
The job isn't done until the moisture source is identified + fixed. Common sources: hidden plumbing leak (slab, in-wall, drain); roof leak (ice dam, flashing, penetration); HVAC condensation (drain pan, refrigerant line sweat); bath fan venting into attic; crawl space moisture migrating up; high indoor humidity (insufficient ventilation, oversized AC); window condensation; foundation drainage (gutters, grading, sump). Remediation contractor handles cleanup; moisture source often falls to service trade. Coordinate.
When customers panic
Customer Googles "black mold," finds horror stories, demands immediate everything. Walk them through:
- Visible mold is common; not all is dangerous
- The fix is moisture + cleanup; not panic
- Health concerns → see physician
- IICRC + EPA have established protocols for safe remediation
- A qualified contractor + a plan addresses it systematically
Don't dismiss their concern; don't amplify it either. Information + a plan reduces anxiety.
HVAC + mold
Specific HVAC-related mold work in your scope:
- Clean evaporator coil (foaming coil cleaner; thorough rinse)
- Clean condensate drain pan + line (algae OR mold tablets; vinegar flush)
- Replace fiberglass duct liner if mold-contaminated (specialist work on extensive damage)
- UV light installation at coil (helps suppress recurring mold; not a fix for active outbreak)
- Address humidity control (dehumidifier OR mechanical ventilation if home is chronically humid)
A mold-contaminated air handler distributes spores to every room. Treat the air handler as part of the home's air system + clean it whenever mold is present.
