HVAC Condensate Management Reference

Why this matters

HVAC produces significant condensate during cooling. Improper drainage causes water damage, mold, equipment failure. The tech who manages condensate properly prevents these issues. This is the field card.

Condensate basics

Why HVAC produces water:

  • Cool evaporator coil
  • Humid air contacts cold coil
  • Moisture condenses on coil
  • Drips into drain pan
  • Drains out via condensate line

Volume:

  • Significant in humid weather
  • 5-20+ gallons per day per ton (varies)
  • 5-ton system: 25-100+ gallons in 24 hours
  • Must drain effectively

Drainage path

Standard residential:

  1. Coil drips water
  2. Drain pan collects
  3. Trap prevents air movement (P-trap)
  4. Drain line carries water away
  5. Termination:
    • Sewer connection (with vent)
    • Floor drain
    • Outside termination
    • Sump pit

Common condensate problems

Clogged drain line:

  • Most common issue
  • Algae, debris, biological buildup
  • Water backs up in pan
  • Float switch triggers (some systems)
  • Water leak / overflow

Trap dry:

  • Air gets in OR out
  • Smell from drain
  • Reduced drainage

Damaged drain pan:

  • Rust through
  • Cracked plastic
  • Leaks below

Drainage line slope insufficient:

  • Water doesn't flow
  • Pooling in line
  • Algae growth
  • Eventually clog

Termination problem:

  • Outside line clogged
  • Sewer connection issue
  • Sump pit not draining

Float switch

Function:

  • Senses water in drain pan
  • High water = AC shuts off
  • Prevents catastrophic overflow

Common types:

In-line:

  • In drain line
  • Cheap; common
  • Sometimes false trip

On secondary pan:

  • Under primary pan
  • Catches overflow
  • Reliable

Conductive switch:

  • Wires sense water
  • Newer technology
  • More sensitive

Diagnostic approach

For condensate issue:

  1. Visual inspection:

    • Drain pan
    • Drain line
    • Termination
  2. Verify drainage:

    • Pour water in pan
    • Watch flow
    • Clear OR clog?
  3. Clear clog:

    • Shop vac at termination (suck)
    • Bleach + water flush (kills algae)
    • Wire brush / snake if needed
  4. Test float switch:

    • Verify operation
    • Sometimes need replacement
  5. Address root cause:

    • Clean coil to reduce future debris
    • Treat with tablets
    • Improve trap if needed

Clearing clogs

Methods:

Shop vac (preferred):

  • Wet/dry vac at outdoor termination
  • Suck through to pan
  • Remove clog
  • Effective + non-invasive

Compressed air blow:

  • From pan side
  • Blow through to termination
  • Sometimes works
  • Can be messy

Wire brush / snake:

  • Mechanical clearing
  • Through line
  • Address stubborn clog

Chemical (bleach):

  • After clearing
  • Prevents algae regrowth
  • Don't combine with other chemicals

Treatment tablets

Drain pan tablets:

  • Slowly release biocide
  • Place in drain pan
  • Replace every 3-6 months
  • Reduces algae buildup
  • Customer-friendly maintenance

Trap design

P-trap (standard):

  • U-shape
  • Holds water seal
  • Prevents air flow through drain
  • Must stay primed

Trap problems:

  • Dry trap (smell, air leak)
  • Wrong configuration (no trap, S-trap)
  • Damaged

Sewer connection vs alternative

Sewer connection (allowed many places):

  • Direct to drain line
  • Trap required
  • Cleanout access

Outside termination:

  • Through wall to outside
  • Drains to ground
  • Watch for foundation impact

Floor drain:

  • Convenient
  • Floor drain trap separate
  • Sometimes available basement

Sump pit:

  • Pumped out
  • Sump pump
  • Common basement

Outside termination concerns

Discharge near foundation:

  • Water against house
  • Foundation moisture
  • Add hose to extend away

Discharge on walking surface:

  • Ice in winter (slip)
  • Damage to landscape

Discharge into landscape:

  • Plants may suffer
  • Saturate ground

Primary + secondary drain

Primary drain:

  • Main drainage line
  • Normal operation

Secondary drain (overflow):

  • Required by code many places
  • Backup if primary clogs
  • Indicates problem when used
  • Floor drain OR visible termination

Customer education:

  • Water from secondary = primary clogged
  • Call for service immediately

Code requirements

Drain pan:

  • Required under indoor unit
  • 3 inches deep typical

Secondary drain:

  • Required (most areas)
  • Specific termination locations

Trap:

  • Required on suction-side condensate (per IMC)
  • Prevents air movement

Float switch:

  • Required some jurisdictions
  • Safety device

Customer education

For each customer:

  • Where drain is (so they can identify)
  • What overflow looks like
  • When to call (water on floor, smell, no cooling)
  • Annual maintenance (clear OR treat)

Annual maintenance

During HVAC service:

  • Inspect drain pan
  • Clear drain line (preventive)
  • Treat with biocide tablet
  • Verify float switch operation
  • Check trap

5-10 minutes; prevents emergency calls.

Common installation mistakes

  • No trap (allows air movement)
  • S-trap (siphons; not allowed)
  • Wrong slope on drain line
  • No secondary drain (where required)
  • No float switch
  • Termination in wrong location
  • Sewer connection without trap

Specific scenarios

Customer's AC shuts off + float switch was triggered:

  • Drain clogged
  • Clear + restart
  • Treat to prevent

Customer's water on floor under AC:

  • Drain pan overflow
  • Float switch failed OR not installed
  • Address immediately

Customer's musty smell from drain:

  • Trap dry
  • Add water to trap
  • OR check for break

Customer's outdoor termination wet wall:

  • Termination too close to wall
  • Extend
  • Drainage away from house

Customer's secondary drain dripping (water visible):

  • Primary clogged
  • Service immediately

When pan rusted through

Old equipment:

  • Pan replacement OR equipment replacement
  • Significant repair
  • Replacement consideration

Algae prevention

Common cause of repeated clogs:

  • Sunlight reaching condensate (algae growth)
  • Slow drainage allows growth
  • Lack of biocide

Solutions:

  • Cover drain line OR pan from sunlight
  • Faster drainage
  • Tablets / treatments
  • Clear flow

Pump-based drainage

For installations below drain:

  • Condensate pump
  • Pumps water to higher drain
  • Common attics, basements

Maintenance:

  • Pump fails over years
  • Clean periodically
  • Replace 5-10 years

Condensate pump issues

Pump fails:

Pump runs constantly:

Multi-zone systems
