Construction Sequencing for Trades Reference

Why this matters

Construction is a sequence of dependent tasks - wall framing before drywall, plumbing rough-in before insulation, electrical before drywall. Get the sequence wrong and trades step on each other, work has to be torn out and redone, schedules slip, and money is lost. Knowing the standard sequence - and where each trade fits - saves dispatch confusion and prevents 80% of new-construction callbacks.

The general sequence for residential new construction

  1. Site preparation - clearing, grading, foundation excavation
  2. Foundation - footings, foundation walls (poured or block), waterproofing, drain tile
  3. Underground utilities - sewer, water service, gas service, electrical service entrance, fiber/cable
  4. Slab pour (if slab-on-grade) - after underground rough-ins inspected
  5. Framing - floor system, walls, roof rafters/trusses, sheathing
  6. Window / door installation
  7. Roofing - felt, shingles or metal, flashing
  8. Exterior cladding - siding, brick, stucco
  9. Rough-ins (in any order, but coordinated):
  • Plumbing rough - supply lines, DWV, water heater stub-out, fixture connections
  • Electrical rough - service entry, panel, branch circuit wiring, J-boxes
  • HVAC rough - ductwork, refrigerant lines, equipment placement
  • Low-voltage rough - alarm, audio/video, cat6/coax
  1. Rough inspection by AHJ - each trade typically inspected separately
  2. Insulation - wall cavities, attic
  3. Drywall - hang, tape, mud, sand
  4. Interior painting (first coat)
  5. Cabinets and built-ins
  6. Interior trim - baseboards, doors, casing
  7. Flooring - tile, hardwood, carpet
  8. Final fixtures:
  • Plumbing final - toilets, faucets, drains, water heater hookup
  • Electrical final - receptacles, switches, fixtures, panel labels
  • HVAC final - registers, thermostat, equipment startup
  1. Final inspection by AHJ
  2. Final paint
  3. Punch list and walk-through with owner/GC
  4. Certificate of occupancy (CO)

Total: 4-8 months for typical custom residential.

Critical-path dependencies

Some tasks block others - they're on the critical path:

  • Foundation must cure before framing
  • Framing must complete before rough-ins
  • Rough-ins must inspect-pass before insulation
  • Insulation must complete before drywall
  • Drywall must finish (mud + sand) before painting and trim
  • All finals must inspect-pass before CO

Tasks NOT on critical path can run in parallel or be done late:

  • Cabinet installation (waits for finished floors typically, but can pre-stage)
  • Painting (multiple coats / stages)
  • Specific fixtures (can install while other trades work elsewhere)

Where each trade fits

Plumbing (multi-stage):

  • Underground: before slab pour (supply, DWV through floor)
  • Rough: during framing rough-in window (water and DWV in walls and floors)
  • Top-out: vents through roof (sequenced with roofing)
  • Trim: finish fixtures after wall finish

Electrical (multi-stage):

  • Service: during foundation / framing
  • Rough: during framing rough-in (J-boxes, branch wiring, panel install)
  • Trim: receptacles, switches, fixtures after wall finish

HVAC (multi-stage):

  • Rough: ductwork during framing, refrigerant line set installation, equipment platform / pad pour
  • Equipment set: after rough but before drywall (in some sequencing) OR after drywall depending on equipment access
  • Startup: after final electrical and gas connection

Roofing:

  • After framing complete (sheathing in place)
  • Critical to prevent rain damage during interior work
  • Sometimes phased (felt and shingles in different visits)

Drywall / painting / trim:

  • After all roughs pass inspection
  • Linear sequence (drywall hang → tape → mud → sand → paint primer → trim → paint finish)
  • Coordinate with sheet rocker and painter availability

Common sequencing errors

Plumbing top-out after roofing. Vent stack must penetrate roof; sequence with roofing. Tearing into roof later = leak risk.

Electrical rough before framing inspection. Wiring is hidden behind drywall later; AHJ wants to see it pre-cover.

HVAC rough running into wall framing. Ductwork in 2x4 walls is tight; need 2x6 walls or soffit drops. Plan before framing.

Insulation before rough inspections pass. Rework on rough means tearing out insulation. Always inspect before insulating.

Cabinets before flooring. Cabinet feet sit on slab/subfloor; if you install cabinets first then put flooring around them, the flooring height doesn't match cabinet toe-kick design. Flooring first, then cabinets.

Painting before flooring. Paint splatters on subfloor are OK; on finish floor = problem. Paint primer or first coat first; finish flooring; then final paint touch-up at trim.

Final fixtures before drywall finish. Toilet on a freshly mudded floor - drywall dust and water issues. Hold final fixtures until trim is complete.

Inspection holds

Most jurisdictions require:

  • Foundation inspection before framing
  • Plumbing rough inspection (DWV pressure test, supply pressure test)
  • Electrical rough inspection (boxes, wire counts, ground continuity)
  • HVAC rough inspection (in some jurisdictions; often combined with mechanical)
  • Insulation inspection before drywall (verify code-required R)
  • Drywall inspection in some areas (verify fire-rated assemblies)
  • Final inspection for CO

Each inspection has hold time - typically 24-48 hr to schedule, 30-60 min for the actual visit. Plan for inspector availability; rural counties may have 1-2 inspectors covering a wide area.

Commercial sequencing differences

Commercial construction adds:

  • Pre-construction - design coordination meetings, RFI process, submittals approval
  • Structural steel / concrete - steel erection or pre-stressed concrete; more critical sequencing
  • MEP (Mechanical / Electrical / Plumbing) coordination - BIM-modeled, coordinated drawings to prevent clashes
  • Fire protection - sprinkler systems install during MEP rough-in; tested before CO
  • Elevators - long lead times; install during framing/wallboard period
  • Specialty trades - kitchen equipment, lab equipment, IT cabling, security
  • Commissioning - formal startup and verification of building systems before occupancy

Communication on a job site

  • Daily huddle: GC reviews tasks, conflicts, deliveries (10-15 min)
  • Weekly meeting: scheduled progress, RFIs, change orders, paid-in-place review (30-60 min)
  • RFI (Request for Information): formal question from trade to architect / engineer when documents are unclear
  • Submittal: product / material approval before install
  • Change order: documented scope change with cost / schedule impact
