Attic Moisture + Ventilation Diagnosis Reference

Why this matters

Attic problems show up as ceiling stains, peeling paint, mold smell, ice dams, and reduced shingle life. The root cause is almost always one of three: too much moisture entering the attic, not enough ventilation removing it, or unbalanced ventilation creating short-circuits. The HVAC + roofing tech who reads an attic well diagnoses problems the customer has been chasing for years. This is the field card.

What healthy looks like

Dry sheathing; full + dry insulation; no frost on nails in winter; attic temp near outdoor in summer; no pest activity; vapor barrier (if present) intact + on correct side for climate. If any are off, something's wrong.

How moisture gets in

Three paths in rough magnitude: (1) air leaks from conditioned space - bath fans venting into attic, recessed cans not sealed, attic hatch unweatherstripped, plumbing vent penetrations unsealed, top-plate gaps; warm humid indoor air rises + condenses on cold sheathing. (2) vapor diffusion - minor; vapor barriers help in cold climates. (3) exterior infiltration - damaged flashing, ice dam backflow, soffit gaps. Dominant cause in most homes is #1. Fix leaks before adding ventilation or insulation.

Reading the sheathing

Look at the underside of the roof deck. Black staining in patterns = repeated condensation where airflow is restricted. Frost on nails in winter = excess attic humidity. Visible mold = chronic moisture; remediation needed. Soft/spongy decking = structural damage; sheathing replacement during next roof job. Drip marks down rafters = active condensation events. Photograph + show the customer; most homeowners never look in their attic.

Ventilation principles

Goal: keep attic temperature near outdoor + move humid air out before it condenses on cold sheathing. Net free area (NFA) is the open sq inches of vent air can actually pass through (screens + louvers reduce gross opening). IRC R806 requires 1 sq ft NFA per 150 sq ft attic floor (or 1:300 with vapor retarder + balanced ventilation). Balance: half low (soffit/eave), half high (ridge/gable/roof). Drives stack-effect airflow. Unbalanced ventilation backfires: excess exhaust without intake pulls air from the house through any gap - robs conditioned air, can pull combustion gas from atmospheric appliances.

Common ventilation mistakes you'll find

Soffit vents blocked by insulation - baffles restore the air path. Gable + ridge vents both - short-circuits airflow; wind drives in one gable + straight out the ridge bypassing the attic interior; pick one (ridge + soffit preferred modern). Painted-shut louvers - restore movement. Powered attic ventilator without makeup intake - pulls conditioned air from the house; add intake OR remove fan. Insufficient NFA - undersized; calculate + add. Bath fan terminating in attic - not a ventilation issue but the most common attic moisture source.

Bath fan + dryer venting into attic

This is so common it deserves its own treatment. Find these on most attic visits:

  • Bath fan with flex duct running 18" then dumping into insulation
  • Bath fan with rigid duct going into attic and then nowhere
  • Dryer duct similar - terminating in attic OR in soffit

Both pump warm + humid air directly into the attic. Result: mold, dripping sheathing, customer complaints they've blamed on the roof.

Fix: route to a roof cap or gable wall cap. Insulated metal duct preferred (prevents condensation inside the duct in cold weather). Backflow damper at termination. Customer often doesn't know the fan was installed wrong - show them the duct + the staining + sell the proper termination.

Ice dams

Ice dams happen when:

  1. Snow accumulates on the roof
  2. Heat loss through the ceiling warms the underside of the roof deck
  3. Snow melts on the warm upper roof
  4. Meltwater runs down + refreezes at the cold eave (overhang has no heat below it)
  5. The dam grows; subsequent meltwater pools behind it and backs up under shingles
  6. Water enters the home through nail holes + lap joints

The root cause is heat loss into the attic - air leaks + insufficient insulation. Ventilation alone doesn't solve it.

Diagnosis on a cold day: thermal-camera or infrared thermometer at the ceiling under the eave; warm spots = heat leaks. Ice dam locations correspond to the warm areas.

Treatment:

  • Air-seal the attic floor (recessed cans, top plates, plumbing penetrations, hatch)
  • Add insulation to current code R-value at minimum
  • Verify ventilation is balanced
  • Install ice + water shield at eaves on next roof (extends well past the warm-wall line)
  • Heat tape (gutter heat trace) addresses symptoms but not cause; reasonable supplement

Customers want the heat tape solution. Educate them - the dam will keep forming next year if the heat loss isn't addressed.

Air-sealing the attic floor

Before adding more insulation, seal the air leaks under it:

  • Recessed lights: IC-AT (insulation contact, air tight) rated cans, or retrofit with airtight covers
  • Top plates: bead of caulk where each top plate meets drywall
  • Plumbing penetrations through top plate: fire-rated foam seal
  • Electrical wires through top plate: fire-rated caulk or foam
  • Attic hatch: weatherstripping + insulated cover (rigid foam glued to back)
  • HVAC duct penetrations: mastic + sealant at boot
  • Chimney chase: code-required firestopping; aluminum flashing + high-temp sealant

Then bring insulation up to current code (often R-49 to R-60 attic in cold climates).

Customer perspective

Most homeowners think their attic is a "closed system" they don't need to interact with. Show them photos of staining, blocked soffit, bath fan dumping in attic, blown-in insulation flattened from leaks below. Frame the fix as protecting the whole house: comfort, energy, indoor air quality, roof longevity. The bath fan termination upgrade is often the single highest-impact crawl + attic fix a customer can buy.

What other trades should notice

HVAC: when servicing equipment in attic, observe sheathing condition + ventilation. Mention findings to customer.

Roofing: failed shingles + premature aging often trace to excessive attic temp + moisture. Selling a re-roof without fixing the attic = repeat damage.

Plumbing: vent stacks through attic should be sealed at the top plate. Bath fan ducts are sometimes within plumbing's path.

Electrical: when running cable in attic, you'll see the moisture + insulation condition.

The cross-trade observation builds your reputation as the tech who notices what others miss.
