Perform a Septic System Inspection

Goal

Thoroughly inspect a residential septic system. Commonly needed at property sale, regulatory compliance, or scheduled maintenance. Inspector's report drives transaction decisions + repair scope.

Prerequisites

Procedure

Step 1: Pre-visit research

  1. Pull system records from health department (if available)
  2. Note: tank size, age, last pump date, prior repairs
  3. Review home blueprint for system layout

Step 2: Site assessment

  1. Walk yard; locate components:
  • Tank (typically 10-15 ft from house)
  • Distribution box (D-box)
  • Drainfield (typically 25-50 ft from tank)

  • Outlet baffle prevents scum from entering field

Tank condition scoring:

  • Excellent: no visible issues, baffles intact, clean walls
  • Good: minor wear, no structural concerns
  • Fair: minor cracks, baffle issues; monitor
  • Poor: structural cracks, baffle failures, water tightness lost
  • Failed: tank replacement needed

Step 5: Distribution box inspection

  1. Locate (between tank + drainfield)
  2. Open cover
  3. Inspect distribution:
  • Effluent should flow evenly to all field lines
  • If unbalanced: one section overworked
  1. Check for ponding water in box
  2. Inspect outflows

Step 6: Drainfield inspection

  1. Walk drainfield area
  2. Look for:
  • Saturated soil
  • Vegetation differences (lush green = active sewage)
  • Settling soil
  • Effluent surfacing (failure indicator)
  1. Probe rod test:
  • Push rod into ground at multiple points
  • Soil should resist; saturated = failure
  1. If absorption test possible:
  • Run measured water through system
  • Verify field absorbs without overflow

Step 7: Pumping (often combined)

If pumping at same visit:

  • Pump tank
  • More thorough inspection (empty tank reveals more)
  • Customer often combines pump + inspection

  • Condition rating (Excellent/Good/Fair/Poor/Failed)
  • Findings (specific issues)
  • Recommended actions

When to fail an inspection

System fails (won't pass for property sale):
