Wall Stain: Roof vs Window vs Siding Water Entry Decision Tree

Why this matters

An interior wall stain is the most over-diagnosed roofing complaint in the trade. Water travels along framing, sheathing, and the back of cladding before it shows, so the stain almost never sits directly under the entry point. Roofers get called, replace shingles, and the stain returns after the next wind-driven rain because the real source was a window head flashing or a siding penetration two floors up. Misattributing a window or wall leak to the roof costs a tear-out, a callback, and the customer's trust. This tree forces you to prove the source before you sell a repair, using the geometry of the stain, the weather that triggers it, and targeted water testing in entry-point order.

Symptom presentation

Read the stain like a map. A stain that worsens during steady soaking rain and appears near the ceiling-to-wall corner or under a roof penetration points up to the roof or roof-to-wall flashing. A stain that only appears during wind-driven rain from one direction, mid-wall, beside or below a window, points to window or wall-cladding entry. A stain that runs vertically in a straight line, dries between events, and aligns with a vent, hose bib, light fixture, or siding seam points to a penetration in the wall plane. Tannin-brown stains with a hard ring suggest a slow, repeated leak; fresh gray wet patches suggest an active, recent event.

Quick checks

  • Interview the occupant: which rain conditions trigger it, wind direction, how soon after rain starts it appears, and whether it ever leaks in calm rain. Calm-rain leaks favor roof and gravity paths; wind-only leaks favor wall and window face-seal failures.
  • From inside, map the wettest point and the dry margin around it. Mark it.
  • Go outside and look straight up-slope and up-wall from that point. Note every roof penetration, valley, step flashing, kickout location, window head, and cladding joint in that vertical and slightly up-wind path.
  • Check for the single most common real culprit first: a missing or undersized kickout flashing where a roof edge dies into a sidewall. Its absence dumps roof runoff straight behind the cladding.

Isolation tree

Test in the order water would reach the stain, lowest-energy path first, and isolate each zone before wetting the next.

  1. Confirm the kickout and step flashing at any roof-to-wall intersection above the stain. If a kickout is missing where a roof terminates at a wall, you have likely already found it; document and proceed to confirm.
  2. WINDOW branch: dam and flood the window sill and lower corners first, then the jambs, then the head. Wait 15 to 30 minutes between zones. A stain that reproduces only when the head or a top corner is wetted indicates head-flashing or housewrap-lap failure above the window.
  3. SIDING/WALL branch: with the window cleared as a source, wet the cladding field and each penetration above the stain in 10 minute increments. Reproduction on a specific penetration or horizontal lap isolates it.
  4. ROOF branch: only after window and wall zones fail to reproduce, wet the roof field, valley, and penetrations above the stain. If the stain reproduces here and nowhere lower, the roof or its flashing is the source.
  5. If nothing reproduces under hose testing but the occupant reports wind-only leaks, the failure is a face-seal or pressure-driven path; reproduce with a fan or wait for a wind-driven event, because a vertical hose will not load a vertical face the way wind does.

Confirming diagnosis

Water testing per AAMA 501.2 (for fixed glazing and curtain wall) and ASTM E1105 (field water penetration of windows under static or cyclic pressure) is the defensible standard when a window is suspected; isolate one zone at a time, lowest first, or you cannot say where it came from. For roof confirmation, an electronic leak detection survey (ASTM D7877) or a controlled flood test on a low-slope section pinpoints membrane breaches. Open the wall at the stain only after non-destructive testing narrows the zone; the wet path inside the cavity (felt staining, rusted fasteners, rot direction) points back to the entry. Photograph each reproduction so the source is documented before remediation.

Remediation

  • Missing kickout: install a properly sized kickout/diverter flashing integrated behind the cladding and over the roof, with step flashing weaving each course. This is the highest-yield single fix on roof-to-wall stains.
  • Window head/jamb: this is a glazing or housewrap integration repair, often outside roofing scope. Flag it, document the reproduction, and refer or coordinate; do not tear off roofing to chase a window leak.
  • Wall penetration: reflash and seal the specific penetration with a back-dam and proper shingle-lap of the weather-resistive barrier; sealant alone is a temporary measure.
  • Roof field/flashing: repair the isolated breach per the membrane manufacturer's detail. Re-test before closing the wall.
