Wall Leak Traced To Window Flashing Not Roof: Cross-System Decision Tree

Why this matters

An interior wall stain near the top of a wall or a corner gets blamed on the roof because roofs leak and walls are wet. But a large share of upper-wall and below-window leaks come from window head flashing, missing or reverse-lapped weather-resistive barrier (WRB), or a failed sill pan, not from the roof at all. If you reflash a sound roof and the wall keeps wetting, you have eaten a callback and the customer still has a leak. Knowing the cross-system signature (water entering at the wall envelope, often correlated with wind-driven rain against that elevation) gets you to the real source and keeps you from warranting someone else's wall.

Symptom presentation

Staining shows up on an interior wall, frequently below a window, beside a window, or at an upper corner where the wall meets the ceiling. The leak is strongly correlated with wind-driven rain hitting that specific elevation; a straight vertical rain may not produce it, while a storm driving rain at the wall does. Exterior signs include staining or efflorescence below a window, peeling paint or rot at a window sill or below the head trim, and sealant failure around the window perimeter. The water is often intermittent and elevation-specific, which is the classic envelope, not roof, fingerprint.

Quick checks

  • Map the stain to the nearest window or wall feature and note which exterior elevation it is on. Then check whether leaks correlate with wind from that direction.
  • Inspect the window head: there should be a head flashing or cap flashing that diverts water out over the window, with the WRB lapped over the head flashing, not under it.
  • Look for a sill pan under the window and weep paths; a window installed without a sill pan over a wood-framed wall is a chronic leaker.
  • Check perimeter sealant and the condition of the WRB at any exposed area. Reverse laps (upper WRB tucked behind lower) channel water inward.
  • Confirm the roof above actually sheds onto this wall in a way that could load it, or whether the wall is a freestanding elevation with no roof above the stain.

Isolation tree

Branch 1: Stain is below a window and correlates with wind-driven rain. Suspect the window head flashing and head WRB lap, or a failed perimeter seal at the head and jambs. Water gets behind the cladding at the head and runs down to appear below the window or at the sill. Confirm by water-testing the window head first.

Branch 2: Stain is at the window sill or just below it, with rot in the sill framing. Suspect a missing or back-pitched sill pan. Water that gets past the glazing or perimeter has no pan to redirect it out, so it soaks the framing. Confirm by inspecting for a pan and by water-testing the sill and lower jamb corners.

Branch 3: Stain is at an upper wall corner with no window directly above. Suspect a WRB reverse lap, a kick-out flashing missing where a roof sidewall terminates into this wall, or a horizontal trim/band that lacks a cap flashing. A missing kick-out is a shared roof/wall detail: the roof sheds water down a sidewall and, without a kick-out diverter, it pours behind the cladding into the wall. This is the one branch where roofing legitimately shares ownership.

Branch 4: Stain only appears in extreme storms and the window, WRB, and kick-out all check out. Suspect bulk water overwhelming the cladding drainage plane (siding laps, brick weeps blocked). Envelope issue, not roof.

Branch 5: Stain correlates with rain regardless of wind direction and sits directly under a roof edge or valley discharge. Now reconsider the roof: a clogged gutter, an overshooting valley, or a roof-edge detail dumping water against the wall. This loops back to a roof or roof-drainage problem.

Confirming diagnosis

Use the ASTM E1105-style spray-rack logic adapted to the field: water-test the wall from the bottom up, isolating one element at a time, with a helper watching inside. Wet the wall field below the window first, then the sill, then the jambs, then the head, holding each several minutes. The element that produces the interior leak is your source. For a suspected missing kick-out, wet the roof sidewall and watch where it discharges. Confirming the entry by staged spray is what separates a real diagnosis from a guess and tells you whether roofing or the envelope trade owns the fix.

A discriminator that saves time: a roof leak generally feeds a stain that grows from the top down and tracks total rainfall, while a window or WRB leak produces a stain keyed to one elevation and one wind direction and often shows lateral staining beside the window rather than straight above it. If the homeowner can tell you the leak only happens when storms come from the west and the affected window faces west, you have your answer before you set a ladder.

Remediation

If the source is window head flashing, sill pan, or WRB lapping, the corrective work is envelope: install proper head flashing with the WRB lapped over it, add or correct the sill pan, and fix reverse laps in the drainage plane. If the source is a missing kick-out at a roof sidewall, that is roofing's to install, and it is one of the highest-value cheap fixes in the trade. Be explicit with the homeowner about which trade owns the repair; a roofer who reflashes a sound roof to chase a window leak loses money and trust.
