Why this matters

A patch goes in, the roof passes inspection, and within a storm or two the ceiling stains again a few feet away. The customer believes the repair failed. The tech has to determine, before touching anything, whether the new leak is induced by the repair (the patch redirected water to a new weak point), was always a second active path the original leak masked, or was simply missed in the first diagnosis. Each answer points to a different correction and a different conversation about who owns the cost. Guessing here destroys the relationship and risks a second failed repair. The evidence is in the geometry: where water now enters relative to the patch, and whether the new entry point existed before the work.

Symptom presentation

The customer reports a fresh stain near, but not at, the recently repaired area, appearing after the next significant rain. The original leak is dry. The new stain is offset, often downslope or to one side of the patch, or it shows on the next penetration, valley, or flashing within a few feet. Sometimes it appears at the patch perimeter where new material meets old.

Three distinct shapes drive the diagnosis. Induced: water that the patch now sheds or dams finds the nearest weak point it did not previously reach. Masked second fault: the original leak was wetting an area that hid a second independent entry, now revealed because the first path is closed. Missed: the original diagnosis located the wrong entry, the patch sealed a symptom, and the real source kept running.

Quick checks

  • Map the new stain relative to the patch on a roof sketch, with slope direction marked. Water moves downslope and along the deck; the entry is usually upslope of and offset from the stain.
  • Inspect the patch perimeter for a dam or a step the new material creates. A patch proud of the surrounding plane, or a sealant bead that blocks the natural drainage path, redirects water sideways.
  • Check the nearest penetration, valley, or flashing on the side the new stain favors. Induced leaks concentrate at whatever was the next-weakest detail in the new flow path.
  • Pull the customer's history: was the new-leak area ever wet before the repair? An always-dry area now leaking points to induced or missed; an area that was damp before points to a masked second fault.

Isolation tree

Start at the geometry of the new entry relative to the patch and the original leak.

Branch 1: new entry is on the downslope or lateral path the patch now feeds, and that detail was previously dry. This is induced. The patch shed or dammed water to a detail that could not previously handle it.

  • Confirm by tracing the new flow path from the patch edge to the new entry. A patch that built up the surface or sealed a former drainage route, with the new leak at the next weak detail in that route, confirms induced.
  • Common induced cause: a sealant or membrane patch that blocked a designed drainage channel (a kick-out location, a valley shoulder, an open seam that was relieving water), forcing water laterally into an unprepared flashing.

Branch 2: new entry is independent, not on the patch's flow path, and the area was damp or stained before the repair. This is a masked second fault. The original active leak kept the area wet, hiding a separate, smaller entry that only became obvious once the dominant leak stopped.

  • Confirm by checking deck and insulation moisture history and whether the second entry is a normal failure point (aged boot, split flashing) that simply was not the loudest leak before.

Branch 3: original leak is dry but the new stain is at or very near the same entry path, just expressed at a different ceiling location. This is missed: the first diagnosis sealed the visible symptom but not the actual entry, and water re-emerged after traveling differently.

  • Confirm by water-testing the original suspect area in isolation. If controlled water at the original detail reproduces the new stain, the first repair addressed the wrong point.

Confirming diagnosis

  • Controlled water test, bottom-up: isolate the new suspect area and run metered water for a sustained period while an observer watches the deck or ceiling from below. Start downslope and move up. Reproducing the new stain with water at a specific detail names the entry.
  • Patch-path test: run water at the patch and watch where it goes. If it dams or sheds laterally into the new entry, the induced mechanism is confirmed on sight.
  • History correlation: prior moisture in the new area supports a masked second fault; an always-dry area now leaking after the patch supports induced or missed.
  • Attic trace where accessible: follow the wet path on the deck underside back to the highest wet point. The highest wet framing or sheathing is at or just below the true entry, regardless of where the ceiling shows it.

Remediation

  • Induced: correct the redirection. Restore the designed drainage path the patch blocked, feather the patch flush so it does not dam, and properly flash the detail that received the redirected water. Do not simply patch the new symptom; remove the dam that caused it.
  • Masked second fault: repair the second entry on its own merits (replace the aged boot, reflash the detail). Document that it is an independent fault revealed by the first repair, not a failure of that repair.
  • Missed original: re-diagnose with a water test, locate the true entry, and repair it. The first patch may stay if it does no harm, but the real source is the work that remains.
  • In all cases, re-test after the correction with a controlled water test before calling it closed. A second visual-only sign-off invites a third callback.

Roof access for diagnosis and repair is fall-protected work. On any low-slope or steep roof above the OSHA trigger height, use a personal fall arrest system, guardrails, or a properly anchored rope system per OSHA 1926 Subpart M. Do not perform a water test or patch inspection without fall protection appropriate to the slope and height.
