Attic Wet Only on North Slope Condensation vs Leak Decision Tree
Why this matters
When an attic is wet only on the north-facing slope, the odds tilt hard toward condensation rather than a roof leak, and misreading it sends crews onto the roof tearing into shingles that are doing their job. The north slope runs colder (less solar gain), so its underside decking is the first surface in the attic to drop below the dew point and collect moisture from interior air that leaked up through bypasses. The result mimics a leak: damp sheathing, dripping, stained insulation, even frost in winter. But the cure is air-sealing and ventilation, not roofing. This tree separates the two failure families by reading the moisture pattern, the slope orientation, and the weather correlation before anyone disturbs the watertight roof.
Symptom presentation
Condensation presents as diffuse, widespread dampness across the north-slope decking underside, often uniform along rafter bays rather than tracked to a single point, frequently with mold/mildew staining on the sheathing and frost on cold mornings that melts and drips midday. It correlates with cold outdoor temperatures and high indoor humidity (winter, cooking, showering, unvented bath fans). A true leak presents as a localized wet track originating at a roof penetration, flashing, or fastener, correlates with rain rather than temperature, and shows a defined entry point uphill of the drip.
Quick checks
Determine slope orientation and confirm the wetting is confined to the cold (north) plane; leaks do not respect compass direction, condensation does. Inspect for diffuse decking dampness and mold versus a single drip track. Carry a pin-type moisture meter and a hygrometer: sound dry sheathing reads in the high single digits to low teens in percent moisture content, while condensation-soaked decking climbs well above 20 percent across a broad area rather than at one point. Attic relative humidity running near or above the outdoor reading in cold weather, or interior RH above roughly 40 to 50 percent in winter, signals a moisture-source problem feeding the cold deck. Check for moisture sources and bypasses: unvented bath/kitchen fans dumping into the attic, attic-access hatches not sealed, recessed-light and plumbing-chase air leaks, and missing or blocked soffit/ridge ventilation. Correlate timing: temperature-driven and worst in cold weather equals condensation; rain-driven equals leak.
Attic work near sloped sheathing and unguarded joists is a fall and puncture hazard; mind footing on joists and use fall protection where edges or openings exist. Disturbed mold may require respiratory protection.

- Is the wetting confined to the cold north slope and diffuse across multiple rafter bays? If yes, strongly suspect condensation; a leak would not align with one compass-facing plane uniformly.
- Does the moisture correlate with cold weather and high indoor humidity rather than rain events? Temperature/humidity correlation confirms the condensation path; rain correlation points to a leak.
- Are there interior moisture sources or air bypasses feeding warm, humid air into the attic (bath fans terminating in the attic, unsealed hatches, can-light leaks)? Presence supports condensation and identifies the cure.
- Is attic ventilation adequate and balanced (intake at soffits, exhaust at ridge, net free area meeting code)? Blocked or undersized ventilation supports condensation; the cold deck cannot dry.
- Is there a defined wet track to a penetration, flashing, valley, or fastener? A localized track uphill of the drip overrides the condensation read and indicts a leak; pursue the leak-isolation path on that feature.
Confirming diagnosis
Condensation is confirmed by diffuse north-slope decking dampness or frost that tracks cold-weather/high-humidity cycles, identifiable interior moisture sources or air bypasses, and ventilation deficiencies, with no defined leak track. A leak is confirmed by a localized wet track originating at a specific roof feature uphill of the stain and reproduced by a controlled water test on that feature, with rain (not temperature) correlation. When ambiguous, a winter inspection during cold, humid conditions reveals condensation; a controlled water test on a dry, cold day isolates a leak without confusing the two.
Remediation
For condensation, the fix is moisture and air management, not roofing: duct all bath and kitchen exhaust fully to the exterior, air-seal attic bypasses (hatch, can lights, top plates, plumbing chases), and correct ventilation to a balanced intake-and-exhaust system meeting the code net-free-area ratio so the cold deck can dry. Add or restore baffles to keep soffit intake clear of insulation. For a confirmed leak found during isolation, repair that specific feature per the leak-tracking procedure and re-test. Do not re-roof a north slope for condensation; it will recur until the air-sealing and ventilation are corrected.
