Attic Leak Traced To Bath Fan Duct Not Roof: Cross-System Decision Tree

Why this matters

A homeowner reports a roof leak, you climb up, and there is no defect in the roof at all. The water is coming from a bathroom exhaust fan dumping warm humid air into the attic instead of out through the roof or wall. This is one of the most misdiagnosed callbacks in roofing because the symptom (water dripping from the ceiling or staining near a vent) looks exactly like a roof leak. If you replace a perfectly good pipe boot and call it solved, the customer is back in three weeks. Recognizing the cross-system signature (the building, not the roof, is making the water) protects your warranty and your reputation, and it is the correct diagnosis.

Symptom presentation

Staining or dripping appears on the ceiling near a bathroom, kitchen, or laundry exhaust, often worse in winter and in cold climates, and worse during cold snaps rather than during rain. The drip frequently has no correlation to weather: it happens on clear cold nights. Water may appear as frost on the underside of the deck or on nails in winter, then drip when it warms. The attic smells damp and may show mold on the sheathing near the affected bay. A bath-fan duct that terminates in the attic, or one that runs to a roof cap but is disconnected, crushed, or uninsulated, is the giveaway.

Quick checks

  • Ask whether the drip tracks rain or tracks cold weather and shower use. Cold-weather, no-rain dripping points away from the roof.
  • In the attic, trace every exhaust fan duct from the ceiling fan housing to its termination. Confirm it actually reaches a roof or wall cap and is connected, sealed, and continuous.
  • Look for a duct that ends loose in the attic, a duct disconnected at the cap, or a flex duct sagging into a low spot that collects condensate.
  • Feel the duct: an uninsulated metal or flex duct carrying warm shower air through a cold attic will sweat heavily on its outside surface.
  • Check the underside of the roof deck near the fan for frost lines, water staining, or mold concentrated around the duct run rather than around a roof penetration.

Isolation tree

Branch 1: Duct terminates inside the attic (not connected to any cap). Every cubic foot of warm moist bathroom air is condensing on the cold sheathing and raining back down. This is the most common version. The roof is fine. The fix is a building-envelope fix, not a roofing fix, though roofing often installs the new roof cap.

Branch 2: Duct reaches a roof cap but is disconnected, torn, or crushed. Warm air leaks into the attic before reaching the outside. Same condensation mechanism, partial. Confirm by running the fan and feeling for airflow escaping at the break versus exiting the cap.

Branch 3: Duct is connected end to end but uninsulated through a cold attic. The duct itself sweats along its length and drips, and condensate runs back to the fan housing and through the ceiling. Confirm by the wet exterior of the duct and dry interior of the cap flashing.

Branch 4: Duct is connected and insulated, but the roof cap itself leaks. Now it is a genuine roof leak at the exhaust cap flashing, and you treat it like any penetration: lift the upslope shingles, check the cap flange lap and the boot/collar seal. This is the branch where roofing legitimately owns the repair.

Branch 5: Drip correlates with rain and there is no duct issue. You are back on a true roof leak and should run the standard penetration and field diagnostic. The bath-fan duct was a red herring.

A seasonal note sharpens the read: the condensation branches peak in winter in cold climates, when the attic sheathing is cold enough to condense shower air and frost forms on nails. In a hot-humid climate the same duct can drip year-round whenever conditioned indoor air meets a hot attic-side duct surface. Either way the constant is fan run-time plus a temperature difference across a duct or the deck, never rainfall.

Confirming diagnosis

Run the exhaust fan for several minutes with the attic accessible and a moisture meter or your hand at the suspect points. Condensation diagnosis is confirmed when the water appears with fan run-time and cold sheathing, not with a hose test of the roof. To rule the roof in or out definitively, water-test the exhaust cap and surrounding shingles from outside with a helper watching the attic: if the cap and field stay dry under hose but the ceiling wets after a hot shower on a cold day, the verdict is condensation from the duct, not roof penetration.

Remediation

If the roof penetration is sound, the corrective work is to make the exhaust system actually exhaust: connect the duct continuously to a proper roof or wall cap, use insulated duct or insulate the run through the cold attic, slope the run so condensate drains outward, support flex duct so it does not pond, and seal the fan housing to the ceiling. If the roof cap flashing is the actual defect, reflash the penetration properly. Document clearly for the customer which system failed, because the bath-fan fix may be a separate trade or a separate line item and the customer needs to understand the roof was not the cause.
