Stain-Ring Shape Under a Fixture Supply vs Drain vs Condensation Decision Tree

Why this matters

A ceiling or cabinet stain under a bathroom is a map. Its shape, color, and how it behaves with use tell you whether you are chasing a pressurized supply leak (constant, expanding), a drain/waste leak (intermittent, tied to use), or condensation (seasonal, diffuse, no piping fault). Reading the stain before opening the assembly saves a needless cut and points the moisture meter and dye test at the right place on the first try. A supply leak left as "probably condensation" becomes a mold and structural claim; a condensation pattern misread as a leak becomes an unnecessary repair. This tree decodes the stain to route the confirming test.

Symptom presentation

Read four properties of the stain:

  • Shape and edge: a tight, dark-centered ring with a sharp tide line suggests a localized point leak (supply pinhole or a drain joint). A broad, feathered, light stain suggests slow chronic moisture (condensation or a very slow weep).
  • Behavior with use: grows or reappears every time a specific fixture drains points at a drain/waste leak. Constant slow growth regardless of use points at a pressurized supply leak. Comes and goes with weather/season points at condensation.
  • Color: clean tan/brown water staining (supply or condensation); gray/greasy or odorous staining (drain/waste); rust-tinted (steel/galvanized supply or a corroding drain).
  • Active vs dry: is it wet now, or a dried historic ring? Wet-now narrows the test window.

Quick checks

  1. Moisture-map the stain to find the wettest point; the source is usually directly above or slightly upslope of it on the framing.
  2. Meter test (whole-house, fixtures off): movement means a pressurized supply leak is in play somewhere. No movement steers you toward drain or condensation.
  3. Use correlation: dry the area, then run only the suspect fixture's drain (fill and dump the sink/tub) and watch. Reappearance on drain-use is a drain leak.
  4. Touch cold supply lines and the toilet tank/bowl for sweating in humid conditions before declaring a leak.

Isolation tree

Branch A: constant, expanding, sharp ring; meter moves (supply).

  • A pressurized line (supply riser, stop, flex connector, or fitting) is weeping continuously.
  • Common points: a corroded angle stop, a failed braided flex liner, a sweated joint pinhole, or a slab/wall supply line.
  • Route: locate/acoustic if concealed; visual/dye on accessible connections.

Branch B: intermittent, tied to drain use; gray/odorous (drain/waste).

  • A trap joint, slip nut, tailpiece, or a toilet wax seal leaks only when water passes.
  • Toilet flange leaks show a ring directly under the toilet footprint and worsen on flush.
  • Route: dye the drainage (colored water down the suspect fixture), inspect below; flush-test the toilet with dye in the bowl.

Branch C: broad, feathered, seasonal; no use correlation; no meter movement (condensation).

  • Cold supply lines, a toilet tank, or uninsulated pipe sweat in humid/cooling conditions and drip onto framing or cabinet floors.
  • A tank-to-bowl or supply sweat can mimic a slow leak.
  • Route: confirm humidity/temperature conditions, wrap or insulate, and re-observe.

Branch D: rust-tinted, localized.

  • Corroding galvanized supply or a rusting steel drain/closet flange.
  • Route: inspect the metal at the stain's apex; galvanized supply nipples and old steel flanges are usual suspects.

Confirming diagnosis

Supply confirmation: meter/leak-indicator movement with all fixtures off proves a pressurized leak; isolating the heater cold inlet sorts hot vs cold. Dye is irrelevant here; locate and inspect the pressurized run.

Drain confirmation: dye-laced water down the suspect drain that reappears at the stain within minutes, or a dyed toilet-bowl flush that shows below, confirms a drainage/seal leak. A drain that holds a static water test does not leak under no-flow, which is why drain leaks only show on use. Time the reappearance: a fast-showing dye marks a leak close above the stain, while a delayed show points further upslope along the drain run.

Condensation confirmation: the stain that does not grow during a controlled supply isolation and a controlled drain-use test, but reappears in humid/cooling conditions, confirms condensation. Insulating the sweating surface and re-observing closes it.

Remediation

  • Supply leak: replace the failed stop, flex connector, or fitting; repair the pinholed section; for concealed/slab runs, repair or reroute per access.
  • Drain/waste leak: re-seal slip joints with new washers, replace a cracked tailpiece, or reset the toilet on a new wax/seal at correct flange height.
  • Condensation: insulate cold supply lines and tank, improve ventilation/dehumidification, and verify no piping fault remains.
  • Rust/corrosion: replace corroded galvanized nipples or a rusted closet flange; document remaining metal-pipe risk.
  • Record the stain's four properties (shape, use-correlation, color, wet/dry) and the confirming test in the job notes so a recurrence can be compared against the original pattern rather than re-diagnosed from scratch.

A ceiling stain over a kitchen, living area, or electrical fixture can conceal energized wiring soaked by the leak. Treat the cavity as live until the affected circuit is confirmed off at the breaker before cutting drywall or probing. Water tracking along framing can energize unexpected surfaces and recessed fixtures.
