Rinnai RL Series Code 12 Flame Failure Fault Tree
Why this matters
Code 12 on a Rinnai RL series tankless heater means flame failure: the unit attempted ignition or was running and the flame-sense circuit did not confirm a flame, so the control safely locked out. It is the most common tankless service code and it has many roots, from a closed gas valve to a flame rod coated in scale to undersized gas piping that starves the burner only under high fire. The fault is real and safety-relevant: every diagnosis touches gas and combustion, so the discipline is to isolate gas supply, ignition, flame sensing, and venting in order, confirm with real readings, and never bypass the lockout. Guessing parts on a Code 12 burns money and risks returning an unsafe appliance to service.
Symptom presentation
The customer reports no hot water or hot water that quits after a few seconds, and the remote/temperature controller displays 12. The unit may ignite with a brief flame then drop out (flame established but not confirmed or lost), or it may spark with no flame at all (no gas, no ignition). Sometimes it runs on low demand and faults only on high fire (a gas-delivery problem). Note whether other gas appliances in the home are also affected (a supply-wide gas issue) or only the tankless, and whether the fault is immediate on every call or intermittent.
Quick checks
Before tools, confirm the obvious in order:
- Gas is on. Verify the manual gas shutoff at the unit is fully open and the gas meter/tank supply is on and not empty (propane).
- Other gas appliances work. If the furnace and range also fail, the problem is upstream gas supply, not the tankless.
- Power and ground. The unit has 120 V, the controller communicates, and the unit is properly grounded (flame sensing depends on ground).
- Venting and air. The intake and exhaust terminations are clear of snow, nests, or debris, and the vent is intact and correctly sized.
- LP versus NG. Confirm the unit is configured for the gas actually supplied; a misconfigured conversion will not sustain flame.
Isolation tree
Work the cause from supply inward:
- Gas present and adequate? With the unit calling, measure manifold (operating) gas pressure at the unit test port. NG should hold roughly within the Rinnai-specified band under high fire (commonly around 3.5 in WC operating, per the unit's data plate and manual); LP higher. If pressure is fine static but collapses under high fire, the gas line is undersized or a regulator is failing: this is the classic "runs on low, faults on high" pattern. Correct gas sizing or regulation.
- Ignition occurring? Listen and watch for spark and look for flame through the sight glass on a call. Spark but no flame points to gas delivery (step 1) or a failed gas solenoid valve. No spark points to the igniter, igniter wiring, or PC board.
- Flame establishes then drops (flame sense)? If you see flame briefly before lockout, suspect the flame rod (flame-sense electrode). Inspect for scale, soot, or corrosion; clean gently or replace. Confirm the rod's ground reference and the harness to the board are intact. A dirty or cracked flame rod, or a poor ground, reads no flame even when flame is present.
- Venting starving combustion? A blocked or undersized intake/exhaust, or a cracked vent pulling recirculated flue gas, can cause flame instability and dropout. Inspect terminations and vent runs; verify the vent matches the unit's listed configuration and length.
- Component electrical. With supply, ignition, sensing, and venting cleared, suspect the gas solenoid valves, igniter, or control board. Check coil resistance and harness continuity per the manual before condemning the board.
Confirming diagnosis
Confirm before replacing. For a gas-pressure fault, the manifold pressure reading collapsing under high fire (while static is normal) confirms supply or regulation, not the unit. For a flame-rod fault, cleaning or replacing the rod and seeing the unit hold flame through a sustained high-fire draw confirms it. For venting, restoring a clear, correctly-sized vent and watching stable flame confirms it. For an ignition or solenoid fault, the bench resistance values out of spec plus no spark or no gas-valve actuation confirm the part. The single best confirming test is a sustained high-fire draw (open a large hot tap, run the unit hot) while watching flame stability and manifold pressure; a unit that holds flame and pressure through that is fixed.
Remediation
- Undersized or low gas: correct the gas line size for the unit's full BTU input and run length, repair or replace a failing regulator, and verify the meter capacity supports the added load. Re-measure manifold pressure under high fire.
- Dirty/failed flame rod: clean lightly or replace the flame-sense electrode, restore its ground, and re-test flame hold.
- Scale-driven instability: if scale is implicated, descale the exchanger and confirm clean combustion.
- Ignition/solenoid/board: replace the failed component verified by bench testing, never by guess, and re-test ignition and flame hold.
- Venting: clear or correct the vent and intake to the listed configuration, then confirm stable flame and run a combustion/CO check.
Code 12 is a flame-failure safety lockout on a gas appliance. Never bypass the lockout, never jumper flame-sense, and never return the unit to service without confirming correct gas pressure, intact venting, and a clean combustion/CO check at startup. Work with the gas off when servicing gas-side components, and leak-check every joint you open.
