Floor Drain Dry Trap Vs Active Decision Tree

Why this matters

A floor drain that emits sewer gas is rarely a venting failure - it is most often a dry trap. The trap seal evaporates over weeks or months in dry climates, basement settings, or seasonally heated spaces. The diagnostic separates an evaporated dry trap (refill and prime) from an actively failing trap or a back-pressure event (different fix). Customers who experience seasonal odor (winter heating, summer A/C, vacation home reopening) almost always have a dry-trap issue. Selling a vent investigation on a dry trap is a credibility loss. Missing an actual back-pressure or trap-failure issue is a callback within weeks.

Symptom presentation

  • Sewer gas smell near a basement, utility room, or commercial-kitchen floor drain.
  • Smell intensifies during heating-system operation or when the house is closed up.
  • Floor drain accepts water but the trap below cannot be visually verified without a borescope.
  • Recently vacated property, long unoccupied basement, seasonal cabin.
  • Building has trap primers or none.

Quick checks

  1. Pour 1 quart of water into the floor drain. If the smell stops within 5 minutes, the trap was dry. Confirms the diagnosis without invasive work.
  2. Check for a trap primer line. ASSE 1018 or 1044 primers tee off a nearby fixture supply and dribble water into the trap on each fixture use. A failed primer is the most common return-visit cause.
  3. Check the trap below the drain (if accessible from the basement ceiling, garage, or crawl space) for a body type with a visible cleanout.
  4. Verify the floor drain has not been filled with concrete or debris (sometimes done during finish work). A solid floor drain is functionally absent and odor enters through any gap.
  5. Run a smoke test if the symptom returns within hours: smoke pencil at the drain, then close-up inspection at fittings and trap.

Isolation tree

Step 1: Evaporation in unused floor drain. Pour water, wait 5 minutes, smell. If smell stops, the trap was dry from evaporation. Refill, install a trap-seal device (Sure-Seal, Green Drain) or a code-compliant trap primer.

Step 2: Trap primer test. For drains with an existing primer: run the supply fixture (typically a nearby lav or laundry sink) for 60 seconds. Check whether the primer delivers water to the floor drain. Some primers are ASSE 1018 (pressure-drop activated) and only trigger on rapid fixture use, not on a slow draw.

Step 3: Back-pressure from upstream drainage. A floor drain receiving back-pressure during a high-flow event upstream will push trap water into the room. This is rare in residential, common in commercial kitchen lines. Signal: water beads or splashes around the drain after a flush or heavy fixture use.

Step 4: Cracked trap or back-siphon. A trap that holds water briefly then loses it has a defect. Common causes: hairline crack in cast-iron trap, siphon back to a low-vented branch, or a trap arm too long per IPC 906.2. Borescope the trap body. Cast-iron trap cracks usually appear at the bottom of the trap weir.

Step 5: Building drainage inversion. A floor drain that smells only when the furnace runs is often experiencing slight building-stack-effect pulling sewer gas through any small seal gap. Confirm trap seal depth is at least 2 inches per IPC 1002.1. A trap seal that meets minimum at idle may fall below minimum under stack-effect negative pressure.

Step 6: Missing or improperly capped drain. Some renovation jobs cap a floor drain with debris instead of removing it. The cap leaks. Excavate to confirm.

Confirming diagnosis

Diagnosis confirmed when:

  1. Water pour eliminates smell within 5 minutes AND the smell does not return for 7 days: dry trap from evaporation.
  2. Trap primer test confirms primer function: existing primer adequate.
  3. Trap primer test fails: replace or install a primer per IPC 1002.4.
  4. Back-pressure test reproduces the symptom: investigate upstream drainage and venting.
  5. Borescope reveals a trap defect: replace trap.

Remediation

By cause:

  • Evaporation, no primer: Install a code-compliant trap primer per IPC 1002.4 OR a trap-seal device (Sure-Seal, Green Drain). Trap-seal devices use a flexible silicone or rubber valve that opens on inflow and closes against backflow and evaporation. Acceptance varies by AHJ.
  • Failed trap primer: Replace primer head, verify supply tie-in pressure, confirm the primer ports drip on activation. ASSE 1018 primers require fixture-side pressure transients; ASSE 1044 primers are pressure-drop activated and may need adjustment.
  • Back-pressure: Investigate upstream venting and downstream restriction per IPC 906.1 and 907.
  • Cracked trap: Replace. Cast iron with a hairline crack is end-of-life regardless of repair attempts.
  • Improperly capped or missing drain: Excavate, install proper floor drain, prime per code.
  • Stack-effect contribution: Increase trap seal depth via deeper trap (within code), add primer, OR seal the floor-drain rim and surrounding finish to reduce gas migration.

A trap-seal device installed without a primer is the typical retrofit in unoccupied basements; it adds a mechanical seal that does not depend on water. Verify the device is rated for the drain inlet size.
