Substrate Cracking: Repair Now vs Monitor Condition Decision Tree
Why this matters
Cracks come in two families: cracks in the paint film and cracks in the substrate behind it. Film cracks (checking, crazing, alligatoring) are a coating problem you fix at the surface. Substrate cracks (settlement, structural movement, stucco shrinkage, drywall joint failure) telegraph through any number of coats and come back if you only fill the surface. The decision is whether a crack is stable and cosmetic, repair-and-paint now, or active movement that needs the cause addressed before anything cosmetic. Painting over an active crack guarantees a callback, because filler is rigid and any continued movement reopens the line on the first season change. This tree reads the crack (its path, depth, edges, and movement history) to make that call before any compound goes in.
Symptom presentation
Film cracking sits in the coating only: fine interconnected lines (crazing), deeper splits exposing the layer below (checking), or a scaled, mud-cracked pattern (alligatoring) on a thick or aged film. Substrate cracking runs through to the material: a single line following a drywall joint, a diagonal from a window or door corner, a stair-step crack in masonry, or a wide stucco crack at a control joint. Active cracks change: they widen seasonally, reopen after a fill, or show fresh, clean edges and crumbs of substrate. Stable cracks have aged, dirty edges and do not move. The width, path, and whether it has reopened before are the diagnostic.
Quick checks
- Trace the crack path. Following a drywall seam, framing line, or corner-of-opening points to substrate movement; random map cracking in the film alone points to a coating issue.
- Check the edges. Sharp, clean, light-colored edges and loose crumbs mean an active or recent crack; rounded, dirt-filled, painted-over edges mean it is old and likely stable.
- Look for a step or offset across the crack. Any out-of-plane displacement signals structural or settlement movement, not a paint problem.
- Ask history: has it been filled before and reopened. A reopened fill is active movement by definition.
- Probe the crack depth with a thin blade. A crack that bottoms in the paint film is cosmetic; one that passes into the substrate and crumbles material is structural.
- Note the season and recent conditions. A stucco or plaster crack inspected in dry summer may be at its widest; the same crack closes in humid weather, which tells you it is moving.
Decision thresholds
Decide on crack depth, activity, and whether it is moving.
- Monitor (do not repair cosmetically yet):
- Hairline, single line, edges aged and dirty, no offset, never reopened.
- On a known seasonal-movement joint (stucco control joint, plaster lath line) that is dormant in the current season. Note width and re-check across a season.
- Repair now (cosmetic, paint-grade):
- Stable film cracking (crazing/checking) with sound substrate beneath, no movement.
- A hairline substrate crack that has aged, is not offset, and does not reopen on probing. Fill with flexible filler and paint.
- Address cause first, then repair:
- Crack widens seasonally, has reopened after a prior fill, or shows fresh clean edges.
- Any offset or step across the crack, diagonal from an opening corner, or stair-step in masonry. This is movement or structural; cosmetic fill alone fails.
- Stucco/EIFS cracks wider than a hairline at control joints, or drywall joints repeatedly cracking, which signal framing movement, fastener pops, or a failed joint that must be re-treated, not just filled.
Confirming diagnosis
Confirm activity rather than guessing from one look. The simplest field method is a witness mark: bridge the crack with a thin rigid patch of plaster or a glued glass tell-tale, or pencil a dated line across it, and re-check over weeks to a season. A broken tell-tale or a widened line confirms active movement and rules out a cosmetic-only repair. Confirm depth by probing: a crack that bottoms in the film is a coating problem; one that passes into the substrate and crumbles material is structural. For drywall, locate whether the crack follows a taped seam or a fastener line, which distinguishes a tape/joint failure from framing movement.
Remediation
Match the repair to the crack family; never bury an active crack under paint.
- Film cracking, sound substrate: sand or scrape the loose film, feather edges, spot-prime, skim if needed, and recoat. Severe alligatoring may need removal to substrate in that area.
- Stable substrate hairline: rake out, fill with a flexible patching compound, prime the patch, and paint.
- Active substrate crack: fix the cause first. Re-tape and refasten failed drywall joints; address fastener pops; for stucco, route and seal control-joint cracks with elastomeric sealant or recoat with an elastomeric system rated to bridge movement; for masonry, evaluate the structural cause before sealing.
- Where movement cannot be stopped (true expansion/control joints), use a sealant or bridging coating designed to flex, not a rigid filler that will re-crack.
For exterior stucco where many fine cracks move seasonally but none are structural, an elastomeric coating rated for crack-bridging (tested under ASTM C661 or the coating's own elongation spec) covers the field movement that rigid paint cannot. Do not reach for elastomeric to hide a structural crack with offset; that is a repair to defer until the cause is evaluated, because a flexible coating over active framing movement still telegraphs and traps moisture. The rule across substrates is the same: stable and cosmetic gets filled and painted now, active and moving gets its cause addressed first.
