Mildew Returns Only On Shaded Elevation After Clean: Decision Tree
Why this matters
Mildew that comes back on the north or shaded side of a building within a season after you washed and painted is rarely a paint-quality failure; it is an environment that stays wet and dark long enough for spores to recolonize, combined with a clean step that killed surface growth but left viable spores or a feeding film behind. Painters often blame the coating and re-coat, but recoating over live mildew or onto a chronically damp face just feeds the next bloom. The decision is whether to attack the bio side (kill, remove, and choose a mildewcide-fortified finish) or the moisture side (reduce shade, dampness, and standing-water sources), and usually both. This tree separates a washing-thoroughness miss from a true environmental moisture load so you do not keep selling the same paint job twice.
Symptom presentation
True recurring mildew is a black, gray, or greenish speckle-to-blotch pattern that concentrates on shaded, poorly drained, or splash-zone areas (under eaves, behind shrubs, low on north walls, around irrigation overspray). It often reappears in the exact pattern it had before washing, which signals an incomplete kill or a persistent moisture map. Distinguish it from dirt (uniform, washes off cleanly and does not regrow) and from algae (green sheet film, also moisture-driven). A quick field test: dab household bleach solution on a suspect spot; mildew lightens within a minute, ordinary dirt does not.
Quick checks
- Bleach-dot test to confirm it is biological, not dirt or staining.
- Note the elevation and microclimate: north/east shade, overhanging trees, dense foundation plantings, irrigation heads hitting the wall, blocked gutters dripping on the face.
- Recall the wash method. A plain pressure rinse removes color but not spores or the surfactant/dirt food film; only a biocidal clean kills. If no biocide was used, that is the leading cause.
- Read the coating that was applied; did it contain a mildewcide additive, and is it a low-sheen flat (more porous, holds moisture) on a chronically damp face?
Isolation tree
- Does the bleach-dot test fail to lighten the spot? Then it is not mildew (dirt, tannin, or a coating stain); exit this tree.
- Confirmed biological and it returned in the same footprint. Was a biocidal/anti-microbial wash actually performed before painting, or just a rinse? If rinse-only: incomplete kill. Branch to clean-correctly. Spores survived and recolonized.
- Biocidal wash was done correctly but it still returned across the whole shaded face within a season? Branch to environmental moisture load. The kill worked; the conditions re-seeded faster than the film resists.
- Did it return only in narrow bands (under a gutter seam, along a splash line, behind a specific shrub)? That is a point moisture source. Fix the gutter, redirect the irrigation, prune the planting; the coating is not at fault.
- Whole-face recurrence on a flat, mildewcide-free coating in deep shade? Branch to coating selection plus environment. The film offered no biocidal package and stayed damp.
Confirming diagnosis
Verify the kill was the gap by re-treating a test panel with a labeled mildewcide cleaner, scrubbing, rinsing, and drying, then watching that panel against an untreated section over several wet weeks; if the properly killed panel stays clean longer, incomplete cleaning was driving recurrence. Quantify the moisture load by checking how long the elevation stays visibly wet after rain or dew, and by metering the substrate at mid-morning; a face that is still damp hours after sunrise is a chronic-moisture environment that needs both a biocidal finish and shade/water reduction. Confirm the finish chemistry against its TDS: many premium exterior acrylics state mildew-resistance and an additive option; a flat with no mildewcide on a north wall is a known recurrence risk.
Remediation
- Incomplete kill confirmed: re-wash with a labeled mildewcide/anti-microbial cleaner (or a controlled sodium-hypochlorite-and-detergent solution), agitate to break the dirt/biofilm food layer, dwell per label, rinse, and dry fully before any coating. A surface that looks clean but was not killed will regrow under fresh paint.
- Environmental moisture load confirmed: reduce the inputs you can control. Prune and pull plantings back off the wall for airflow, redirect irrigation heads, clear and repair gutters/downspouts so the face is not dripped on, and improve drainage at the base. These do more for recurrence than any coating.
- Coating selection: on shaded, damp-prone elevations, specify a premium exterior 100 percent acrylic with a mildew-resistant (mildewcide-fortified) formulation, and lean toward satin/low-luster over dead flat where appearance allows, since the slightly tighter film sheds moisture and cleans better. A mildewcide additive can be field-added per the finish manufacturer's direction when the stock product lacks one.
- Point source confirmed: correct the specific gutter, splash, or planting; spot-treat and recoat only the affected band.
Sodium-hypochlorite (bleach) cleaning solutions release chlorine vapor, harm vegetation, and must never be mixed with ammonia or acid products. Protect eyes, skin, and nearby plants, ventilate, and follow the cleaner's SDS and any local wash-water discharge rules.
