Efflorescence Recurs on Masonry After Paint Decision Tree

Why this matters

Efflorescence is the white, powdery, crystalline salt that pushes out of brick, block, and stucco, and when it keeps coming back after a paint job it is telling you that water is still moving through the masonry and carrying dissolved salts to the surface. Paint did not cause it and paint cannot stop it; the recurrence is proof of an unaddressed moisture path. The trap is treating it as a surface cosmetic problem, scrubbing it off and recoating, only to watch it bloom again and lift the new film with it. The salts crystallize behind or under the paint and the expansion pressure peels the coating, so a recurring-efflorescence wall is on a path to coating failure regardless of how good the paint is. The senior diagnosis separates the moisture source (rising damp, a leak, wind-driven rain, fresh masonry still releasing construction moisture) from the coating mistakes (impermeable film trapping vapor, painting too soon, no prep) and fixes the water before touching the wall again.

Symptom presentation

White powdery or crystalline deposits reappear on the painted masonry, often weeks to months after recoating, frequently accompanied by blistering, peeling, or a chalky bloom under the film. Note location: efflorescence concentrated low on a wall points to rising damp or splash; high or in a band points to a specific leak (parapet, coping, flashing); spread across a new wall points to construction moisture leaching out as it dries. Note the deposit behavior: efflorescence dissolves in water and reappears as the surface dries (a sign of active salt transport), while hardened mineral deposits or calcimine do not. Note whether the paint is lifting where the salts emerge, that coupling of efflorescence and peeling is the diagnostic signature of moisture-driven coating failure, not adhesion. Distinguish from mildew (organic, dark, in damp shade) and from chalking (binder degradation).

Quick checks

Confirm it is efflorescence: a water spray dissolves it and it recrystallizes as it dries, distinguishing it from a hardened mineral scale. Probe for moisture with a meter on the masonry; elevated readings confirm active water. Identify the water source: check for failed flashing, cracked coping or parapet caps, missing weeps, grade and splash at the base, downspouts dumping nearby, and sprinklers hitting the wall. For new masonry, ask how long it has cured; fresh concrete and mortar release moisture and alkali for an extended period and must not be painted too soon. Check the coating type used: an impermeable or low-perm film over a damp wall traps vapor and salts behind it. Check whether the masonry was painted while still alkaline (a fresh-masonry primer or a wait for alkalinity to drop is required).

Branch on moisture source. If efflorescence is low and the base is wet from grade, splash, or rising damp, the branch is bulk water at the base, fix is correct grade and drainage, add a capillary break or below-grade waterproofing as needed, then recoat with a breathable system. If it is high or in a band tied to a leak, the branch is water entry above (coping, flashing, parapet), fix is repair the source then recoat. If it is a new wall blooming broadly, the branch is construction moisture and alkalinity, fix is allow full cure, neutralize and prime with an alkali-resistant masonry primer, and use a breathable topcoat. If the paint is impermeable and trapping vapor, the branch is wrong coating for masonry, fix is strip and recoat with a vapor-permeable mineral or breathable acrylic masonry coating. If salts and peeling recur even after the obvious source is fixed, the branch is a hidden ongoing moisture path, fix is further moisture investigation before any coating.

Confirming diagnosis

Confirm active salt transport by cleaning the efflorescence off dry (brush, no water first), then observing whether it returns; recurrence confirms ongoing moisture movement, not a one-time deposit. Confirm the moisture source with targeted testing: a hose or rain-simulation test at suspected entry points above, or moisture-meter mapping that traces the wet zone back to its origin. Confirm new-masonry alkalinity with a pH test on the surface; a high reading means it is too soon or needs an alkali-resistant primer. Confirm the coating is the trap by checking vapor permeability of the product used against a breathable benchmark; an impermeable film on damp masonry will keep failing. Do not recoat until the wall reads dry at the meter after the source is addressed and a clean-and-wait cycle produces no new bloom.

Remediation

Fix water first, every time. Repair flashing, coping, and parapet leaks; correct grade, splash, and drainage at the base; redirect downspouts and sprinklers. For rising damp, address the capillary path (drainage, below-grade waterproofing, or a documented decision to use only a breathable coating and accept the condition). Let new masonry cure fully before painting. Then prep: dry-brush off efflorescence (avoid washing salts deeper), and for stubborn salts use a masonry cleaner per its directions, neutralize, and rinse and dry. Prime with an alkali-resistant masonry primer on fresh or high-pH masonry. Specify a vapor-permeable coating, a breathable acrylic masonry paint, an elastomeric only where appropriate, or a mineral silicate coating, so the wall can dry outward rather than trapping vapor and salts under an impermeable film. Document the moisture remediation as the root-cause fix; a recoat warranty over an uncorrected leak is a future loss.
