Lawn Renovation vs Replacement Decision
Why this matters
A customer with a 40 percent weedy, thin lawn asks "do I need a whole new lawn?" The honest answer is "it depends": renovation through aeration, overseeding, fertilization, and weed control can rehabilitate a marginal lawn for a moderate while complete replacement (sod) is a significant cost. The right answer for the customer depends on the underlying causes (treatable or not), the time frame (renovation takes 1 to 2 seasons; replacement is immediate), and the budget. A contractor who can walk through this decision honestly closes the right path for each customer, building trust whether they sell the small renovation or the big replacement.
When renovation is the right call
Renovation works when:
- Lawn is 40 to 70 percent acceptable turf (the rest is weeds or bare)
- Underlying conditions are correctable (improve soil, address shade, reduce traffic)
- Customer can wait 6 to 18 months for full improvement
- Customer has budget for ongoing care during renovation (fertilization, mowing, watering)
- Turf species is appropriate for the climate and use
When replacement is the right call
Replacement is needed when:
- Lawn is less than 30 percent acceptable turf (mostly weeds or bare)
- Wrong species for the climate (cool-season in deep south, warm-season far north)
- Severe soil contamination (chemical spill, septic failure damage)
- Customer needs immediate visual transformation (sale of home, event)
- Customer's budget is sufficient
- Underlying conditions are correctable BEFORE replacement (sod over bad soil fails again)
The renovation procedure
For a 50-percent thin lawn, the standard renovation plan over a 6 to 18 month period:
Phase 1: Assess and plan (week 0)
- Soil test
- Identify problem areas (compaction, shade, traffic, pest, disease)
- Identify weed pressure
- Plan timeline aligned with turf type (fall for cool-season; spring for warm-season)
Phase 2: Weed control (months 1-3)
- Identify dominant weeds
- Apply appropriate herbicide (selective for broadleaf; specific for grasses or sedges)
- Wait the appropriate label interval before reseeding
Phase 3: Core aeration (month 4-5)
