Fall Core Aeration & Overseed

Purpose

Define the core-aeration + overseed protocol performed in fall on cool-season residential lawns. Single highest-impact lawn-care service of the year for cool-season turf - fixes compaction, introduces fresh genetics, sets up the lawn for a thick spring green-up. The combination justifies premium pricing because the visible improvement next spring sells the next year's contract.

Scope

Applies to:

  • Cool-season residential lawns (fescue, bluegrass, ryegrass, perennial rye)
  • Transition-zone lawns where customers prefer cool-season blends
  • Lawns in the optimum planting window (4 - 6 weeks before first expected frost)

Excludes warm-season lawns (don't overseed; they overseed themselves via stolons), and severely compromised lawns (need renovation, not overseed).

Responsibilities

  • Dispatcher schedules within the local overseed window; confirms property access + utility marking 5 days ahead
  • Lead technician runs the protocol + the customer briefing
  • Customer is given the post-service watering instructions + 2-week visual update

Procedure

  1. Mark utilities. Call 811 (in U.S.) at least 3 working days before. Document the markings; aerator tines hit gas + water lines if unmarked.
  2. Customer briefing. "I'll core-aerate (the cores will sit on the lawn - they break down in 2 - 3 weeks; don't rake them), then overseed. You'll need to water lightly twice a day for the first 2 weeks to germinate the new seed."
  3. Mow first. Cut the lawn to 2 - 2.5" - short enough that seed reaches the soil but not scalped.
  4. Aerate. Use a core aerator (NOT spike aerator - spike compacts further). Make 2 perpendicular passes across the entire lawn at the slowest practical speed. Cores should be 2 - 4" deep and 2 - 4" apart. The lawn should look obviously "dotted" with plugs afterward.
  5. Apply starter fertilizer per label rate. A starter fertilizer is higher in phosphorus (the "P" in NPK) than typical lawn fertilizer because seed development needs it.
  6. Overseed with a high-quality grass seed blend matched to the customer's sun/shade conditions. Apply at 4 - 6 lb per 1,000 sq ft. The aeration holes catch the seed and improve soil contact.
  7. Light drag (optional) with a rake or aerator drag to settle the seed into the holes.
  8. Topdress lightly with a thin layer of compost or topsoil ONLY if heavily compacted areas need it (typical: under 1/4"). Skip if lawn is already thick.
  9. Water immediately - light watering, not flooding. Seed needs surface moisture; flooding washes it away.
  10. Customer hand-off with written watering schedule:
  • Days 1 - 14: water lightly 2x daily, 10 - 15 minutes per session
  • Days 14 - 28: 1x daily, deeper
  • Day 28+: return to normal weekly cycle

Acceptance Criteria

  • Visible plugs across the lawn after aeration
  • Even seed distribution (no obvious bare spots or piles)
  • Starter fertilizer applied at correct rate
  • Customer has written watering instructions
  • Photos taken post-service for the 6-week follow-up comparison

Troubleshooting

  • Soil too dry to aerate effectively: tines bounce; cores break apart. Reschedule after rain or watering 24 - 48 hours ahead.
  • Soil too wet: tines slice clay into a smear; cores don't form. Aerator skids on the surface. Reschedule.
  • Old thatch layer thicker than 1": aeration alone won't help. Add a power-rake / dethatch service before aerating; quote separately.

Aerator tines can hit shallow irrigation, invisible fence wire, drip lines, and landscape lighting cable. Flag everything before starting. A torn drip line repaired = ~ + 30 minutes; a cut invisible fence + the customer's dog now off-leash = an angry phone call AND a repair. Pre-marking is cheap insurance.
