Mini-Split Leaking Water Indoor Head Decision Tree

Why this matters

Water dripping out of a wall-mounted mini-split head is a classic call that has exactly six causes, and the cause sorts almost entirely by visual inspection plus a single bubble test. Done in order, it's a 20-minute fix. Done backwards, techs replace drain pans and pumps that were fine, miss the pitched-wrong line set sleeve outside, and get callbacks the next time it rains.

Symptom presentation

Water dripping from the bottom of the indoor head, usually at one corner. Often worse in humid conditions, after a power outage (pump-down failures), or following a recent re-paint or wall hanging that bumped the head. Sometimes accompanied by gurgling sound (pump on suction stroke) or water spitting (over-pressurized drain line).

Quick checks (under 2 min)

Step 1: Is the head level? Mini-split heads must be installed dead level side-to-side or with a slight pitch toward the drain side. Out of level toward the non-drain side and condensate pools in the wrong corner. Quick check with a torpedo level on top of the head. If unlevel, remount.

Step 2: Where exactly is the water coming from? Pull the front panel and look:

  • Front-right or front-left bottom corner of the drain pan = pan overflow or unlevel head.
  • Behind the head out the wall sleeve = pump issue or line set slope wrong.
  • Around the line set entry = sleeve / wall sleeve sealing issue.

Step 3: Look at the indoor coil. Frost or ice on the coil = restricted airflow (dirty filter, fan motor weak, coil dirty). Ice melt during off cycles overwhelms the drain pan.

Isolation tree

Branch 1: Filter loaded, coil dirty. Most common cause of drain overflow on residential mini-splits. Restricted airflow drops coil temperature below freezing, ice forms, ice melts during fan-only or off cycles, pan can't keep up.

  • Wash filters (most ductless filters are washable; replace if frayed).
  • Chemical-clean coil (alkaline cleaner; rinse thoroughly with low-pressure spray).
  • Check coil temperature delta T after cleaning: should be 18 to 22 F drop across the coil at design conditions.

Branch 2: Drain line slope wrong outside. The condensate line should pitch downward continuously from the head to the termination at 1/4 in. per ft minimum. Failures:

  • Drain line zip-tied to the line set without independent support, dipping in the middle of a run.
  • Drain line snaked behind cabinetry that crowded it into a low spot.
  • Line set sleeve pitched into the wall rather than out (rare on first install, more common on re-installs). Re-route or re-pitch; secure with proper hangers every 4 ft.

Branch 3: Condensate pump failure (head + pump installs only). Listen for the pump cycling. Pump fails in three modes:

  • Doesn't run at all (electrical fault or float stuck open). Check 24 VAC at the pump terminals; replace pump if voltage present but no operation.
  • Runs continuously (float stuck closed). Check float operation by hand; replace pump.
  • Runs but doesn't pump (impeller failure or air-locked). Prime, check head pressure spec; replace if pump can't lift to required height. Common pumps: Aspen Mini Lime, Sauermann Si-30, Little Giant VCMA - know the model, know the failure mode.

Branch 4: Clogged drain line (gravity-drain installs). Vacuum the drain line at the outdoor termination with a wet/dry vac. Run water through with a flush bag. Most ductless drains develop biofilm in 18 to 36 months in humid climates; an annual maintenance flush prevents this. Bubble test: with the line connected and the head running, watch for steady water dribble at the termination. Intermittent, slow, or no flow = restriction. Find it, clear it.

Branch 5: Cracked or warped drain pan. After 8 to 12 years a plastic pan can develop hairline cracks, especially where the drain spigot meets the pan body. Visual + dye test (food coloring in the pan, look for stain underneath). Replace pan per OEM service procedure (some require coil removal).

Branch 6: Wall sleeve sealing failure. Water entering the wall from outside (rain blowing in through the sleeve sleeve) presents as a leak around the line set, not from the drain pan. Inspect outdoor sleeve cap, putty seal, and slope of the wall penetration. Re-putty with proper electricians' duct seal (not silicone caulk, which doesn't adhere long-term to vinyl siding).

Confirming the diagnosis

After repair, run the head on max cool for 30 minutes and observe:

  • No water from the head front, back, or sleeve.
  • Steady drip at the outdoor termination (gravity) or pump-cycle audible and steady (pump install).
  • Coil temperature delta within spec.
  • Head dead level.

Repair / remediation

  • Coil and filter cleaning: schedule annually in humid climates, biennially in dry climates. Sell the annual maintenance the day you do the repair.
  • Drain line re-pitch: secure with proper clamps; never zip-tie to the refrigerant line set.
  • Pump replacement: OEM or quality aftermarket (Sauermann Si-30 fits most heads); verify lift requirement before selecting model.
  • Drain pan replacement: OEM part, follow service manual for coil removal where required.
  • Wall sleeve: electricians' duct seal, exterior trim plate, proper outdoor cap.

Common preventable causes for callbacks

  • Customer-side filter maintenance not done. Document on the invoice; recommend quarterly filter wash.
  • Coil never cleaned since install. Document age, sell the deep clean.
  • Drain line zip-tied to line set on original install - re-do properly during the fix.
  • Outdoor line set cover slope reversed - the line set goes through a horizontal cover that doesn't pitch downward; condensate sits in the cover trough and back-fills.
