Annual Boiler Service

Purpose

Define the annual maintenance protocol for residential hot-water + steam boilers. Boilers are simpler than furnaces mechanically but more demanding chemically - water chemistry, scale buildup, and corrosion all manifest differently from forced-air systems. Annual service catches the leaks + sediment + combustion issues before they become heating-season emergencies.

Scope

Applies to:

  • Residential gas-fired + oil-fired hot-water boilers
  • Residential steam boilers (limited scope - oil-fired steam often needs an oil specialist)
  • Modern modulating-condensing boilers
  • Conventional cast-iron boilers in older homes

Excludes commercial boilers > 400 MBH (different scope + licensing), electric boilers (different protocol), and systems with active failure (those are service calls).

Responsibilities

  • Dispatcher schedules fall visits before heating season
  • Lead technician runs the protocol; oil-fired units need an oil-burner specialist for combustion adjustment
  • Customer witnesses the relief valve test + understands the year-over-year water-chemistry monitoring

Procedure

  1. Customer briefing. "About 60 - 90 minutes. I'll inspect every component + check water chemistry."
  2. Visual inspection. Cabinet, jacket, vent connections, expansion tank, circulator pumps, pressure relief valve, low-water cutoff (steam only).
  3. Verify operating pressure. Hot-water boilers: cold pressure 12 - 15 psi (residential). Operating pressure climbs to 20 - 25 psi when hot. Pressure outside range = expansion tank issue.
  4. Test the relief valve. Lift the lever briefly; valve should discharge water; reset cleanly. If it won't discharge or won't reset, replace.
  5. Check the expansion tank. Bladder-style tanks have an air pre-charge (typically 12 psi for residential). Test with a tire gauge on the schrader valve at the bottom. If pre-charge is low, the tank needs replacement OR re-charging.
  6. Inspect circulator pumps. Listen for normal humming, not grinding. Worn pump bearings = quote replacement; failed pumps = replace.
  7. Combustion analysis (gas boilers). CO at the flue, O2, stack temp, draft. Document on field report.
  8. Inspect the heat exchanger for soot buildup or corrosion. Clean if accessible per manufacturer.
  9. Check the venting. Flue should rise consistently; no obstruction at the chimney connection or termination.
  10. Sample boiler water (sealed systems). Look for color - clear is good; brown/black = corrosion + suspended sediment. Severe contamination = flush system + add corrosion inhibitor.
  11. Bleed air from radiators if the customer notes any cold spots in the heating season. Top off the system if low.
  12. Test low-water cutoff (steam boilers only). Drain the LWCO test cock briefly; burner should shut off when water level drops.
  13. Inspect zone valves + thermostats. Each zone should call independently.
  14. Document everything on the field report.

Acceptance Criteria

  • Operating pressure within range
  • Relief valve operates + reseals
  • Combustion analysis within manufacturer spec
  • All zones call + heat independently
  • No visible leaks at any joint or component
  • Customer signs the field report with any flagged repairs quoted

A failed pressure relief valve on a hot-water boiler is a structural fire / explosion risk. The valve is the last-line safety device against overpressure caused by a stuck control. NEVER service a boiler with a non-functioning relief valve; replace before re-energizing. NEVER cap the relief valve outlet to "stop the dripping" - that bypasses the safety + can cause an explosion if pressure climbs unchecked.
