New Foundation Crack Appears One Week After Service: Post-Service vs. Pre-Existing Decision Tree

Why this matters

A customer who reports a new crack shortly after service is presenting a potential liability claim and a documentation dispute simultaneously. How it resolves depends almost entirely on whether pre-service photos and condition notes exist. Companies that document every job before touching the wall typically resolve these calls in one conversation. Companies that skip documentation spend hours on disputes that cannot be conclusively settled either way, and often absorb repair costs or refunds they may not owe. This article gives the diagnostic framework and the communication protocol for both situations.

The three-branch decision tree

Before any site visit, gather the pre-service documentation. Every branch below depends on what was recorded.

Branch 1: service-related crack (rare but real) Branch 2: pre-existing hairline crack newly visible Branch 3: unrelated seasonal or shrinkage crack coincidentally timed

What to gather before the site visit

  • Pre-service photos: date-stamped, covering all walls where work was performed, ideally taken before cleaning or surface preparation
  • Service report noting specific crack locations, widths, and condition at time of work
  • Description of exactly what work was performed: drilling locations, excavation zones, anchor plate positions, any impact tools used
  • Customer description of when and where they first noticed the crack

If pre-service photos do not exist, note this before the visit. Physical evidence (efflorescence, edge weathering) becomes the primary argument.

Branch 1: service-related crack

Service-related cracking is uncommon but does occur. The most common mechanisms are:

  • Rotary hammer drilling for wall anchor rods transmits vibration into the wall. If the wall had an existing micro-crack below the surface, drilling at or near that location can propagate it to a visible surface crack.
  • Excavation for exterior anchor plates loosens soil and briefly reduces lateral support. A wall already at its stress limit can deflect slightly when lateral support is removed, initiating a crack.
  • Driving a steel post or helical anchor adjacent to the footing transmits impact energy through the soil. In rare cases this reaches the wall.

How to identify service-related cracking:

  • Crack location correlates with work site. The crack is within 12 to 18 inches of a drill hole, excavation zone, or anchor location.
  • Crack is a vertical or diagonal stress crack radiating from a drill penetration point.
  • Crack width is relatively uniform from top to bottom (tension crack from point loading) rather than wider at one end.
  • No pre-service photo shows any cracking or distress at this location.

If the crack is at a drill hole, at a wall anchor insertion point, or along the excavation line, treat it as potentially service-related until confirmed otherwise. Do not dismiss the claim at the door. If it is service-related, acknowledging it and repairing it promptly is far less costly than a dispute.

If service-related cracking is confirmed:

  • Photograph the crack against the drill hole or work site to document the correlation
  • Fill the crack at no charge; this is a workmanship correction, not a warranty claim
  • Note the corrective action in the job record

Branch 2: pre-existing hairline crack newly visible

Hairline cracks smaller than 0.005 inches (a human hair is approximately 0.003 inches) are often invisible until:

  • Surface dust or debris is removed during cleaning before a repair
  • Moisture wicks into the crack and darkens it, then evaporates and leaves a faint white line
  • Indoor lighting changes (a work light placed during service that was not there before)
  • The customer begins examining the walls closely after service and notices features they had not previously observed

How to identify a newly-visible pre-existing crack:

  • The crack has no correlation to the work location (it is on the opposite wall, or well away from any drilling or excavation)
  • Pre-service photos do not show the crack, but photo quality or lighting may simply have missed a hairline
  • The crack has a rounded, slightly weathered edge rather than a sharp fresh fracture face. Fresh cracks have a clean, angular edge; old cracks are slightly blunted.
  • Efflorescence (white mineral deposits) inside the crack indicates water has been wicking through it for months or years. Efflorescence cannot form in a week.
  • The crack path follows a control joint, aggregate particle boundary, or aggregate popout - classic shrinkage or drying patterns in concrete that form early in the wall's life.

If a pre-existing crack is confirmed and documented:

  • Show the customer the crack edge and any efflorescence, and explain that the rounding and mineral deposits indicate this crack is not new
  • Offer to fill it if it is a water entry risk; this builds goodwill and is a legitimate add-on scope
  • If pre-service photos show the area without a visible crack due to lighting or angle, acknowledge the limitation of the photos and let the physical evidence (efflorescence, edge weathering) carry the explanation

Branch 3: unrelated new crack from seasonal movement

Concrete foundation walls develop new cracks from shrinkage, thermal cycling, and seasonal soil movement throughout their service life. A crack that appears one week after service may have formed within a day or two of service due to a temperature drop, a wet-dry cycle in expansive soil, or soil movement from a heavy rain.

How to identify an unrelated new crack:

  • Crack is completely outside the work zone (different wall, or more than 4 feet from any drilling, excavation, or anchor)
  • Crack pattern matches typical shrinkage or thermal cracking: vertical crack near the center of a long wall span, tight crack that does not widen toward either end
  • A temperature shift of more than 30 degrees or a significant rain event occurred in the days between service and the customer's report
  • The crack is a hairline with no displacement (the two crack faces are flush with each other)

If unrelated new cracking is confirmed:

  • Explain that new shrinkage cracks are a normal part of concrete curing and seasonal movement, and can appear at any time regardless of recent service
  • Offer an assessment to determine whether the crack needs filling or sealing; distinguish cracks that need repair from those that are cosmetic
  • Do not claim the crack is definitely unrelated if the work zone is nearby - use physical evidence and acknowledge uncertainty where it exists

Site visit protocol

Lead with pre-service photos rather than presenting them defensively. Measure and photograph the reported crack before touching it. Walk through the physical evidence (edge weathering, efflorescence, location relative to work) with the customer present and state the conclusion with its basis. Offer a specific next step: repair at no charge if service-related, optional fill if pre-existing, or assessment only if cause is unclear. Avoid definitive statements that cannot be supported by observed evidence.
