Foundation Settling Diagnostics

Symptom

Customer reports concerns about their foundation: cracks in walls or ceilings, doors that won't close, sloping floors, gaps at the chimney, separation at the foundation wall. The reflex assumption is "the house is sinking", and sometimes that's true. Often the actual cause is something else (normal aging, weather-related, drywall issues, or moisture). Proper diagnosis distinguishes structural foundation issues from cosmetic or non-structural issues; the recommendation that follows can differ by orders of magnitude in cost.

Diagnostic approach

A thorough foundation diagnostic includes:

  1. Visual inspection
  2. Measurements (level, plumb, gap)
  3. Identification of the cause (settlement, expansion, soil issue, water issue)
  4. Recommendation appropriate to the cause

Visual inspection

Walk the property; document with photos.

Exterior

  • Walk around the foundation perimeter
  • Look for cracks in the foundation wall
  • Look for cracks in the brick / siding
  • Look for gaps at corners
  • Look for displaced bricks at corner stairsteps
  • Note any visible settlement (foundation noticeably out of level)
  • Check the grading away from the foundation
  • Check gutter and downspout performance
  • Check for trees within 30 ft (root impact)

Interior basement

  • Inspect all foundation walls
  • Look for cracks (note location, direction, width)
  • Look for bowing or displacement
  • Look for water infiltration
  • Note any visible settling of the floor
  • Check for sloping floor

Interior main floors

  • Walk through each room
  • Note any sloping floors (use a level on each floor)
  • Note any visible cracks in walls, ceilings
  • Note any door or window that doesn't operate properly
  • Note any gaps at moldings or trim

Specific areas

  • Corners of windows (cracking common indicator)
  • Corners of doors (cracking from settling)
  • Where walls meet floor or ceiling (gaps)
  • Above doors and windows (header sagging)

Measurements

Level measurements

  • Use a 4 ft level on each floor
  • Walk the perimeter of the floor
  • Note any low or high spots
  • For severely sloping floors: laser level for greater precision

Plumb measurements

  • Use plumb bob or laser at corners
  • Check verticality of foundation walls
  • Note any deviation from plumb

Crack widths

  • Use a crack-width gauge
  • Document each crack with width measurement
  • Track widening over time (monitoring)

Gap measurements

  • Gaps at chimney to house separation
  • Gaps at trim or moldings
  • Gaps at floor to wall joints

Cause identification

Settlement types

Uniform settlement

The entire foundation drops at the same rate. Often happens in:

  • New construction with inadequate soil compaction
  • Sites with thick fill below the foundation
  • Older sites where the entire building shifts

Treatment: usually monitor; if continuing, underpinning (helical or push piers).

Differential settlement

Different parts of the foundation drop at different rates. Often happens with:

  • Soil conditions vary across the building footprint
  • Tree roots removing moisture from one side
  • Water leak or drainage issue on one side
  • Surcharge load on one side

Treatment: targeted underpinning at the settling sections.

Expansive clay movement

Clay soils expand when wet and contract when dry. The building heaves and settles seasonally:

  • Cracks appear in summer (dry); close in winter (wet)
  • Or vice versa depending on regional climate
  • Doors and windows operate differently season to season

Treatment: stabilize moisture (drainage improvement); sometimes underpinning to soil below the active zone.

Frost heave

In cold climates, water in soil freezes; ice expands; lifts the foundation:

  • Visible only in cold weather
  • Recovers in spring
  • Worst when foundation is in shallow soil that freezes

Treatment: foundation insulation or deeper footings (significant work; sometimes only feasible at new construction).

Common cracks and their meanings

Vertical crack in poured wall (under 1/4 inch wide)

  • Often shrinkage crack from concrete curing
  • Cosmetic typically; water leakage potential
  • Treatment: crack injection (polyurethane for sealing)

Diagonal crack in poured wall

  • Often stress crack from settling
  • Indicates the wall is reacting to differential movement
  • Treatment: depends on severity; injection plus monitoring; sometimes underpinning

Horizontal crack with bowing

  • Lateral pressure pushing wall inward
  • Structural concern
  • Treatment: wall stabilization (carbon fiber, anchors, beams)

Stairstep crack in brick / block

  • Settlement-related
  • Common in block walls
  • Treatment: depends on severity and direction; sometimes underpinning

Crack in drywall over doorway

  • Often related to settling
  • Sometimes wood shrinkage during seasonal moisture changes
  • Investigate further before concluding settlement

When to recommend full structural assessment

The diagnostic should trigger a referral to a structural engineer when:

  • Settlement exceeds 1 inch
  • Wall bowing exceeds 2 inches
  • Multiple cracks indicating combined movement
  • Visible foundation displacement
  • Customer reports significant ongoing movement
  • Insurance claim involved
  • Real estate transaction involved
  • Customer wants definitive structural verdict

Engineering report is a meaningful but bounded fee, and provides:

  • Documented assessment
  • Treatment recommendations
  • Stamp for code or insurance purposes

Monitoring techniques

For situations where ongoing observation matters:

Tell-tale crack monitors

  • Plastic plate with grid pattern
  • Two-piece design that overlaps
  • Marking shows displacement over time
  • Inspect monthly for measurable change

Slab elevation monitoring

  • Establish reference points
  • Measure elevation at each visit
  • Track changes over months / years

Customer photo journal

  • Customer photographs cracks periodically
  • Provides timeline of progression
  • Useful for customer's own understanding

Common misdiagnoses

"Cracking is foundation settlement"
