Pressure-Treated Fence Posts Leach Brown Stains onto Adjacent Pavers After Installation: Post-Service Decision Tree

Why this matters

Brown or rust-colored stains on pavers, concrete, or stone adjacent to newly installed pressure-treated posts are one of the most common post-service calls fence contractors receive. Without advance customer communication, this looks like a defect or damage caused by the installation. Understanding the cause and the timeline - and explaining it at job close - is the difference between a warranty callback and an informed customer who already expected it.

What you are seeing

Within 2-8 weeks of installing pressure-treated posts, brown, tan, or orange-brown staining appears on concrete, pavers, natural stone, or other hard surfaces at the base of the posts. The staining radiates outward from the post base in a roughly circular or streak pattern following drainage lines. It does not appear on wood or soil surfaces, only on dense impermeable materials.

Cause and mechanism

Modern residential pressure-treated lumber uses copper-based preservative systems. Copper compounds in the treatment protect the wood from rot and insects. During the first wet season after installation, rain water running over the post surface carries dissolved copper salts down to the base. Where that water contacts an impermeable surface - concrete, pavers, limestone, sandstone - the copper precipitates out and leaves a brown, greenish-brown, or orange stain. The effect is heaviest in the first year and diminishes significantly after the surface treatment cures out of the outer wood fibers, typically over 12-24 months.

This is normal behavior for current-generation pressure-treated lumber. It is not a sign of defective lumber or incorrect installation when the post was set correctly.

Decision tree

Step 1 - Was the customer informed before or at job completion?

  • If yes, and the stain matches the described expected pattern, confirm to the customer that the staining is within normal range and provide a timeline for improvement. Skip to the Remediation section if they want the staining addressed sooner.
  • If no advance communication was given, this is a customer expectation problem as much as a technical one. Acknowledge the customer's concern, explain the cause clearly and without jargon, and provide the timeline. Do not treat this as a warranty defect on your part unless post placement or drainage differs from what was specified.

Step 2 - Were cut ends treated before setting?

When a post is cut to length in the field, the cut face exposes raw, untreated wood fiber. This end-grain absorbs and releases moisture much faster than the sealed factory surface. If the cut end was placed in-ground or at grade without end-treatment, leaching from that exposed surface is heavier and continues longer than a post with a sealed end.

  • Inspect whether posts have visible field cuts at or near the base. If the post was cut to height above grade, the cut end is at the top and is not the source. If a post was cut for depth reasons and the cut face was placed in-ground or at grade level, end-treatment was needed at installation.
  • If cut ends were not treated: the staining is likely heavier than normal and will take longer to diminish. For future jobs, apply a field-applied end-cut preservative to any pressure-treated cut surface before setting. This is a best-practice step, not always included in base scope - note whether your job scope included it and adjust the customer conversation accordingly.

Step 3 - Is the staining pattern consistent with normal leaching?

Normal leaching stains are diffuse, lighter at the edges, and follow water runoff paths from the post base outward.

  • If the staining is limited to the immediate perimeter of the post base and the first paver course, this is normal leaching. Timeline: expect visible improvement after the first full dry season; most customers see near-complete disappearance within 18-24 months without any treatment.
  • If the staining extends several feet from the post in concentrated streaks, check whether a drainage grade issue is channeling runoff from the post base across a large area. This is not a lumber defect but a site drainage factor.

Stain removal options

If the customer wants to address existing staining rather than wait:

Oxalic acid-based cleaners: These are the most effective option for copper-based stains on pavers and concrete. They are available as deck brightener and stone cleaner products at lumber and hardware retailers. Wet the surface, apply per product instructions, allow dwell time, scrub with a stiff brush, and rinse thoroughly. Test on a hidden area first - some light-colored limestone and sandstone are sensitive to acid cleaners.

Pressure washing alone: This moves surface-level deposits but does not dissolve copper staining that has penetrated paver pores. It is a good first step but usually incomplete on its own.

Baking soda poultice: Mild alkaline paste can lift light surface staining on dense pavers. Mix to a paste consistency, apply, allow to dry, and brush off. Effective only on very fresh, light staining.

Sealer reapplication: Once the stain is removed, applying a penetrating paver sealer reduces the pore absorption of future leachate during the remaining cure-out period.

Note on paver type: Dense, glazed, or sealed pavers stain less and clean up more easily than open-pore materials like tumbled travertine or unsealed concrete pavers.

Prevention for future installs

  1. Apply end-cut preservative to all field cuts on pressure-treated lumber before setting, even when the cut face will be above grade.
  2. Set post bases slightly proud of the paver surface so the post base dries faster and runoff drains away rather than pooling.
  3. Include a one-paragraph written note in your job close documentation explaining the expected leaching timeline and the normal appearance of the staining. This single step eliminates the majority of post-service calls on this issue.
  4. For customers with high-end paver installations, discuss a post base barrier at the design stage - a thin barrier ring of EPDM or similar material between the post base and the paver surface intercepts the first-season runoff.

Documentation

For warranty and callback management, note at job close: post dimensions, treatment type (ask your supplier - current spec is most commonly ground-contact rated with copper-based preservative), whether end-cut preservative was applied, and whether the customer received advance notice of leaching. A photo at job close showing clean pavers establishes the pre-leach baseline.
