Chain Link Tension Loss vs Stretched vs Broken Decision Tree
Why this matters
A chain-link fence that is "sagging" can be three separate failures and the customer cannot tell them apart from the curb. First is loss of tension at the rails and tension wire, recoverable by retensioning. Second is stretched fabric, where the fabric itself has been deformed under load (a downed tree, a vehicle, a child climbing), and retensioning does not restore the geometry. Third is broken fabric or a broken tension wire, which is replacement, not adjustment. Treating a stretched fabric as a tension loss wastes labor on a retension that springs back; treating broken fabric as stretched leaves a security hole. This tree separates the three at a glance.
Symptom presentation
Three patterns to distinguish. First, uniform belly-down sag across a long run with no local damage. Cause is loss of top rail or tension wire tension over time. Second, a localized concave deformation centered on a single point where something pushed the fabric (tree limb, vehicle, animal). Cause is fabric stretch at that location. Third, broken links or a broken tension wire visible on inspection. Each looks like "the fence is loose" but has a different repair path.
Quick checks at the door
Walk the full run. Sight along the top rail for sag and at the tension wire for sag separately; they are independent failure paths. At each line post, check the tension band and bar at terminal ends (corner, end, gate posts) for visible deformation, slipped bands, or broken bars. Probe the fabric weave with your fingers for broken wires or fabric pulled out of the selvage. Note the fabric specification (9 gauge residential, 11 gauge light commercial, 6 gauge industrial) because the deformation tolerance scales with wire gauge. Inspect the post tops, top rail couplings, and tie wires for failed connections; a fence with intact fabric but failed top rail will sag uniformly.
Isolation tree
Branch A top rail loose or sagging, fabric intact: top rail couplings have slipped, rail end caps have backed out, or the rail is buckled. Retension is the wrong call until the rail is reseated; the rail provides the top reference line that tension wire and fabric work against. Repair is reseating couplings, replacing failed caps, and straightening or replacing the rail section. Branch B tension wire sag, fabric intact: bottom tension wire has slipped at the terminal posts, the wire has corroded enough to lose elasticity, or it was undersize at install. Retension or replace the tension wire, refasten with hog rings at the manufacturer-spec interval (typical 24 inches). Branch C fabric stretched local: a single concave deformation, the surrounding fabric is sound, the rail and tension wire are intact. Retensioning will not pull the deformation back because the fabric has yielded. Repair is cutting out the deformed fabric panel and weaving in a replacement section, or in severe cases replacing the full fabric run between terminal posts. Branch D fabric broken or torn: visible broken links or selvage damage. Repair is weaving in a patch with new fabric and hog rings, or replacing the affected fabric run. Branch E tension band, bar, or terminal hardware failure: a slipped or broken tension band at an end post lets the fabric pull free; the fabric sags or pulls away. Repair is replacing the tension band, bar, and any failed hardware. Branch F line post out of plumb: a leaning line post drops the fabric on one side. Reset the post first, then retension.
Confirming diagnosis
Top rail problem is confirmed by sighting and finding a top rail joint that is loose or has separated. Tension wire problem is confirmed by feeling the bottom wire; sound tension wire is taut, failed wire deflects under finger pressure. Stretched fabric is confirmed by laying a straightedge against the fabric face and measuring deviation; uniform mesh is parallel to the straightedge, stretched mesh shows distortion in the diamond pattern. Broken fabric is confirmed by visual inspection. Terminal hardware failure is confirmed at the end and corner posts where the bands and bars are visible. Post lean is confirmed by a level on each line post.
Remediation
Top rail repair: remove failed couplings, replace with new manufacturer-spec couplings, straighten or splice the rail; if the rail has buckled, cut and replace the buckled section. Tension wire repair: loosen the wire at the terminal post, pull tension with a fence stretcher or come-along, reanchor with proper hog rings or wire-wrap, retie at every line post at 24 inch spacing. Stretched fabric: cut out the deformed section back to a sound diamond, splice in a new fabric panel by interweaving (do not just overlap and tie; the seam will telegraph), retension the fabric across the terminal posts with a stretcher bar and band, retie at line posts. Broken fabric: same as stretched fabric repair; replacement is the only durable fix. Tension band or bar failure: remove and replace the band and bar, retension the fabric. Line post leaning: reset the post in fresh concrete after assessing the cause of lean (see fence post repair article).
