Chase Cover vs Crown vs Cap Decision Tree

Why this matters

Three different parts at the top of a chimney are routinely confused by homeowners, insurance adjusters, and even general contractors: the chase cover, the crown, and the cap. Quoting a "new chimney cap" when the actual problem is a rusted-through chase cover wastes a service call and erodes customer trust. Each of the three sits in a different location on different chimney types (masonry vs framed chase), each has a distinct failure mode, and the replacement work belongs to different price tiers and different scope of work. This reference establishes the terms in the field-correct way and routes the diagnosis based on what the customer is actually pointing at.

The three parts defined

Chimney crown: the sloped concrete or mortar slab that caps the top of a MASONRY chimney structure (brick or block built up around tile flue liners). The crown is part of the masonry structure. It overhangs the chimney sides 2 inches with a drip edge and slopes 2 inches down to the brick edge with a 2-inch raised collar around the flue tile per CSIA standard. A crown is poured concrete (4,000 psi minimum) or built up in Type S mortar wash; mortar wash crowns are inferior and fail in 10-20 years.

Chase cover: a sheet-metal lid that caps the top of a FRAMED chimney chase (typically a 2x4 or 2x6 stud wall wrapped in plywood and sided to look like the rest of the house). Used over factory-built (zero-clearance) fireplaces and metal-vent appliances. The chase cover sits on top of the chase walls, overlaps the sides, and has a sealed penetration around the metal chimney pipe. Material is galvanized steel (cheap, rusts in 8-15 years), aluminum (lighter, no rust but dents), stainless steel (long life, premium price), or copper (premium aesthetic, oxidizes green but functionally lasts decades).

Chimney cap: the screened lid that sits on TOP of the flue itself - the part actually keeping rain, snow, leaves, and animals out of the flue passage. A cap mounts to the top of the flue tile, the top of the metal chimney pipe, or onto a multi-flue collar that covers an entire crown. A cap sits ABOVE the crown or chase cover, not in place of them.

A masonry chimney has both a crown and a cap. A framed chase has a chase cover (no crown) and a cap. Confusing the terms means quoting the wrong scope.

Diagnosis by photo or onsite glance

If the customer points to "the cap" and you see brick or block to the top with a sloped slab and a separate small mesh thing on the flue: they are looking at a masonry chimney with crown plus cap. Identify which is failed and quote that.

If the customer points to "the cap" and you see siding or stucco running all the way up with a flat metal lid at the very top: they have a framed chase with a chase cover and a cap. The lid is the chase cover. The mesh top is the cap.

If the customer says "my chimney is rusting": chase cover, with near certainty. Crowns do not rust (no metal). Caps rust but the customer would describe a small rusty mesh, not "the chimney."

If the customer says "I see a crack in the chimney top": crown. Chase covers do not crack; they rust through and develop seam separations. Caps do not crack in the way a homeowner would identify.

Path 1: failed crown on a masonry chimney

Crowns fail by cracking, eroding, missing material at corners, lack of slope toward the edge, lack of overhang, or being constructed in mortar wash instead of concrete. Failure modes by severity:

Hairline cracks up to 1/8 inch wide on an otherwise sound concrete crown: seal with ChimneySaver CrownSeal or SaverSystems CrownCoat elastomeric coating. Vapor-permeable, bridges hairlines, lasts 10-15 years. Cheapest legitimate fix.

Cracks 1/8 to 1/4 inch wide, or mortar wash crown with sandy crumbling material: full demo of the existing top course of mortar and rebuild in concrete. Use 4,000 psi mix, 2-inch overhang past the brick, sloped 2 inches toward the edge, with a 2-inch collar around the flue tile, expansion joint material (backer rod) between the concrete and the tile so the two move independently.

Crown failed plus brick top course deteriorated: rebuild the top 2-3 courses of brick AND pour a new crown. This is rebuild work, not cap replacement, and pricing reflects masonry labor.

Path 2: failed chase cover on a framed chase

Galvanized chase covers in coastal or freeze-thaw regions can rust through in 8-12 years. The water then enters the chase, runs down the framing, rots the plywood sheathing, and shows up at the ceiling indoors as a leak. Severity:

Surface rust without through-corrosion and seams still sealed: clean, prime with rust-converter primer (Rust-Oleum Rust Reformer or POR-15), seal the seam joints with high-temp silicone, paint with rust-inhibitive enamel. Buys 3-5 years. Customer must understand it is a holdover.

Through-rusted spots, seam failures, or daylight visible: replace. Custom-fabricated stainless 304 (or 24-gauge minimum galvanized) chase cover with cricket on the uphill side if the chase is wider than 30 inches per IRC R1003.20, integral collar around the metal chimney pipe with sealed high-temp silicone, drip edges on all sides 2 inches past the chase wall, full screws around the perimeter with neoprene-washer pan-head screws.

Stainless chase covers cost 2-3x galvanized but outlast them by 4-5x. Recommend stainless for any homeowner planning to stay in the home 10+ years.

Path 3: failed cap

Caps fail by: corroded mesh (animals enter or rain falls through), missing fasteners (cap blew off), bent or cracked lid (animal damage, falling debris), wrong size (too small, lets rain in from the side; too tight, restricts draft).

Single-flue cap fits onto a single flue tile or pipe with a clamp band. Multi-flue cap covers the entire crown of a chimney with multiple flues. Multi-flue covers also act as crown protection by shedding rain off the crown, so a homeowner with a borderline-failing crown can buy themselves 5-10 years of crown life by adding a multi-flue cap that overhangs the crown entirely.

Material choice: stainless 304 or 316 for any cap exposed to chimney exhaust gases (gas, oil, wood). Galvanized fails in 5-10 years on exhaust-exposed caps. Copper for premium aesthetic only; same functional life as stainless.

When the customer says "I have a leak at the chimney"

Run the leak-source decision tree separately (covered in the cap-vs-crown-vs-flashing leak source tree). Quoting a crown rebuild when the actual leak is from missing flashing is a refund-and-redo outcome. Always isolate the leak source before quoting the part replacement.
