Window Screen Cleaning Service

Why this matters

Screen cleaning is often offered as an add-on service to window cleaning at a modest per screen. For a typical residential 12-window job, that adds a modest to a moderate window cleaning bill - a meaningful margin boost. The challenge: screens are fragile (especially older aluminum frames and torn fiberglass mesh), customer-sensitive (visible damage is the customer's complaint), and add time. A contractor who handles screens cleanly and quickly captures the add-on revenue; one who damages screens or skips them altogether leaves money on the table.

When to offer

  • Always offer screen cleaning as part of a window cleaning quote
  • Customers may decline (some prefer to keep screens off during cleaning anyway)
  • Recommended frequency: same as window cleaning (typically 1 to 2 times per year residential)

Procedure for standard residential screens

Step 1: Remove the screen

  • Locate the screen tabs (usually on the inside)
  • Compress the tabs and tilt the screen out
  • Place screens in a stack with care

Step 2: Brush off loose debris

  • Use a soft brush to remove visible dust and dirt
  • Tap gently on a clean surface to dislodge fine dust
  • Avoid using compressed air (can tear old mesh)

Step 3: Wet clean

Method A - Hose down:

  • Place screens on a clean grassy area
  • Spray with hose at moderate pressure (not power-washer pressure)
  • Allow water to flow through the mesh

Method B - Bucket clean:

  • Bucket of mild soapy water (dish soap diluted)
  • Sponge or soft brush
  • Wash both sides
  • Rinse with clean water

Method C - Pressure washer (with caution):

  • Low pressure setting only (under 800 PSI)
  • Hold nozzle 3 to 4 feet from screen
  • Move quickly across the surface
  • Damage risk: high; only use on sturdy newer screens

Step 4: Dry

  • Allow screens to air dry in vertical position (lean against fence or wall)
  • 30 to 60 minutes typical
  • Don't reinstall wet (risk of moisture intrusion at window seal)

Step 5: Reinstall

  • Place each screen back in its original window (track screens during cleaning)
  • Verify tabs lock securely
  • Inspect for any damage during the process

When screens need more than cleaning

Torn mesh

If mesh is torn, replacement is the only fix:

  • Press new mesh into spline groove
  • Insert new spline with the spline tool
  • Trim excess mesh

Bent frame

Aluminum frames bend with age or rough handling:

  • Some can be straightened gently
  • Severely bent frames need replacement
  • Pre-made screen frames is inexpensive

Mesh fiberglass vs aluminum

Fiberglass mesh:

  • Less durable but easier to install
  • Damaged by impacts
  • Replace every 5 to 10 years

Aluminum mesh:

  • More durable
  • Conducts electricity (avoid in some environments)
  • Lasts 10 to 20+ years
  • Slightly more expensive

For replacement work, ask the customer which they prefer. Fiberglass is cheaper; aluminum is longer-lasting.

Common screen issues

Pet damage

Pets often damage screens (claws on cats, dogs jumping). Replacement is the only fix; pet-resistant mesh exists (heavier weave) at higher cost.

Storm damage

Wind-driven debris damages screens. Storm screens are heavier-duty options for high-wind areas.

Insect damage

Some insects can damage mesh; replacement when significant.

UV degradation

Old fiberglass mesh degrades with UV; becomes brittle. Replace when significant.

Frame corrosion

Coastal areas: aluminum frames corrode. Replacement at end of life.

Customer communication

Set expectations:

  • "We'll clean all your screens as part of the service"
  • "If we find any damaged ones, we'll let you know; we can repair on the spot or you can schedule a separate visit"
  • "Screen cleaning adds $X to today's visit"

Document the screen condition before cleaning:

  • Pre-existing tears, frame damage, bent frames
  • Photograph if customer is concerned about responsibility for damage

Common screen cleaning mistakes

  • Pressure washing aluminum mesh: bends or breaks mesh
  • Forgetting to track which screen goes where: customer's living room screen ends up in the kitchen window (different sizes don't fit)
  • Not drying before reinstall: moisture damages the window track
  • Tearing mesh during removal: rough handling
  • Not communicating cost upfront: customer surprised by invoice
  • Skipping documentation of pre-existing damage: customer blames the cleaner for old damage

NEVER force a screen that doesn't fit back into its window. Screens can be installed wrong (rotated 180 degrees, wrong window, wrong height) and pushing them into place can damage both screen and window frame. If a screen won't fit easily, verify it's the correct screen for that opening before forcing.
