Window Screen Clean vs Replace Decision Tree
Why this matters
Screens are the silent margin killer on a residential route. A 5-minute miscall in the driveway turns into a 25-minute wash-and-rehang where the corner spline lets go on reinstall, or a customer call back two days later because the screen looks worse than before. Worse, every screen you wet-wash takes drying time that delays the next stop. This tree gives you a clean rule for which screens get vacuumed, which get water-rinsed, which get re-splined on-site, and which need to be sent to a rescreen shop or quoted as new builds. Real money lives in catching frame damage at the door instead of after you've taken the screen out and broken it free of a bowed sash.
Symptom presentation - what you see when you pop a screen
Walk the perimeter before you touch any screen. The four signals you're cataloguing:
- Mesh condition: clear weave, mild pollen film, heavy soiling, bowed/stretched mesh, torn, sun-degraded (brittle and shedding).
- Frame condition: square corners and rigid, slight bow (under 1/4 in across a 36 in span), heavy bow, corner key cracked, frame rail kinked.
- Spline condition: rubber spline soft and seated, spline hard and shrunk back into the channel, spline missing in sections, multiple over-spline layers from prior service attempts.
- Mount condition: pull-tabs intact, plunger-pin retainers free or seized, screen rests in a sash track vs side-clip vs pressure-fit. Side-clip and pressure-fit screens are 5x more likely to fall during cleaning.
Quick checks before you remove anything
Press the corner of each screen with your thumb. If the corner key flexes audibly or the mitre opens, that screen is at end of life - removing it for cleaning will finish it. Stop and quote a rebuild. Tug the mesh at the center - if the mesh stretches more than 1/4 in under light pressure, the weave is heat-damaged and will not survive a wash.
Photograph the existing condition of any marginal screen before you touch it. The single most common call back on screen work is "you ripped my screen" when in fact the screen was already torn behind a curtain.
Isolation tree
Work each screen through these gates in order.
- Visible tear, hole, or shredded mesh anywhere? Yes → rescreen (re-mesh) quote, do not wash. No → continue.
- Frame corners loose, mitre open, or corner key cracked? Yes → frame repair (corner key replacement) or new frame; do not wash a frame that's coming apart. No → continue.
- Frame bowed more than 1/4 in across 36 in? Yes → stretch-flat attempt on a flat bench (push corner-to-corner diagonal); if it returns to bow, replace frame. No → continue.
- Spline shrunk back into the channel by more than 1/16 in, or visibly hard/cracked? Yes → re-spline (60 to 80 cents of material per screen); price the re-spline into the wash or as an itemized add-on. No → continue.
- Mesh sun-degraded - rub a corner between thumb and finger; does fiber come off as dust? Yes → re-mesh, do not wash; washing accelerates failure. No → continue.
- Mesh heavily soiled with embedded pollen, smoke film, or pet hair locked into the weave? Yes → wet-wash (rinse on a flat surface, do not pressure-wash). No → continue.
- Mesh lightly soiled? Yes → dry-vacuum only with a soft brush attachment; this is the default for recurring accounts and beats wet-wash on labor.
Confirming the diagnosis with the customer
Three lines on the work order, signed before you proceed:
- "Screens at end-of-life (heavy bow, brittle mesh, failed corner keys) are documented as pre-existing and will not be removed for washing; a separate rebuild quote is provided."
- "Wet-wash adds 20 to 30 minutes drying time per screen; we do not reinstall wet screens because they transfer water onto interior trim."
- "Mesh and spline replacement is quoted by linear foot of mesh and screen; corner keys replaced as needed."
For a customer with 18 screens where 4 are end-of-life, you write a single rebuild line for those 4 and proceed with clean-only on the other 14. Mixing rebuild work into a clean-and-wash visit blows the day's schedule; rebuild work should be a return visit unless you have the mesh, spline, and corner keys on the truck.
Confirming on-the-bench - rescreen procedure
When you do execute an on-site rescreen, the sequence that holds up to long-term inspection:
- Lay the frame flat on a clean blanket - never on gravel or concrete; grit gets into the spline channel.
- Pull old spline with a hooked pick, full perimeter. Save a 4 in piece of old spline for size matching - standard sizes are 0.125, 0.140, 0.150, 0.160, 0.175, 0.185 in. The wrong spline is the #1 callback cause; too-large splits the channel, too-small lets the mesh sag.
- Lay new mesh (typically fiberglass charcoal 18x16 for residential, aluminum 18x14 for pet-resistant) over the frame with 1 in overlap on all sides.
- Roll new spline with a convex roller, one channel at a time, holding mesh tension with the off hand. Corner-by-corner, never around-the-whole-frame; that's how you get drum-tight on one side and slack on the other.
- Trim mesh flush to the outside of the spline channel with a sharp utility knife held at a low angle - high-angle cuts shred the weave.
Remediation - wash workflow
For screens that pass all 7 gates and earn a wet-wash:
- Lay flat on a tarp or wash table, never vertical against a wall (mineral runs leave streaks).
- Spray a mild detergent (1:32 dilution dish soap or commercial screen wash), agitate with a soft brush, rinse with low-pressure clean water. Never pressure-wash; even 800 psi will distort fiberglass mesh weave.
- Air-dry on the flat surface a minimum of 25 minutes before reinstall, or until no water beads remain. Wet screens reinstalled into a wood sash leave water rings on the interior trim - this is the #2 callback on screen work.
- Reinstall plunger-pin screens from inside the sash with the pin compressed and the bottom set first; never force a corner.
When to refer to a rescreen shop
If the customer has more than 8 screens needing mesh replacement and you are not equipped for a same-day batch rebuild, schedule a return visit or refer the rescreen work to a dedicated shop. Trying to rescreen 8 screens in a driveway adds 90 minutes to a residential stop that was quoted at 2 hours, and rushed work shows in spline tension. Charge for the wash, document the rebuild scope, and come back.
