Just Cleaned and Spots Show as It Dries: Post-Service Decision Tree

Why this matters

A pane that looked clean while wet but shows spots as it dries is the single most common post-service callback in residential window cleaning. The crew leaves, the sun hits the glass an hour later, and the customer sees dots, droplet rings, or a hazy film that was invisible on a damp surface. The decision tree below sorts these reports by root cause so the next visit either fixes the spots without a re-wash of every pane or correctly identifies a glass-condition problem that is not a workmanship issue.

Spots that appear during drying have a small number of possible sources: minerals left behind from the rinse water, surfactant residue from soap that was not fully squeegeed off, contamination on the cloth or scrim used for detailing, or pre-existing deposits the cleaning could not lift. Each has a different fix and a different time cost, so the routing matters.

Step 1: Confirm the spots are drying-stage, not pre-existing

Ask the customer when the spots became visible. If they were visible while the glass was still wet, the issue is mechanical (missed area, dirty squeegee blade, lint from the detailing cloth) and routes to Step 4. If the spots appeared only as the water evaporated, it is a deposit being left behind and routes to Step 2.

A quick on-site test: mist the affected pane with deionized or distilled water from a spray bottle. If the spots disappear while wet and reappear identically as it dries, the deposit is being left by the rinse water or by surfactant residue from the cleaning solution. If the spots remain visible even when fully re-wetted, they are bonded to the glass and predate the cleaning (mineral etch, silica scale, or accelerated weathering).

Step 2: Test the rinse-water TDS

Measure the total dissolved solids of the water source used on the job with a handheld TDS meter. Readings give a clear routing:

  • Below 10 ppm: rinse water is not the cause. Route to Step 3 (residue or contamination).
  • 10 to 50 ppm: borderline. Pure-water systems are expected to deliver under 10 ppm at the brush; check that the resin tank or RO membrane is not exhausted. A reading in this band combined with sun-drying produces visible faint spots.
  • Above 50 ppm: rinse water is the primary cause. Either the deionization stage has failed or tap water was used as a final rinse without a pure-water pass. Replace resin or service the RO unit before any redo.

For traditional squeegee work using mains water, expect to towel-dry edges and not to "rinse and walk away." If the workflow ended with a hose rinse, the spots are mains-water minerals and the redo must use either a squeegee finish or a pure-water rinse pass.

Step 3: Check for surfactant or product residue

If TDS is clean and the spots still bloom during drying, the cause is usually surfactant residue (dish soap, dedicated glass cleaner, or a no-residue solution mixed too rich). Symptoms: hazy oily-looking film that smears under a microfiber, spots that show a faint ring rather than a hard dot, and a tendency to attract dust within a day.

Resolution: re-wash with clean rinse water only, no soap, and squeegee or air-dry. For dosing going forward, follow the product label; "more soap" does not clean better and is the dominant cause of residue callbacks on residential trim-out work.

Step 4: Mechanical and detailing review

If the spots were already present while wet, walk the panes with the crew and confirm:

  • Squeegee blade condition: a nicked or rounded blade leaves a thin trail of solution that beads and spots as it dries.
  • Detailing cloth: any lint, fabric softener residue, or cross-contamination from a cloth that previously wiped a frame transfers to the glass.
  • Frame water: trapped water in the top channel or weep holes can run down minutes after the squeegee pass and create vertical drip spots.

Re-detail the affected edges with a clean lint-free scrim or cloth, replace the blade if marginal, and dry the top channel with a wiper before declaring the pane done.

Step 5: Decide between redo and disclaim

After the above diagnostic, the decision is straightforward:

  • TDS or residue cause confirmed: redo at no charge. The defect was workmanship- or process-controlled and is on the company to correct.
  • Glass-condition cause confirmed (Step 1 re-wet test failed to clear the spot): the spots are bonded mineral or silica deposits the cleaning could not lift. Explain to the customer with the wet-glass test repeated in front of them, offer hard-water restoration as a separate priced service, and document the disclaimer on the invoice.

Never use abrasive pads, razor blades, or acidic restorers on tempered glass without a written hard-water-restoration scope and customer sign-off. Tempered glass scratches more easily than annealed in the bath-stamped state and the resulting marring is not covered by standard cleaning insurance. Confirm temper marks on the corner before any aggressive method.

Step 6: Update the job record

Record the TDS reading, the diagnosis, and the action taken on the job card. If the cause was equipment (exhausted resin, worn blade), open an internal corrective action so the next crew does not repeat the call. If the cause was glass condition, attach a photo of the wet-glass test result so the office has support for the disclaim if the customer disputes.
