Glass Stays Spotty After Rinse TDS Vs Technique Vs Glass Decision Tree

Why this matters

Glass that dries spotty after a pure-water-fed-pole rinse is the single most common quality complaint on a water-fed route, and it splits into three causes that look identical on the dry pane but demand completely different responses. Either the rinse water carried dissolved solids (TDS too high because the DI resin or RO membrane is exhausted), the technique left contamination behind (insufficient scrub or rinse, dirty brush, contaminated water path), or the glass itself is the problem (mineral staining, hard-water etch, or degraded coating that is in the glass surface, not on it). The reason this matters commercially is that the third case is not a redo, it is a glass-restoration or a "this cannot be cleaned to clear" conversation, and trying to fix etched glass by re-rinsing burns hours and disappoints the customer. Reading the TDS meter, the technique chain, and the spot's behavior under water tells you which of the three you are actually fighting.

Symptom presentation

Look at the dried pane in raking light. TDS-driven spotting is uniform and fine: an even haze or a field of small evenly distributed spots across the whole pane, because the rinse water dried with dissolved minerals in it everywhere it sat. Technique-driven spotting is patchy and located: streaks, edges, and missed bands where scrub or rinse was inadequate, spots concentrated low on the pane or in corners where dirty water pooled, or a tide-line where the rinse stopped short. Glass-side staining is different again: the spots or cloudiness do not wipe or re-rinse away at all, they are IN the surface, often concentrated where sprinkler overspray or runoff repeatedly hit (a band at sprinkler height, a fan pattern below a scupper), and they have a slightly etched, frosted, or rainbow look rather than a deposited look. Note whether wetting the dry pane makes the spots vanish (deposit, on the surface) or persist (etch or stain, in the surface).

Quick checks

Read the output water with a TDS meter at the brush, not just at the unit; a reading climbing above your acceptable threshold (pure-water work generally targets very low, often under about 10 ppm, ideally near zero for spot-free drying) points straight at resin or membrane exhaustion. Check the DI resin color/exhaustion and the RO membrane and prefilters if used. Inspect the technique chain: brush cleanliness (a dirty brush redeposits), adequate scrub time and agitation, a full rinse that sheets the whole pane top to bottom, and a clean water path with no contaminated hose left in the sun. Do the wet test on the spots: spray or wet the dried pane; deposits and technique misses re-wet and can be re-rinsed clear, true glass stains and etch stay visible when wet. Check the spot geometry against site features (sprinkler height, runoff paths) for the glass-stain signature.

Isolation tree

Branch one: TDS at the brush is above threshold, spotting is uniform and fine across the whole pane, the spots re-wet and rinse clear. High-TDS rinse water. The water dried dirty everywhere. The resin or membrane is spent or the water path is contaminated.

Branch two: TDS at the brush is acceptably low, but spotting is patchy, streaky, edge-and-corner located, or tide-lined, and the spots re-wet and clear. Technique. The water was pure enough; the scrub, rinse coverage, brush, or water path failed.

Branch three: spots or cloudiness do NOT re-wet and rinse away, they look etched or frosted, and they track a runoff or sprinkler-exposure pattern on the glass. Glass-side staining or etch. The defect is in the surface, not a deposit you can rinse off.

Branch four: combination, where high TDS over time has both deposited fresh spots AND, on long-neglected glass, contributed to actual staining. Separate the re-wettable fresh spotting (TDS/technique) from the non-re-wettable stain (glass) and treat each.

Confirming diagnosis

The decisive test is the wet test combined with the TDS reading. Wet the dry spots: if they disappear and a proper pure-water rinse leaves the pane spot-free, the problem was a deposit, and the TDS reading tells you whether it was water purity (high TDS) or technique (low TDS but poor coverage). If the spots persist when wet, you have glass-side staining or etch, which no rinse will fix. Confirm resin/membrane exhaustion by reading TDS before and after the DI vessel; a small or zero drop across a DI vessel means the resin is spent. Confirm a technique cause by re-cleaning a test pane with a verified-pure water, a clean brush, full scrub, and a complete sheeting rinse; a clean dry pane proves the water was fine and technique was the variable. Confirm glass staining by the etch appearance and the exposure-pattern geometry, and by the fact that controlled re-cleaning does not improve it.

Remediation

For high-TDS water (branch one), regenerate or replace the DI resin, replace or service the RO membrane and prefilters, and confirm a near-zero TDS reading at the brush before re-rinsing; flush any contaminated hose. Re-clean the affected glass with the now-pure water and let it sheet-dry. For technique (branch two), correct the chain: clean or replace the brush, lengthen scrub and agitation on soiled glass, rinse the FULL pane top to bottom and edge to edge so no band dries with residue, and keep the water path clean; then re-clean. For glass-side staining or etch (branch three), set expectations honestly: light mineral staining may respond to a glass-restoration treatment (an appropriate mild acidic mineral remover or a fine cerium-oxide polish for hard-water spotting), but true etch and degraded coatings are permanent and cleaning will not return the glass to clear; document and quote restoration separately or advise that the glass is etched. For the combination case (branch four), fix water purity and technique to remove every re-wettable spot, then assess the residual stain and handle it as a restoration item. Never keep re-rinsing etched glass expecting a different result.
