Customer Says Windows Still Spotted: Water vs Technique vs Glass Translation Decision Tree
Why this matters
A "still spotted" callback is the single most expensive complaint in residential window cleaning because it usually arrives after you have left the site, packed the gear, and driven to the next job. The word "spotted" from a customer is a layperson translation of at least four physically distinct conditions: live water minerals drying on glass, surfactant residue from a traditional clean, pre-existing mineral etch the customer never noticed before the glass was clean, and dirt the customer assumes is on the glass but is actually between panes or on the far side. Treating all four as the same problem produces wasted revisits and unhappy customers. This tree translates the complaint into a cause so the revisit, if one is needed, fixes the right thing on the first return.
Symptom presentation
Get specific language and a photo before you drive back. "Spotted" can mean discrete round droplet marks, a hazy uniform film, fine streaks, or cloudy patches that do not wipe off. Ask: are the spots in a pattern (run-down, splatter, edge-concentrated), do they wipe off with a dry cloth, are they on the inside or outside, and did they appear immediately or after the next rain. Each answer narrows the branch. A spot that wipes off dry is residue or fresh deposit; a spot that does not wipe is etch or between-pane contamination.
Quick checks
Before re-cleaning anything, confirm three readings at the site:
- Pure-water output TDS at the brush head, not just at the cart inlet. A resin bed that has exhausted reads fine at the tank but climbs at the brush after the DI vessel is bypassed by channeling. Target is 000 to 010 ppm at the brush for spot-free drying.
- Final-rinse dwell. A WFP rinse that ends with the brush still on the glass, or with insufficient flush volume, leaves a thin mineral film even at 000 ppm because dissolved solids from frame run-off re-deposit.
- Glass side. Wipe one suspect spot from the outside with a dry microfiber. If it clears, the deposit is on the outside surface and is yours to fix. If it remains, check the inside surface and the interpane space (failed insulated-glass seal shows as permanent haze).
Isolation tree
Start at the customer's photo and walk the branches.
Branch 1: Spots wipe off dry from the outside. This is fresh mineral deposit from your rinse water. Confirm with a brush-head TDS reading. If TDS is above 010 ppm, the cause is water quality (exhausted resin, bypassed RO membrane, or channeled DI). If TDS is at or near 000 ppm but spots still appear, the cause is technique: insufficient final flush, rinsing top-down too fast so dirty frame water sheets over clean glass, or pencil jets re-wetting glass after the rinse. Water and technique split cleanly here on the TDS number.
Branch 2: Spots do not wipe off and are on the outside surface. This is mineral etch or stage-3 hard-water staining that pre-existed your service. The glass looked uniformly dirty before, so the customer never saw the etch; cleaning the surrounding film exposed it. This is a glass-condition translation, not a cleaning failure. Confirm by checking whether spots concentrate on lower panes near sprinkler heads or under metal flashing run-off lines, the classic pre-existing pattern.
Branch 3: Spots are visible but on the inside surface or between panes. Inside-surface spots after an outside-only clean are not your work. Between-pane haze is a failed IG seal and cannot be cleaned at all. Both are glass-condition, not technique.
Branch 4: Marks are fine parallel streaks, not round spots. With a traditional squeegee clean this is technique (worn rubber, insufficient detergent, dirty channel). With WFP this points to a brush left too wet at the lift-off or a final rinse that did not flush the full pane.
Confirming diagnosis
Pair each branch with one confirming test so you are not guessing on the revisit:
- Water-quality cause: re-read brush-head TDS after the suspect pane is re-wetted. Above 010 ppm confirms resin or membrane exhaustion. Log the reading.
- Technique cause: re-clean one pane with a deliberate slow final flush from the top sill down and let it dry untouched. A spot-free result on that pane confirms the original spotting was rinse technique.
- Glass-condition cause: a 0.5 percent oxalic or sulfamic acid test patch on a 6-inch square. If the etch lightens, it is a removable deposit and you can quote restoration. If it does not move, it is true etch into the glass and no clean will remove it; document and disclose.
Remediation
Water-quality: regenerate or replace the resin bed, verify the RO membrane rejection rate, and re-rinse the affected elevation. Technique: retrain the final-flush sequence (rinse from the highest point, full pane flush, lift the brush off the glass while still flowing, never re-touch). Glass-condition: this is not a free revisit. Disclose that the spots are pre-existing mineral staining or a seal failure, photograph it, and offer hard-water restoration or IG-unit replacement referral as a separate scope. Setting that expectation in writing prevents the revisit cycle.
