Structural Drying Validation

Why this matters

Structural drying validation is the formal verification that the materials have dried to acceptable moisture levels. Without proper validation, the contractor doesn't know if the work is done; the customer doesn't know if mold will develop; the insurance company doesn't have documentation. Proper validation closes the project formally and protects all parties.

Drying targets per material

Wood (framing, hardwood floor) Less than 16 percent moisture content

Concrete slab Less than 1 percent (or per flooring spec; RH testing for flooring)

Insulation (fiberglass) Dry to touch; specific moisture if testable
Tile Surface dry; underlying material per its spec

For specific situations, manufacturer requirements may be more strict (especially for hardwood floor reinstallation).

Moisture measurement instruments

Pin-type moisture meter

  • Two pins inserted into the material
  • Reads moisture content directly
  • Most common for wood, drywall
  • Brand: Tramex, Wagner, Delmhorst

Pinless / capacitance meter

  • Doesn't penetrate the surface
  • Reads moisture in a depth zone
  • Less invasive
  • Brand: Tramex, Wagner

Thermal hygrometer

  • Measures relative humidity and temperature
  • Calculates dewpoint
  • Verifies room conditions during drying

Hygrometer / psychrometer

  • Reads relative humidity
  • Often combined with temperature
  • Used to verify drying environment

Infrared (thermal imaging) camera

  • Visualizes temperature differences
  • Wet areas show as cooler (evaporative cooling)
  • Helps locate hidden moisture

Validation procedure

Step 1: Pre-validation review

After equipment has been running for the projected drying time:

  • Visual inspection of all affected areas
  • Note any obvious wet spots
  • Check air movers and dehumidifiers are running

Step 2: Daily moisture readings

For each affected area:

  • Multiple readings per material (multiple locations)
  • Document each reading
  • Compare to prior day's reading

Step 3: Track drying progress

For valid drying:

  • Readings decrease over consecutive days
  • Eventually plateau at acceptable levels
  • Multiple consecutive days of similar (low) readings = dry

Step 4: Verify against target

For each material:

  • Compare reading to target (e.g., wood under 16 percent)
  • If at or below target, that area is dry
  • Continue with other areas

Step 5: Hidden moisture inspection

For areas not visible:

  • Wall cavities (sometimes pierce drywall to insert moisture meter)
  • Sub-floor (pinless meter sometimes; sometimes lift carpet)
  • Behind cabinets (sometimes remove)
  • Insulation in walls (sometimes pierce)

For thorough validation: every potentially affected area is verified.

Step 6: Documentation

Final moisture log including:

  • Date and time
  • Material type and location
  • Moisture reading
  • Target
  • Pass / fail

Step 7: Customer walk-through

  • Walk through the dried area with customer
  • Show the verification
  • Provide documentation

Step 8: Equipment removal

After validation:

  • Remove air movers
  • Remove dehumidifiers
  • Clean and inspect equipment for next job

Step 9: Final report

For insurance and customer:

  • Pre-restoration assessment
  • Daily activity log
  • Daily moisture readings
  • Equipment used
  • Final validation results
  • Completion certificate

When drying isn't complete

If moisture readings remain high:

Identify the cause

  • Source of moisture still active (leak not fully fixed?)
  • Hidden wet area (not addressed in drying)
  • Materials with high moisture retention (concrete, masonry)
  • Equipment failure or removal too early
  • Inadequate equipment (too few air movers or dehumidifiers)

Address the cause

  • Fix any active moisture source
  • Identify hidden wet areas; address
  • Add equipment if needed
  • Continue drying

Re-validate

After continued drying, re-validate.

Validation in specific situations

Hardwood floor restoration

Hardwood floors have specific drying requirements:

  • Moisture content typically under 14 percent before refinishing
  • Some species need lower (oak typically OK at 14 percent; some require 12 percent)
  • Use moisture meter at multiple locations
  • Measure both top and bottom of plank (top dries faster)

Concrete slab drying

Concrete drying is slow:

  • May take weeks (sometimes months)
  • For flooring installation: use RH test per ASTM F2170 (not just surface moisture meter)
  • Surface meter underestimates deep moisture

Drywall validation

For drywall:

  • Surface moisture reading
  • Deep moisture (probe deeper)
  • Visual inspection (no swelling, soft spots, mold)
  • Tap test (firm, not hollow)

Insulation validation

For insulation in walls:

  • If not removed: probe with meter
  • Should be dry to touch
  • Visual inspection

If insulation cannot be effectively dried in place, remove and replace.

Verification photographs

Document with photographs:

  • Each area with moisture meter reading visible (camera plus meter)
  • Time-stamped
  • Show meter face with reading
  • Multiple angles

These support the validation record.

Drying time expectations

Standard drying times per S500:

Class Standard time
Class 1 3 to 7 days
Class 2 5 to 10 days
Class 3 7 to 14 days
Class 4 14 to 30+ days (specialty materials)

These are starting estimates. Actual time depends on materials, conditions, and equipment.

Common validation mistakes

Insufficient measurement points

A few readings can miss wet spots. Take multiple readings.

Surface-only readings

For deep materials (wood, concrete), surface meters can read low while deep moisture remains. Use appropriate meters.

Premature validation

Customer wants the work done; technician validates too soon; materials still wet inside.

Wrong meter for the material

Pin-type for some materials; pinless for others. Match meter to material.

Missing hidden moisture

Wall cavities, sub-floor, behind cabinets. Investigate.

Inadequate documentation

A few notes aren't sufficient. Full log including locations, readings, photos.

Equipment removed before validation passes

Materials may still be drying. Verify before removing equipment.
