Multi-Unit Condo Shared Wall Source Attribution Decision Tree
Why this matters
In a condo or apartment, a wet wall is not just a drying problem; it is a question of whose loss it is. The water in unit A's wall may have originated in unit B above or beside it, in the building's common plumbing in the demising wall, or from the roof and envelope, which is association responsibility. Getting the source attribution right decides which policy pays, who authorizes the work, and where you are allowed to demo. Crews that start tearing into a shared demising wall without identifying and documenting the source create a coverage fight and sometimes work in a unit they had no authority to enter. The drying physics is the same as a single-family loss; the attribution and documentation discipline is what is different, and it has to happen before the saw comes out.
Symptom presentation
- A shared or demising wall reads wet on one side; the adjacent unit may or may not show wetness.
- Water tracks downward through multiple floors, so the wet footprint in the lower unit is below the source unit.
- Common-area chase or plumbing stack runs inside the wall.
- Stain or wetness appears highest at the ceiling/wall joint of the lower unit, suggesting an above source.
- No obvious source inside the affected unit itself.
Quick checks before any demo
- Map the wet footprint and read its highest point. Water enters high and runs down; the highest wet reading points toward the source elevation.
- Determine the construction. Is the wet wall a demising (party) wall between units, an exterior envelope wall, or an interior partition with common plumbing in a chase?
- Identify access and authority. Confirm who owns the unit above/beside, who manages the common elements, and that you have authorization to inspect or work in any unit other than the one that called you.
- Look for the active source. Run water in suspected fixtures above, inspect the common stack, check the roof/envelope if the wall is exterior.

- The source unit's policy is in play. Document the source location and notify the property manager/association before working across the boundary.
- Dry the affected unit; coordinate access to the source unit for the repair.

- This is typically an association/common-element responsibility. The association's authorization and policy govern work inside the demising wall.
- Do not open the demising wall on the affected owner's authority alone.
Step 3: source from roof or envelope.
- Association/common-element responsibility for the envelope; the resulting interior damage may fall to the unit owner depending on the governing documents.
- Document the envelope source; coordinate the envelope repair through the association.
Step 4: source inside the affected unit's own fixtures.
- The affected owner's loss. Standard single-unit attribution and work flow.
Confirming diagnosis
Establish three things on paper before demo: where the water entered (the highest wet reading and a confirmed active source), what the wet wall is (demising, envelope, or interior partition), and who has authority over that assembly and the units involved. Photograph the wet footprint, the highest reading, and the confirmed source. Trace the water to a specific origin, not a guess; running fixtures in the suspected source unit while watching a moisture meter in the affected wall is the cleanest confirmation. The attribution determines whose authorization you need before you open any shared assembly.
Remediation
- Dry the affected unit with standard structural drying once authority to work is confirmed.
- Open shared/demising walls only with authorization from the responsible party (owner or association as the source dictates).
- Coordinate the source repair with the responsible unit or the association; you can dry the downstream damage while the upstream repair is arranged.
- Maintain a documentation package: moisture map, source confirmation photos, the attribution determination, and the authorizations obtained. This package is what resolves the coverage question and protects you if you worked across a boundary.
