A contractor performing water damage restoration without S500 compliance is exposing themselves to legal and insurance liability. What S500 covers

IICRC S500 (current edition 2021) is the "Standard for Professional Water Damage Restoration". It covers:

  • Drying methodology

Water damage categories (per S500)

The water source determines the category:

Category 1: Clean water

Originates from a sanitary source:

  • Broken supply line
  • Toilet supply line
  • Refrigerator water supply line
  • Rainwater (initially clean)

Cleanup: Standard drying and basic cleaning. Materials typically can be saved.

Category 2: Gray water

Contains significant contamination:

  • Dishwasher overflow
  • Washing machine overflow
  • Toilet bowl overflow (urine only, no feces)
  • Hydrostatic pressure from outside

Cleanup: More intensive cleaning. Some materials require disposal.

Category 3: Black water

Grossly unsanitary:

  • Sewer backup
  • Toilet bowl overflow (with feces)
  • Floodwater
  • Outside ground water
  • Surface water with potential pathogens

Cleanup: Most porous materials disposed. Specific protocols for cleaning. PPE essential.

Water damage classes (per S500)

The class determines the drying approach:

Class 1: Smallest amount of water

  • Less than 5 percent of the structure wet
  • Minimal absorption
  • Standard drying

Class 2: Moderate

  • 5 to 40 percent of the structure wet
  • Significant absorption
  • Standard drying with extended time

Class 3: Major

  • Greater than 40 percent of the structure wet
  • Significant absorption in carpet, drywall, etc.
  • More extensive drying equipment

Class 4: Specialty

  • Materials with low evaporation capacity (hardwood, concrete, stone)
  • Different drying approach
  • Often longer time

Standard restoration procedure

Step 1: Initial assessment

  • Identify the water source
  • Categorize the water (Cat 1, 2, 3)
  • Classify the damage (Class 1, 2, 3, 4)
  • Determine scope of work
  • Identify affected materials

Step 2: Water extraction

  • Remove standing water
  • Wet vacuum (water-only)
  • Sub-floor / cavity extraction if needed
  • Document quantities removed

Step 3: Demolition (if needed)

  • Remove materials beyond restoration
  • Document with photographs
  • Dispose of contaminated materials (Cat 2 / 3)

Step 4: Set up drying equipment

Step 5: Monitor drying

Step 6: Verify dry

  • Moisture meter on each material
  • Within acceptable range (typically under 16 percent wood; under 1 percent concrete; below dew point for surfaces)

Step 7: Build-back

Specific S500 requirements

Initial response

S500 recommends:

  • Respond within 24 hours
  • Quicker is better for Cat 1 (prevent mold)
  • For Cat 3, immediate health concern; respond ASAP

Documentation

S500 requires extensive documentation:

  • Daily activity logs
  • Moisture readings (logged daily)
  • Photographs (pre, during, post)
  • Equipment inventory and runtime
  • Final report

PPE

For Cat 1: minimal (gloves, eye protection) For Cat 2: respirator, body suit, eye protection For Cat 3: full PPE; respirator; possibly Tyvek; rubber boots

Engineering controls

For Cat 2 and 3:

Heat

When materials cannot be restored

S500 categorizes materials by restorability:

Salvageable (can be cleaned and dried)

  • Most wood (with proper drying)
  • Most flooring (with proper drying)
  • Sealed surfaces

Cleanable but not for Cat 3

  • Surfaces that can be wiped clean
  • Become non-salvageable for Cat 3

Replace

  • Carpet pad (typically replace)
  • Wet insulation (typically replace; may dry in some Cat 1)
  • Cat 3 affected porous materials
  • Materials damaged by water beyond cleaning

Mold prevention

S500 emphasizes drying speed:

  • Mold typically begins to grow within 48 to 72 hours of water exposure
  • Dry the materials before mold can develop
  • For Cat 1 with quick response, mold rarely an issue
  • For Cat 2/3 or delayed response, mold likely

This is why prompt response is essential.

Drying time targets

Standard expectations:

  • Cat 1 with prompt response: 3 to 7 days
  • Cat 2: 3 to 7 days with appropriate equipment
  • Cat 3: 5 to 10 days with extensive remediation
  • Class 4 (specialty): may extend significantly

Customer should be informed of expected timeline.

Insurance involvement

Water damage is typically insurance-covered (homeowner's policy):

  • Sudden / accidental water damage usually covered
  • Gradual or maintenance issues not covered
  • Mold from water damage often covered (with mold coverage caps)
  • Flood not covered by typical homeowner's (separate flood policy needed)
