Flood Cut vs Full Tearout When Base Cabinets Are Present Decision Tree
Why this matters
A kitchen or bathroom loss that has wet drywall behind a run of base cabinets creates a scope conflict. The standard answer for non-cabinet wall is a 2-foot flood cut; the standard answer behind cabinets is either pull the cabinets and cut, or detach toe kicks and reach inside, or full cabinet replacement. Each path has a different timeline, a different cost, and a different probability of the homeowner's cabinets surviving. The wrong call locks the contractor into a bad position by Day 3, when pulling cabinets is harder, dust containment is worse, and the homeowner has already had to plate the kitchen for three days.
Symptom presentation
Cat 1 or Cat 2 loss to a kitchen floor that wicked under base cabinets to the back wall drywall. Outside the cabinet run, drywall reads 18 to 22 percent on a pin meter at the base and dries normally with a chamber. Behind the cabinet, no direct meter access without disassembly. Thermal imaging through the cabinet face shows a cold band at the lower 6 to 12 inches of the back wall.
The toe kick is wet on touch. The cabinet floor (the panel resting on the subfloor under the toe kick) is wet on touch. Pulling a toe kick reveals visible water film and standing moisture in the bay.
Most cabinets in production-grade kitchens are particleboard or MDF carcass with a thermofoil or wood-veneer face. Particleboard exposure to standing water for more than 24 hours results in irreversible swelling at the carcass; thermofoil delaminates from the face at any heat. Plywood-carcass cabinets tolerate water better but cost three to five times the production grade and are uncommon in flooded properties.
Quick checks
Identify cabinet construction. Pull a single drawer and inspect the carcass material at the back. Particleboard reads as compressed wood fiber with a uniform light tan color. MDF reads as a dense, smooth, slightly darker board. Plywood reads as layered with visible end-grain. The pick changes by construction.
Measure water depth and exposure time. If standing water in the cabinet bay is more than 1 inch deep and has been present more than 8 hours, particleboard cabinets are already failing at the toe-kick and adjacent edges. If less than 1 inch and less than 4 hours, particleboard may survive.
Probe drywall behind the cabinet via a back-of-cabinet access hole. A small inspection hole through the cabinet back at the wettest point, drilled with a 1-inch holesaw, lets a pin meter probe and a borescope into the wall cavity. Reads above 18 percent MC at the bottom rail are functionally certain.
Isolation tree
Branch A: cabinet construction is particleboard, water exposure greater than 8 hours, water depth greater than 1 inch. Cabinet replacement is functionally guaranteed by the time the dry is done. Pull the cabinets out, perform a full flood cut on the wall to 2 feet, dry the chamber, and quote replacement cabinets to the homeowner and adjuster. Tearout is the only sane path.
Branch B: cabinet construction is plywood, water exposure less than 24 hours, no visible carcass swell. Cabinets may survive. Pull only the toe kicks, set air movers blowing into the cabinet bay, monitor toe-kick swell daily. Drywall behind the cabinet is reached through the toe-kick bay if the wall plate and the lower 4 inches are the only wet zones. If the wet zone extends higher than 12 inches behind the cabinet, this branch fails and you move to Branch C.
Branch C: cabinet construction is plywood or particleboard, drywall wet higher than 12 inches behind the cabinet. The flood cut needs to be done from inside or above the cabinet. Pull cabinet doors and drawers, remove cabinet from the wall (uncrew from studs, lift out), dry the cabinet in a controlled chamber, flood cut the wall, dry the wall, reset cabinet. This is the highest-skill path and the customer must approve the kitchen being out of service for 7 to 14 days.
Branch D: cabinet construction unknown, customer cannot decide on replacement, scope is in dispute with adjuster. Document everything with photos, sign a holding-the-line authorization, set drying equipment around the cabinets without pulling, and wait for the adjuster site visit. Do not tear out without authorization in this branch; do not let the loss sit wet for more than 48 hours either, or the category will rise.
Branch E: high-end custom cabinets, plywood carcass, exposure unknown. Treat as Branch B initially but escalate to Branch C on any evidence of swelling, delamination, or odor by Day 2.
Confirming diagnosis
Pull a toe kick and look. Most cabinet questions answer themselves within 60 seconds of seeing the bay. Standing water means tearout or pull-and-dry; damp but not standing means salvageable with intervention.
Photograph the inside of the cabinet bay, the carcass edges, and the back wall both before and after toe-kick removal. The before-photos prove pre-existing condition for any future warranty dispute.
Read the carcass MC at the bottom edge with a pin meter. Particleboard above 18 percent MC swells visibly and irreversibly within 24 hours; plywood tolerates higher reads briefly but degrades above 24 percent.
Remediation
Branch A path: full pull, dispose of cabinets, flood cut 2 feet plus an inspection margin, full chamber dry, replace cabinets after dry standard reached. Document the cabinet model and trim package before disposal for replacement matching.
Branch B path: toe-kick pull only, air movement into bay, daily monitoring of MC and visible condition. Replace toe kicks with new material at completion; the originals are usually warped or stained.
Branch C path: cabinet removal, cabinet chamber drying, wall flood cut, wall chamber drying, cabinet reset. Reset requires re-leveling and re-shimming; the original install is rarely a clean reinstall.
Branch D path: hold and document. The contractor's job in this branch is to prevent further damage and preserve evidence, not to advance scope.
