Extract Vs Dry-In-Place Vs Demo Method For Saturated Carpet Decision Matrix
Why this matters
Saturated carpet sits at a fork that drives both the drying timeline and the salvageability of everything under it. Extract and dry in place saves the carpet and pad and is the fastest path when the water is clean and fresh; pulling pad and floating the carpet saves the carpet but sacrifices the pad; full demolition removes both when contamination or delamination makes salvage unsafe or impossible. Choosing wrong is expensive in both directions: over-demo throws away salvageable goods and inflates the claim, while under-demo dries contaminated or delaminated carpet that will smell, fail, or grow microbes, generating a call-back and a liability. The decision is governed by water category, dwell time, carpet and pad construction, and the substrate underneath, and S500 gives clear lines for each.
The single most important input is the category determination, because it can override every other factor. A perfectly sound, expensive wool carpet over a fresh sewage backup is still demolished, while a cheap builder-grade carpet over a clean supply line is salvaged. Dwell time is the second input and it is a moving target: a Category 1 loss does not stay Category 1 forever. Clean water sitting in a carpet and pad picks up soil, bacteria, and contact contamination, degrading toward Category 2 over time and with temperature, so the same carpet that is salvageable on day one may not be on day three. The third input is construction: delamination of the secondary backing is a structural failure that drying cannot reverse, and a pad type that holds water without releasing it changes the math even when the carpet face is fine.
The options
- Extract and dry in place: deep extraction with a weighted or self-propelled tool, then float the carpet over the pad with air movers underneath and dehumidification controlling the air. Saves carpet and pad. Fastest, least invasive.
- Dry in place with pad removal: extract, detach carpet, discard the pad, dry the carpet and the subfloor separately, then re-lay over new pad. Saves the carpet, sacrifices the pad.
- Demolition: remove and dispose of carpet and pad, decontaminate the subfloor, dry the structure, and replace the flooring. Reserved for contamination or unsalvageable construction.
When extract and dry in place wins
- Water is Category 1 (clean) and the loss is fresh, within the window before clean water degrades toward Category 2.
- The pad is a salvageable type and not delaminated, and the carpet shows no delamination (backing separating from face).
- The substrate is a non-porous or low-porosity slab or sound subfloor that releases moisture to extraction and airflow.
- Deep extraction is removing significant water on each pass, indicating the assembly will give up its water.
When dry in place with pad removal wins
- Water is Category 1 or a contained Category 2 where the carpet can be salvaged but the pad has absorbed contaminated water or is too saturated to dry efficiently.
- The pad is holding water that floating cannot reach, slowing the whole assembly, but the carpet face and backing are sound.
- The subfloor needs direct airflow access that only pad removal provides.
When demolition wins
- Water is Category 3 (blackwater): carpet and pad over a sewage or grossly contaminated source are removed, not dried.
- Category 2 carpet with extended dwell time that has degraded toward Category 3, or where the pad cannot be decontaminated.
- Delamination of the carpet backing, which destroys structural integrity and cannot be restored by drying.
- Carpet over particleboard or other substrate that has swelled and failed and must itself be replaced.
Reading the assembly
Before choosing, gather the field readings that drive the branches. Confirm category from source, clarity, and odor. Probe the carpet and pad MC and the subfloor MC separately, because a sound-reading carpet face can sit over a pad and subfloor that are still saturated. Check for delamination by lifting a corner and tugging the secondary backing; if it separates from the face yarn, the carpet has failed structurally. Identify the pad type (bonded urethane, rebond, prime urethane, fiber, or rubber slab) since rebond holds water longest and synthetic-fiber pad rarely dries acceptably. Read the substrate: a sealed concrete slab releases extraction water readily, plywood subfloor dries with under-carpet airflow, and particleboard or OSB underlayment swells and crumbles and often cannot be saved.
Field decision flow
- Determine category first. Category 3 carpet and pad: demolish. No drying decision to make.
- Category 1, fresh, pad and carpet sound, substrate releases water: extract and dry in place.
- Category 1 or contained Category 2, carpet sound but pad saturated or contaminated: extract, pull and discard pad, dry carpet and subfloor separately.
- Any category with carpet delamination or a failed substrate: demolish the affected flooring and dry the structure.
- Re-check after the first extraction cycle. If a dry-in-place plan is not removing water and MC is flat with airflow underneath, escalate to pad removal before riding a stalled assembly.
- Document the category basis, the delamination check, the pad and substrate type, and the MC readings that justified the method, so the carrier sees a reasoned salvage decision rather than a default tear-out or a default float.
