Water Where It Shouldn't Be: A Root-Cause Tree
Why this matters
Water shows up at the lowest point it can reach, which is almost never where it got in. Wipe up the puddle, replace the obvious wet part, and you book a callback when it comes back. Finding where water actually originates is the difference between a one-trip fix and a repeat visit that costs your reputation. The discipline is simple: never trust the location of the water. Trust the path.
Start here: is it the right water?
Before you chase a leak, confirm the water came from where you think. Three sources get confused constantly:
- Supply or system water - clean, often pressurized, refills after you dry it.
- Condensation - clear, appears on cold surfaces in humid air, worst in summer or in unconditioned space.
- Intrusion from outside - rain-timed, ground-timed, or wind-driven, and it stops when the weather stops.
Touch it, smell it, and ask the customer when it appears. "Only after heavy rain" and "all the time" point at completely different trees. Condensation that drips off a cold pipe and pools three feet away gets misread as a plumbing leak more than any other single mistake.
Follow gravity backward, not forward
Water travels down and sideways along the first surface that will carry it: a joist, a pipe, a stud bay, the back of a panel. The stain you see is the exit, not the entry. Work uphill from the wet spot.
- Find the highest point of the wet area, not the biggest.
- Look directly above it for a horizontal surface water could run along.
- Trace that surface back to where it tilts or terminates.
A ceiling stain can come from a source many feet away horizontally because water rode a beam until the beam ended. Chasing straight up from the stain center sends you to the wrong bay.
Common causes, simplest first
If it appears only when something runs (a fixture, an appliance, a cycle), the source is that thing or its drain. Run it and watch. A blocked or slow drain backs up and overflows somewhere it shouldn't; that reads as a "leak" but is really a flow problem.
If it tracks the weather, you have intrusion. Check, in order: roof penetrations and flashing, then walls and windows, then grade and drainage pushing groundwater in. Wind-driven rain finds gaps that vertical rain never touches, so a leak that only shows in storms from one direction is a sealing gap on that side.
If it is constant and clear, suspect condensation before you suspect a pipe. Cold surface plus humid air equals water, every time. Insulate or seal the cold surface and the "leak" disappears.
If it is constant and refills after drying, now you likely have a real pressurized leak. Isolate the section, watch a gauge or the wet spot, and narrow it down.
Confirm before you condemn
Do not replace a part because it is wet. Wet is a symptom. Prove the source with a controlled test:
- Isolate the suspected line or component and see if the water stops.
- Introduce water deliberately at one suspected entry at a time (a hose on one section, one fixture at a time) and watch for the result. Testing everything at once tells you nothing.
- Dry the area completely, then wait. Fresh water on dry material tells you the leak is active. Old staining with no new wetness may be a fixed problem the customer never knew was fixed.
A moisture meter reading the surrounding material maps the wet zone and points you toward the highest, oldest reading, which is usually nearest the source.
Write the cause, not just the fix
When you close the job, record the actual root cause and the path the water took, not just the part you changed. "Replaced wet connector" tells the next tech nothing. "Condensation off uninsulated cold line dripped onto connector, insulated line, connector replaced" prevents the same misdiagnosis next year. The callback you prevent is usually the one where someone treated the exit as the entry.
