Water on Basement Floor - Source Isolation Decision Tree
Why this matters
"Water in my basement" is a multi-trade call masquerading as a plumbing call. Routing it correctly the first time decides whether the customer pays one trip charge or three, and whether the right mitigation starts in hour one or hour seventy-two. The four root causes - supply line failure, drain backup, groundwater intrusion, and roof / above-grade water finding its way down - each demand a different first responder and a different urgency. A misrouted call costs the customer drying time at the Cat 1 to Cat 2 threshold (72 hours per S500), and costs the company a callback when the "fixed" leak reappears in the next storm.
Symptom presentation
Three intake questions reorder everything: did it rain in the last 24-48 hours, is the water clear or dirty, and is it actively flowing or already pooled. Add four observations: where in the basement the water sits (wall perimeter vs floor center vs around a fixture), whether it smells (sewer = drain, musty = older intrusion, no smell = supply or groundwater), whether the supply meter is spinning with all fixtures off, and whether any upstream fixture (washer, dishwasher, water heater, ice maker) ran in the last hour. These seven inputs route the call.
Cross-trade quick checks
Run these in order. Stop at the first yes.
- Water actively spraying or pulsing: SUPPLY LINE rupture. Customer shuts main supply valve. Plumber emergency dispatch.
- Sewer smell + dirty water + multiple fixtures backed up: DRAIN. Customer stops using all fixtures. Drain cleaner emergency dispatch.
- Water present + heavy rain in last 24-48 hours + perimeter or wall location: GROUNDWATER / EXTERIOR drainage. Foundation or waterproofing trade.
- Water under or beside water heater, washing machine, or dishwasher, no other source: APPLIANCE supply line or pan drain. Plumber or appliance tech.
- Water tracing down a wall from a chimney or window well: ROOFING / EXTERIOR envelope failure. Roofer or exterior trade.
- Sump pit overflowing, pump silent or buzzing: SUMP PUMP failure. Plumber or electrician.
- Floor drain bubbling clean water back up: MUNICIPAL backup or yard drain reverse flow. Drain cleaner + possibly utility.
Isolation tree by source
Supply line path. Stand at the water meter (or smart-meter app). Shut every fixture; the leak indicator must stop within 60 seconds. If it spins, the leak is between meter and house, or downstream of meter with an open valve somewhere. Tour the basement: pinhole copper leaks show as green crystalline deposits and a tight spray; PEX failures show at fittings; CPVC failures show as cracked white plastic with steady drip. Water heater T&P discharge into the pan is a separate failure - check the discharge tube terminus. Document static and active pressure; over 80 psi without a PRV is the root cause of recurrent pinholes.
Drain path. Sewer smell plus dirty water plus multiple fixtures sluggish equals a main line blockage downstream of the basement. Single-fixture backup = local branch line. Camera the main from the basement cleanout. Tree roots at a clay-tile joint, grease at a kitchen branch, and bellies in the line each have different fixes (cure-in-place vs hydro-jet vs spot dig). Floor drain backflow during heavy rain with no upstream fixture use = municipal storm-sanitary cross-connection, customer needs a backwater valve. Groundwater path. Perimeter wet, rain in last 24-72 hours, no upstream fixture use, meter not spinning = exterior. First check downspouts: are they discharging within 6 feet of the foundation, are gutter joints failing, is grade pitched toward the house. These three together cause more "leaking basement" calls than any foundation crack. If grade and gutters are correct: check the foundation wall for vertical cracks (settlement), horizontal cracks (lateral pressure - structural, get an engineer), or weep system clogging on the interior perimeter drain. A failed sump pump under high water table presents the same way; verify the pump runs and the check valve holds.
Above-grade path. Water tracking down a wall from a chimney chase, a window well above grade, or a sill plate means water entered above the basement and traveled down. Roofers handle chimney chase / cricket / flashing. Window-well failures are often a clogged drain at the well floor plus a missing cover. Sill plate water typically means siding or housewrap failure; siding contractor or general carpenter.
Confirming which trade on site
The first tech on site - typically the plumber by default - confirms or hands off in under 15 minutes with four tools: a meter check (shut all fixtures, watch for movement), a moisture meter on the wet surfaces (penetrating pin + thermal camera if available), a quick downspout walk, and a visual on the sump pit. The S500 standard requires Category determination at the loss before drying starts; clean water aged past 72 hours per S500 promotes to Cat 2 regardless of original source. That clock starts at intrusion time, not arrival time, so even a "wait until Monday" call on a Friday evening drives equipment-now urgency.
Any standing water in a basement with a furnace, water heater, or electrical panel present is a shock-and-CO hazard. Verify the main breaker is off before entering water that touches anything energized. NFPA 70E 130.2 treats wet conditions as an aggravating factor for arc flash and shock; OSHA 29 CFR 1910.137 covers protective equipment when working in or near water around energized equipment.
Hand-off protocol when the trade you sent is wrong
Plumber arrives, finds groundwater, no plumbing failure: document with photos showing dry fixtures and a dry meter, hand customer the foundation / waterproofing trade contact, run a moisture map for the restoration company that will follow, charge the diagnostic trip per company policy. Drain cleaner arrives, finds supply line: same flip. Roofer arrives, finds sump pump dead: hand to plumber or electrician. The cardinal rule: whichever trade arrives first, document the source determination and immediately call the restoration trade if water has been present over 24 hours - drying gear in place before the customer hits the 72-hour Cat 1-to-Cat 2 promotion line saves the floor.
