Two Units Share a System and Only One Complains: Decision Tree

Why this matters

Two units hang off the same supply, the same riser, the same feed, and only one is reporting a problem. That single fact is a diagnostic gift most techs walk right past. The quiet unit is a free control: it tells you what the shared system looks like when everything works. Use it, and you can separate a fault in the shared part from a fault in the complaining unit's own equipment faster than any test alone. Ignore it, and you either tear into a shared component that was fine or keep working a local fault as if it were the building's. This tree turns the silent unit into your reference standard.

Safety first on a shared supply

If the complaint involves a shared gas, electrical, or water supply and there is any hazard signal, a gas or burning odor, water at energized equipment, a shared feed running hot, treat it as affecting both units even though only one has called. Get people clear of the danger in both spaces, shut off the shared supply if that can be done safely, and call the utility or emergency line before diagnosing. A hazard on a shared line does not respect the fact that only one tenant noticed; the quiet unit is exposed too.

Start here: the silent unit is your control

Before deep-testing the complaining unit, read the quiet one. The comparison between them is the whole diagnosis in miniature.

  • If the silent unit is genuinely fine on the shared supply, the shared part is probably delivering correctly, and the fault is likely local to the complaining unit. Lean local.
  • If the silent unit shows a milder or hidden version of the same symptom once you actually check it rather than trusting that no call means no problem, the shared supply is suspect and the quiet tenant simply has not hit their threshold to complain. Lean shared.

The single most common error here is assuming the silent unit is healthy because it did not call. Confirm it; a unit can be affected and quiet.

Step 1: compare at the shared boundary

Measure the shared supply as it arrives at each unit. If the complaining unit's boundary reading is abnormal but the silent unit's boundary reading is normal, the shared trunk is delivering fine and the fault sits between that boundary and the complaint, local to the complaining unit. If both boundary readings are abnormal, the shared supply is the problem regardless of who called.

Step 2: local fault in the complaining unit

The shared system is cleared by the control comparison. Diagnose and repair the complaining unit's own equipment as a standard single-unit call. Do not keep suspecting the shared part; the silent unit already proved it good.

Step 3: shared fault, quiet unit and all

The shared supply is at fault. Trace it back through the shared distribution to the failing point, and expect that the silent unit is affected too even if less severely. Before any repair that interrupts the shared supply, tell whoever manages the property, because fixing it may mean a shutdown that touches the unit that never complained. Confirm the fix at both units, not just the one that called; a shared repair that looks good from the complaining unit can still leave the other one degraded.

The exception worth holding

Only one unit complaining leans toward a local fault, but it does not prove one. Two real cases break the rule: units at different positions on a shared run experience the same fault at different severities, so the near unit screams while the far unit shrugs, and two tenants have different tolerances, so an identical condition draws a call from one and silence from the other. That is exactly why you verify the silent unit instead of assuming it, in the same breath as you use it as a control.
