The Pre-Inspection Checklist

Why this matters

An inspection can fail for reasons that have nothing to do with the quality of your work: the inspector could not reach the panel, the permit was not posted, the covered work was already buttoned up, or nobody with authority was on site to answer a question. Those are wasted trips and lost days, and they are entirely preventable. This card is about the inspection event, not the workmanship. This one makes sure that when the inspector arrives, they can safely walk in, see what they need, and sign off without a return visit. Because they are walking a live site, the safety items come first.

Phase 1: Make the site safe for the inspector to walk

The inspector is a visitor on a working site. A hazard that trips or shocks them ends the inspection and can end worse.

  • Clear, unobstructed paths to every area the inspection covers, with nothing to trip over or duck under.
  • Any live electrical the inspection does not require to be energized is de-energized, and exposed conductors are safe to be near.
  • Open trenches, floor openings, and fall hazards are guarded or covered.
  • Ladders or access to elevated areas are in place, stable, and rated, if the inspection needs a look up high.
  • The area is ventilated and free of active hazards: no running combustion in a closed space, no standing water near live circuits.

Phase 2: Expose and access what this inspection covers

The most common avoidable fail is covered work. Know what stage this inspection is and leave it open.

  • Everything this specific inspection type examines is exposed and reachable, not drywalled, buried, or insulated over.
  • Access panels, covers, and doors to the inspected systems are open or easily opened.
  • Test points, cleanouts, and connections the inspector will check are accessible without moving equipment.
  • If a system must be under test (pressure, energized, filled) for the inspection, it is set up that way before they arrive.
  • The work matches the approved plans and the permit scope, with no field changes that were never submitted.

Phase 3: Have the documents on site

An inspector cannot sign off against paperwork that is back at the office.

  • The permit is on site and posted where required, and it is the correct, current one for this work.
  • Approved plans, specifications, and any required manufacturer instructions are present.
  • Prior inspection sign-offs and correction notices are on hand, showing the sequence is in order.
  • Any required test results, certifications, or product listings for installed equipment are available.

Phase 4: People and prior corrections

  • Every item from a previous failed or partial inspection is corrected and ready to re-check, not just partly addressed.
  • Someone who knows the work and can answer questions is on site for the whole inspection window, not just reachable by phone.
  • The person on site knows what stage this inspection is and what the inspector will want to see.
  • The inspection is actually scheduled and confirmed, and you have allowed a realistic window, not a hard-stop appointment right after.
