The Difference Between an Active Leak and Residual Moisture
Why this matters
Two jobs can look identical at first glance, a damp patch on a wall or a wet ring under a fixture, and require completely opposite responses. One is an active leak that keeps damaging the structure and getting worse while you fill out the invoice. The other is residual moisture from a source that already stopped, and the only thing left to do is let it finish drying and fix the cosmetic damage. Treat an active leak as residual and you leave the customer with a growing problem you told them was fine. Treat residual moisture as active and you open a wall, quote a repair, and dry-test a source that was never going to produce another drop. Telling them apart is the single most consequential judgment call in any moisture inspection.
Define the two conditions precisely
- Active leak: water is currently entering the material and has not stopped. The source is live, whether it is continuous (a running drip) or intermittent (only when a fixture runs, or when it rains). Left alone, it keeps adding moisture.
- Residual moisture: water entered in the past from a source that is no longer supplying more. What remains is drying out over time toward the material's normal baseline. Left alone, it improves rather than worsens.
The distinction is not about how wet something is right now. A residual event can leave a saturated area; an active leak can be barely damp if it is very slow. The distinction is about direction: is the moisture level heading up or down.
The direct tests, in order of reliability
1. Retest over time. The single most reliable method: mark the exact spot, take a reading, and take another reading later, ideally a day or more apart under similar conditions. A dropping reading is residual and drying. A flat or rising reading is active. This is slower than the other tests but it is the one that cannot be fooled by a single-visit snapshot.
2. Dry and watch. If time allows during the visit, dry the visible surface completely with a cloth or fan, then wait and recheck. If moisture reappears within a short observation window without any triggering event, you likely have an active, continuously-supplied source. If it stays dry, the earlier wetness may have been surface condensation or residual dampness working its way out, not an ongoing supply.
3. Trigger and check. For a suspected intermittent source (a fixture, an appliance cycle, a weather event), reproduce the trigger safely and check immediately after and again a short while later. Moisture that appears only in direct response to the trigger and nowhere else is active but conditional, meaning it will keep recurring under the same conditions even though it looks dry between events.
4. Read the physical evidence. In the absence of time for retesting, physical clues give a reasonable first read, though none of them are conclusive on their own:

Why a single reading cannot settle it alone
A moisture meter reading by itself tells you the current level, not the trend. A high reading is consistent with both an active leak and a large residual event still mid-dry-out. A moderate reading is consistent with both a small active leak and residual moisture nearly finished drying. This is exactly why retesting over time, or drying and watching, outranks any one-time number. When you cannot wait, combine the reading with the physical evidence table above rather than relying on the number in isolation, and say so plainly to the customer: "today's reading tells me the level, not whether it's still coming in. I want to check again to be sure."
Common misreads to avoid
- Assuming dry-to-the-touch means resolved. Surface material can dry while material behind or beneath it stays wet, especially with denser assemblies. Confirm at depth before declaring victory.
- Assuming any elevated reading means an active source. Climate, recent weather, and material type all raise baseline readings without an ongoing leak. Compare to nearby unaffected material of the same type, not to a number you remember from another job.
- Assuming a repaired source means the moisture stops instantly. Fixing a leak stops new water from arriving; existing residual moisture in the surrounding material can take days to weeks to fully dry, depending on material density, ventilation, and climate. A reading taken the same day as a repair, still elevated, does not mean the repair failed.
- Skipping the retest because the customer wants it closed out today. A single-visit call is sometimes unavoidable, but flag it honestly as a first read rather than a final one when time does not allow proper confirmation.
What to tell the customer
Be specific about which condition you found and why, not just "there's moisture" or "it's dry." "This reading is elevated and I found it climbing when I rechecked ten minutes later, which tells me the source is still active. I want to trace it before we patch anything." Or: "This reading is present but dropped compared to what I'd expect right after a fresh leak, and the stain edge is old and stable, so this looks like residual moisture from something that's already stopped. I recommend one follow-up check before we call it closed." Precision here protects both the customer's wallet and your credibility.
