Reading Leak Stains and Mineral Trails
Why this matters
Most leaks are not leaking when you arrive. The drip happened last night, or only when a fixture runs, or only when the system is under load. What is left is the stain, the mineral trail, and the water mark, and those tell you the source, the rate, and how long it has been going. A tech who reads the trail finds the real leak instead of chasing the wet spot, which is almost never directly under the source. This applies to plumbing, HVAC condensate, roof and flashing intrusions, pool equipment, and appliance supply and drain lines.
Water moves before it shows
The number one mistake is assuming the visible water mark is below the leak. Water travels along the path of least resistance: down a pipe, across a joist, along the top of a ceiling membrane, down a stud, and it surfaces wherever it finally drips free. The stain can be feet away from the source, in any direction the structure allowed.
Start at the stain, then work uphill and upstream of every path water could have taken to get there. On a ceiling, the source is usually higher than and to one side of the mark. On a wall, follow the stain to its top edge, then look at what is above and behind it.
Fresh versus old
You need to know if you are chasing an active leak or documenting a fixed one.
- Active or recent: the area is damp or wet, the stain edges are dark and defined, materials are soft or swollen, and there may be a musty smell or visible moisture beading.
- Old and dry: the stain has a hard, crisp brown ring (the "tide line"), the center may be lighter than the edge, and the material is dry and stiff. A dry stain with a single sharp ring is usually a past event. Concentric rings (a ring inside a ring) mean it has wetted and dried repeatedly, an intermittent leak that is still happening.
A moisture meter settles the argument. A dry-looking stain that reads wet behind the surface is active.
Mineral trails name the water
When water evaporates it leaves behind whatever was dissolved in it, and that residue is a fingerprint of the source.

A mineral crust builds at the drip point. The single heaviest deposit on a fitting, valve, or seam is the active or most-frequent leak location, even when the part is dry at the moment.
Condensation is not always a leak
Before you call something a leak, rule out sweating. Cold surfaces in humid air collect water that is not coming from inside the pipe or system at all.
- Condensation wets a broad area of a cold surface fairly evenly; a leak concentrates at a point.
- Condensation appears and disappears with humidity and the system's run cycle; a true leak tracks with pressure or water use.
- Wrap a suspect spot dry, run the system, and check: water on the outside of insulation that returns is condensation; water that emerges at a joint under pressure is a leak.
Rate tells you urgency and type
- A slow weep leaves heavy mineral buildup and a small, persistent damp ring; it has been going a long time and built that crust drip by drip.
- A fast leak leaves little mineral residue (the water did not sit and evaporate) but causes a large wet area, runoff streaks, and structural softening quickly.
- Staining with no current moisture plus a sharp tide line is a past or intermittent event; correlate it with what runs intermittently (an appliance fill, a specific fixture, a rain event for roof intrusions).
Heavy crust plus a small damp ring equals an old slow weep. A big wet area with no crust equals a newer fast leak.
Confirm before you commit
Reading the trail builds a hypothesis; do not quote a repair off the stain alone.
- Identify the highest, most-upstream candidate from the trail.
- Reproduce the condition (run the fixture, pressurize, run the cycle, wet the roof area) and watch for emergence.
- Confirm the actual drip point, not the collection point.
- Photograph the trail and the confirmed source before you open anything up.
The trail points; the reproduction proves. Both, then you cut.
