Musty Smell Source Isolation - Mold vs Sewer vs HVAC Decision Tree
Why this matters
A "weird smell in the house" call routes to the trade the dispatcher guesses first - which is usually HVAC, sometimes plumbing, rarely mold. Wrong-trade triage burns a call slot and leaves the customer with a smell that came back the next day. The four buckets - microbial growth, drain or vent gas, HVAC condensate / coil bioslime, and dead-animal decay - each have a distinct trigger pattern, intensify in a different season, and need a different trade. The diagnostic clock matters too: an active microbial colony spreads square footage every 24-48 hours per IICRC S520, so an over-the-phone routing mistake costs the customer remediation scope.
Symptom presentation
Six intake questions: when did it start (continuous, intermittent, only morning, only when AC runs, only after rain), where is it strongest (specific room, basement, near a register, near a drain), what does it smell like (earthy / wet cardboard = mold, sewer / sulfur = drain, sweet / decay = dead animal, sour-funky = bioslime), is there visible moisture or staining, has anyone in the house been congested or sneezing more, and have there been any recent water events (roof leak, plumbing leak, basement flood, even if "all dried out"). The first two questions alone route most calls.

- Smell strongest only when HVAC runs, weakens within minutes of system off: HVAC. Coil / drain pan / blower contamination. HVAC trade.
- Smell strongest in a single room with visible water stain on ceiling or wall: MOLD likely. Restoration / mold trade. Possible roof or plumbing source.
- Sewer / sulfur smell, strongest near a floor drain or rarely-used fixture: DRAIN. Plumber. Dry trap or vent failure.
- Smell strongest in basement / crawlspace, earthy, gets worse in humid weather: MOLD or moisture intrusion. Mold trade and / or waterproofing.

HVAC path. Symptoms tie to system runtime. Inspect: evaporator coil for biofilm (the "dirty sock" black mat), condensate pan for standing water + bioslime, blower wheel for caked dust + slime, condensate drain for partial clog, return-air leaks pulling crawlspace or attic air. Common roots: condensate pan never drained dry, UV light dead, filter neglected, ductwork microbial growth from a past flood event. Fixes range from a coil clean + UV install (HVAC trade) to a full duct cleaning + sanitize (HVAC + IAQ contractor). EPA Indoor Air Quality guidance treats HVAC as an amplifier - clean the source, do not just spray fragrance.
Mold path. Symptoms tie to humidity, rain events, prior water damage, or a specific area. Required diagnostics: moisture meter, hygrometer (indoor RH should sit 30-50%, sustained over 60% feeds growth), and a visual on suspect cavities. Confirmed visible growth over 10 sq ft falls under IICRC S520 Condition 3 - PPE, containment, HEPA filtration, source removal. Below 10 sq ft is often a homeowner-clean candidate per EPA "A Brief Guide to Mold, Moisture, and Your Home" - but only if the moisture source is identified and fixed, otherwise it returns. Hidden mold in wall cavities triggers a different scope - inspection openings, third-party testing on commercial / multifamily.
Drain / vent path. Sewer smell with no visible water = trap or vent issue. Diagnostic order: identify the room, smell-check each fixture trap (pour water down rarely-used floor drains, tub overflows, utility sinks - dry traps are the easy win), check for cracked vent piping in the attic, check for a roof vent terminating below a window or open under a soffit, check for an unsealed cleanout cap. IRC P3201 covers trap requirements (each fixture trap, minimum 2 inch water seal); IRC P3103 covers vent termination. Restored seal usually fixes the smell within an hour.
Dead animal path. Sweet decay smell, locatable. Search attic, crawlspace, wall cavities near recent rodent activity. Locating gear: trained nose, sometimes a borescope. Removal is pest control trade; cavity opening may need a carpenter. Time-bounded - decay smell fades 1-3 weeks after carcass removal even without full carcass recovery if airflow improves. Pre-emptive: address the rodent entry path or the next one dies in the same cavity.
Confirming which trade on site
The first tech confirms with four tools: a hygrometer for indoor RH, a moisture meter for surfaces, a flashlight for visual inspection of obvious wet zones, and the ability to walk every plumbing trap and pour test water. Step one: walk every drain trap, pour water in each, wait 10 minutes, re-check the smell. If gone, drain path was the answer. Step two: turn HVAC on for 15 minutes, re-check; if smell intensifies, HVAC. Step three: inspect basement / crawlspace and attic for visible growth and moisture. Step four: scan suspect cavities with a borescope or moisture meter. Document RH and moisture readings on the work order so a follow-up trade has data.
Visible mold growth over 10 sq ft, or any growth with occupant respiratory symptoms, requires containment and PPE per IICRC S520. OSHA 29 CFR 1910.134 covers respiratory protection when the response includes a respirator; an N95 voluntary-use form is required even for voluntary respirator users on a job. Do not disturb visible growth without containment in occupied spaces.
Hand-off protocol when the trade you sent is wrong
HVAC tech arrives, finds dry traps: pour-test traps, document the fix, refer to plumber only if vent termination or piping defect is found. Plumber arrives, finds HVAC source: shut HVAC, document coil / pan condition with photos, dispatch HVAC. Either trade finds visible microbial growth in a wall: stop disturbance, refer to mold remediation, give the customer the EPA mold guide and document the area mapped. Document the indoor RH on every musty-smell call - a sustained reading over 60% is the leading indicator regardless of which trade is on site, and that single data point often drives the right next visit.
